Spacious James Island 4br/3.5ba House with Pool!
Welcome to this 4br/3.5ba home located on James Island, only a 10 min drive to Downtown Charleston or a 15 min drive to Folly Beach! Home has 2500sqft of living space on two floors with two living areas so there is plenty of room for everyone to spread out. But the real highlight is the backyard oasis, with it`s furnished outdoor patio, in-ground saltwater pool, and saltwater hot tub. Bring the whole family to this great place with lots of room for fun and enjoy all that the area has to offer!!!

First floor:
- Open living area with sectional sofa and Smart TV
- Dining table with seating for 6
- Fully stocked kitchen with all modern appliances and additional bar stool seating for 2
- Hallway half bathroom
- Master bedroom with king bed, walk-in closet, Smart TV, workspace with desk/chair, private balcony, and full ensuite bathroom with stand-up shower, bathtub, and dual sinks
- Laundry room with washer/dryer and chest freezer
Second floor:
- Living area with sleeper sofa and Smart TV
- Bedroom 2 with 2 twin over queen bunk beds, twin daybed with twin trundle, and full ensuite bathroom with dual sinks and shower/tub combo
- Bedroom 3 with queen bed
- Bedroom 4 with queen bed
- Jack-and-Jill bathroom between the bedrooms with shower/tub combo
Outdoors:
- Furnished patio with dining table with seating for 6 and large outdoor sectional sofa
- Large in-ground saltwater pool (the pool is NOT heated)
- Saltwater hot tub
- 2 sun loungers and umbrella
- Fully fenced-in backyard
- Driveway out front with parking for multiple vehicles
- Second 150 ft. driveway extending into backyard with 50 AMP service, perfect for additional vehicles, boat, or RV parking
Guests have access to the entire home with the exception of a locked owner`s closet on the second floor and the garage which is also used for owner`s storage.
The home is managed locally by Southern Charmed Hospitality Group so someone is always available should any issues or concerns arise during your stay.
The home is located on James Island in a lovely residential neighborhood with a rich history, as the Civil War began only a mile from the home when Confederate forces on Fort Johnson fired on Union-occupied Fort Sumter. Situated in one of the most convenient locations in all of Charleston, the home is only a stone`s throw away from multiple local parks, a 10 minute drive to Downtown Charleston, and a 15 minute drive to Folly Beach.

While there are multiple parks within walking distance of the home, you will want your own vehicle to take full advantage of exploring the Charleston area as public transportation is not a convenient option.
Uber/Lyft both operate in the area if you would prefer to leave your vehicle parked. Just request a pickup through the respective apps.

This is not a party house. The home is located in a residential neighborhood and the neighbors are to be respected. No exceptions!
Please read all of the house rules before booking. They will be strictly enforced.
POOL/HOT TUB
The pool is NOT HEATED so is only available during the warmer months of April-October. Guests staying during the spring and fall months should be aware that the pool temperature may be cooler depending on the weather and that we have no control over the water temperature.
The hot tub is available year-round!
POOL/HOT TUB CLEANING
Pool and hot tub maintenance will be scheduled separately every Thursday or Friday, so guests should expect to see the cleaners on either of those days. The pool and hot tub are professionally cleaned ONLY once a week during season so please note that weekly cleaning may be scheduled during your stay during normal business hours. If guests arrive towards the end of the weekly cleaning cycle they may want to âskim before they swimâ, as it is possible that there may be some mild algae buildup or debris as is typical for outdoor pools. A pool vacuum, skimmer, and brush are provided. As this is a private home and not a hotel or resort, daily pool cleaning is not provided.
LANDSCAPING
Landscaping is done around every two weeks and not on an exact schedule so guests should anticipate that landscaping could be done during normal business hours at some point during their stay.
INCLEMENT WEATHER
Your safety and comfort are our priority. In the unlikely event of a MANDATORY EVACUATION ORDER FOR CHARLESTON COUNTY during your stay, rest assured that both the Owner/Host and the Property Management Company WILL REFUND 100% OF YOUR PAYMENTS for the dates of evacuation only. Once refunded, neither party will have further liability regarding your Reservation.
Please note that ONLY MANDATORY EVACUATIONS WILL QUALIFY FOR REFUNDS. No other travel disruptions due to weather, whether in South Carolina or other states, are eligible. For protection, consider travel insurance, especially in high-risk months like hurricane season. Airbnb`s insurance or other options are recommended.
INSECTS
As Charleston is situated in a warm, coastal climate it is possible to see insects inside or outside of the home at times. These include palmetto bugs, sand gnats, mosquitoes, ants, etc. Those who live in the Lowcountry just accept this as part of living here but it may be unsettling for those from other areas. The home is treated regularly for pest control but this will not entirely eliminate insects from getting inside at times. Please do your best to not keep doors and windows open and not leave food or drinks out in the home as this will attract insects. FINDING AN INSECT IS NOT CAUSE FOR A REFUND

We insist that there are:
- No parties
- No events
- No smoking
- No outdoor noise during the observed quiet hours between 10pm-8am
- Only the number of guests listed on the reservation to be present on the property
- Only one small dog allowed with a $100 pet fee. Pet must be added to the reservation.
We have a Ring camera installed at the front door and we have NoiseAware installed to monitor excessive noise levels in the backyard.
Any violations of these rules will result in a $1000 fine per occurrence, the police being notified if there are any noise complaints, and removal from the property.
Also, please be aware that the pool and hot tub in the backyard do not have a gate or lock so all children or pets should be monitored for safety. It is a private pool with no lifeguard on duty and will be used at your own risk.
