20 HILTON HEAD BEACH VILLAS

Welcome to the beach! Previous guests left reviews with suggestions and the owner listened and responded with updating this ocean view townhouse! This villa offers two living areas, three comfortable bedrooms, and three full private bathroom all within a split floor plan on three levels.

When you enter the villa, you have the option of going downstairs to a small living area with a sleep sofa and flat screen TV along with a private queen bedroom with access to a bathroom with a walk in shower on entry level. On the ground floor, you can exit the villa out to a patio that has seating and a grill for your use. Easy walk over to the pool or out to the beach from this level.

Going upstairs from the front door, the 2nd level is the open living area with a fully equipped kitchen, dining table and living area with a TV. From this level, guests will be looking over that landscaped grounds of Hilton Head Beach Villas where there is a brand new complex pool for the guests to enjoy along with a boarded beach walk out to the ocean.

Up a few more steps to the 3rd level and you have two more bedrooms both with kings beds and private bathrooms. Noisy traffic complaints have been addressed with replacement of those doors with new windows making for quiet nights! Both bathrooms have been fully renovated in 2025.

Laundry room is located on the entrance floor. Full washer and dryer are available for guests use.

Enjoy grilling on the back patio or an evening indoors watching a movie on the large sectional sofa in the living room, this villa offers a comfy and cozy vacation. Only a few steps to the complex pool from your back door or only a short walk down the boarded beach walk to the ocean makes it a great location to stay. Park right in front of the villa and entry on the ground floor for your convenience. No elevator is needed with the townhouse. Very few complexes on Hilton Head are like this anymore on the beach! This is also a small complex of villas, so the pool is usually not overcrowded. Easy bike ride or even a nice walk down to Coligny Plaza where there are over 70+ shops and restaurants to enjoy.

We enjoyed our stay in Villa 20. Plenty of space for our visit. The villa was clean upon check in. The upgraded pool area is wonderful. The close proximity to the beach with easy access to the beach made going to the beach pleasurable. The feed back I have from our stay is there was no hand soap in any of the bathrooms, the mattress’s were very firm & not very comfortable, & it would be nice to have some kind of bar stool type seating for the small balacony area.

Thanks for your review. Housekeeping should have left you hand soap.... so sorry! If you are ever missing supplies, calling the office, we have plenty of extras! Excellent stay! This unit is perfect for three couples. Many times there is one king bed and then a mix of everything else. It has two king bedrooms with attached baths and a lower level with a queen and a private area and a bathroom. The location was awesome, virtually steps from the beach. It was clean, updated, and overall amazing. Great place for me to meet my sisters for warm Hilton Head getaway.

Hilton Head Beach Villas is a great place to stay. October is a great time of year to vacation on Hilton Head Islad. The villa is close to the beach was updated and very clean. The location is close to Coligny shops and plenty of places to eat.

We had a wonderful time. Great beach access and walking distance to town. Wonderful to have a washer and dryer. The mattresses were comfortable, though the mattress protector was hot to sleep on. The bathrooms are fantastic. We had what we needed in the kitchen and appreciated it. Thank you.

20 Hilton Head Villa was a great stay for our family. The location was excellent, and beach access was just a short 5-minute walk through the backyard area.The condo was very clean and fully stocked with linens, appliances, and even basic condiments, which made the stay convenient and comfortable. The property managers were also very nice and friendly throughout the process.Parking is limited to two cars only, so larger groups should plan accordingly.One important thing to note is that this is a multi-level, three-story condo, so guests with mobility challenges or elderly family members may have difficulty navigating the stairs. The entry is on the ground floor. From there, you go down about five steps to reach the queen bedroom and den area with the sofa bed, along with access to the patio and backyard. However, there is not a private bathroom on that level. To access the shower and toilet, you must go back up the stairs.From the foyer, you then go up about ten steps to the kitchen, main living area, and sliding glass doors with ocean views. There is a standing balcony, but not an extended balcony with outdoor seating like some nearby condos.From the main living area, there are about five additional steps leading to the two king bedrooms, each with its own private bathroom. The bedrooms were very spacious and comfortable.Overall, the space worked very well for six people but I wouldn’t recommend it for guests with significant mobility limitations.

We loved our stay!

We’ve stayed at several of these units. This unit was awesome. Having a cool car underneath the carport (and right at the door) when it’s 98 outside is not matched at HHI.

Excellent Stay!

The property was clean and as described. Amenities were excellent. Kitchen and bathrooms are very nice and recently renovated. Close to Coligny and right at the beach. Relaxing courtyard with the pool. Road noise can be a little loud in the bedrooms during peak.times but otherwise quiet and relaxing. Would recommend and will rent again.

