With the central focus taking full advantage of the south facing aspect, which features 33M of glass wall & sliding doors overlooking the breaking surf on Ballyheigue beach & bay, with a mountain backdrop. Please be aware that this is a waterside cliff-top property with stairs to the waterside carved into the cliff (cliff height approx 20ft) and that solely for their own safety, small Children will need full time adult/parental supervision at all times while in the house, on the house grounds or at the waterside.

Architecturally designed, developed & finished to the highest specifications & standards by the finest craftsmen, in two distinctive wings, East & West, taking full advantage of the full Southern facing aspect of the site, which features a floor to ceiling, full length of the building (100ft,33M) wall of glass & glass sliding doors, adjacent to and looking out over the mesmerising breaking surf & white strand of Ballyheigue beach & Bay with the reknowned beauty of the Slieve Mish mountain range (inc Mt Brandon Irelands 2nd highest mountain) providing a spectacular backdrop in the near distance. There is thermostatically controlled Geo-thermal underfloor heating throughout with 'Bose' surround sound in all living, bedroom, bathroom & deck areas including outdoor sauna and hot-tub overlooking the beautiful Ballyheigue bay, the outdoor deck is 105ft x21ft (33M x 6M). The site features ample space for car's, RV's or helicopter landing space and there's a boat mooring facility at the bottom of the garden.

Accessibility: This house is especially suitable for people with mobility problems, there are no steps into the interior from the front elevation, and from the rear elevation, even though there is a raised deck measuring 105ft x 21ft (33M long x 6M) wide with steps, access to the deck from the rear can be had from a sloped footpath from the rear south facing gardens and car parking area, internally the ground floor of the house is all on one level with access to living areas bedrooms and bathrooms having no steps.

Outside: The South facing aspect of the house has a raised deck onto which you gain access by stepping through any of 5 glass double sliding doors from the inside of the house.The deck measures 105ft x 21ft (33M x 6M)running the full length of the house, has state of the art Bose outdoor sound system, and also has what amounts to an outdoor kitchen for outdoor food preparation, barbequing & al fresco dining with plenty seating, A large stainless steel american BBQ & oven, raised sink on granite worktop, and on deck lower level you have the large & luxurious American hot tub/jacuzzi with built in sound & lighting system and a hot and cold outdoor power shower, a meandering footpath through the garden leads to steps which have been hewn into the cliff-side to give private access to the waterside below. The steps have a beautiful seated 'half landing' area, on which it is simply heaven to sit, relax or 'hideaway' from it all. Please be aware that this is a waterside cliff-top property and that solely for their own safety small Children will need full time adult/parental supervision at all times while in the house, on the house grounds or at the waterside. All linens & towels are supplied. House is self catering only. A weekly or departure cleaning and linen/laundry service is provided @ €880. Please kindly note that in order to allow for proper housekeeping procedures & protocols and as is the internationally accepted standard, check-in time on arrival day is no sooner than between 4pm to 5pm.

This location is also ideally suited as a base to tour all of the World reknowned, and unspoilt Tourist delights that has made Kerry and all of its neighbouring Counties, Irelands most sought after destination.
The only downside is, you just may not want to leave, as all of our guests without exception say 'It pains them to leave'.

Tariff: Please kindly note that the posted rate of €18,000 is for minimum stay 7 nights for from 2 people or up to 18 people. Christmas/New Years week and all peak demand dates set at one price of €36,000 per week for, from 2 people, or up to 18 people.

A 50% booking deposit is payable on confirmation of bookings. Balance to be paid 10 weeks prior to travelling. Security deposits are also taken against damages & refunded at the end of guests' holiday.
