Please refrain from smoking anywhere on the property! Any smoking evidence will result in odor removal and furniture cleaning fees.

We kindly ask you to treat our home as your own to preserve its pristine condition for future guests and your return visits!
★ All guests must be on reservation. ★
★ Any illegal activity will be reported to the authorities. Tampering with our security cameras will result in immediate cancellation of your reservation with no refund ★
★ Severely Damaged linens will incur a charge 3 times rate for replacement ★

***All cancellations/reservation modifications incur a 10% fee and refund per cancellation policy.

A booking request constitutes acceptance of listing description in its entirety and all house rules.

Our cancellation policy is as follows:
Cancellation/refund up to 14 days before arrival - 10% cancellation/refund fee.
No refund if within 7 days of arrival.

We totally get it—no one loves rules, including us! But we’ve had to put some guidelines in place based on what we've learned along the way. We really appreciate our amazing guests who love our place as much as we do and want to help keep it great for their return visits and for future guests! A booking constitutes acceptance of all house rules and listing description.

1. All overnight guests must be registered at time of booking in order to stay the night. All other guests must leave before 10pm. No 3rd party bookings allowed.

2. Parking is ONLY available in front of the home on the gravel pad. At no time should you park in the driveway or behind the home. Vehicles will be towed at owners expense.

3. We are unable to refund on non-refundable discounted reservations, inclement weather, power outages, road conditions or acts of God. Please purchase travel insurance for any unforeseen events.

4. For VRBO and Direct Booking Guests, $100 Security Incidentals Hold (exactly like a hotel) Required on all reservations and will be held (preauthorized) 1 day after check in. Hold to be processed by host on guests credit card. May be reauthorized during a long stay.

5. We assume no responsibility for items left behind. Please make sure to gather all items prior to checking out.

6. Our cleaning fee is based on a "courteous guest". If the house or linens are damaged or neglected, in a condition beyond what a reasonable, courteous, guest, would leave the dwelling in, an additional $150 cleaning fee will be assessed.

7. Absolutely no smoking of any kind to include cannabis. If we find evidence or smells related to smoking, guest is responsible for paying to host a $500 smoke damage fee.