Enjoyed our stay

The property was exactly as described in listing and pictures. We enjoyed our stay there and the location. Sea turtle getaways is great to work with! Pros: Clean Location Grill Hoses at both entrances to wash off Floor plan Small complex with not crowded pool Cons: Due to the condition the previous renter left the unit and the crowds at the island, the person cleaning the unit didn’t leave until 6:30. All the mattresses were extremely uncomfortable and loud and desperately need replaced.

We really loved our stay - the condo and the complex were both lovely. The condo is really close to the gate though, and that gate needs some serious WD40. We could hear it every time it opened, day and night, and it woke all of us up throughout the night as well.

Very clean, but average at best for the price.

Beds were uncomfortable, there could have chairs on the porch facing ocean. More like ocean view, than ocean front. No extra trash bags or dishsoap. This was average for the price.

Thank you for your review. The owner replaced both king beds while he was here from Aug. 28th to Sept. 5th, so they should be much more comfortable now! You are correct, this is an ocean view villa in an oceanfront complex. Housekeeping only provides a starter pack of trash bags, dish soap, etc. to get guests through their first day or two until they have time to make it to the store. Ideal villa for five of us. Well appointed and well equipped , with the Atlantic steps away, and bike rentals available, at a great price, just across the street. Vertical louvred blinds in the kitchen/living room area would be an improvement on the horizontal ones presently in use … one blind at the sliding glass door could not be raised, and the other required you ducking your head on the way out. Also, hot water was not available the day of our departure … not sure why, but a minor inconvenience. Overall, a great place to stay!!

Lovely Family Environment

The stay was lovely. It was quite a family friendly environment. The villa was perfect for our family of 5 adults. The walk to the beach was well kept. There was ample space in the villa. We were not able to view ocean though. The deck did not provide space to sit and the view was blocked. The only issue was the gated entrance. The gate needs some attention. It was difficult to sleep at night when it opened or closed. It was quite loud and disruptive. Overall a great stay. A quiet gate would have improved the experience.

Great location, okay unit

Wonderful location, easy beach access with great view, great pool. Close to amenities. Unit needs a few updates…beds are not comfortable, could use new mattresses, don’t need sleep numbers, just updated. The sliding doors in the upstairs bedrooms need replaced, a person on the outside can speak with a person on the inside in a normal voice, so all outside noise from street, people, etc. is in the bedrooms at night. Had a minor pest issue, took over 24 hours for someone to show up. Overall we definitely recommend the complex, but this unit needs a few updates.

Previous renters and cleaning service - poor

The bottom floor living area smelled like vomit and we found vomit on decorative pillows. The people before us must have been sick and the cleaning service didn't catch this or ignored it. We called the property management and they sent cleaning service back out but the vomit smell remained. We avoided this area the entire week.

Vacation Week in Hilton Head

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was more than satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: We like staying by Coligny Beach and this week was no exception. We love the low country seafood and enjoyed eating out in the Shelter Cove area, Skull Creek, and all the restaurants just outside Sea Pines. The golf is good with a lot of options. I was a single golfer so I just met up with people. Always a good experience. Our condo was a great location and very nice. The beds were not as good as our personal mattresses. But OK. Everything else was great. Pictures are accurate.

Beautiful setting, perfect location!

Overall, I recommend this vacation rental. Reviewer Comments: We really enjoyed our stay at this condo! It was spacious, clean, and the location was fantastic! More info:Pros:- The condo complex is absolutely gorgeous. Pictures don't do it justice. It is like a peaceful oasis. - The until has been recently renovated. The kitchen, bathrooms, etc. were all lovely and new.- The owners provide beach chairs and beach toys. Super nice of them.- Very spacious, with plenty of room for or multi-generational group.- Nice, cozy couches and dining room furniture.- Excellent location, within walking or biking distance to the park, shops, restaurants, etc.Cons:- The mattresses and pillows were long, long past their lifespan and need to be replaced. We actually went out and bought pillows to use, because the ones at the unit were awful.- The mgmt company doesn't answer phones. The bedding they provide is scratchy and paper thin. There are NO extra sheets, cases, etc., so if you plan to use the pull out couch or want to use an extra pillow, you need to bring your own bedding.- The unit shows damage from frequent rentals, which makes me so sad for the owners. A screen door was broken, one window was missing blinds, the beach umbrella and wagon were broken.- The upper (King) bedrooms are directly above S. Forest Rd., and the street noise is intense. Very, very loud. Bring earplugs!Other things to know.. the pool isn't heated, but it is lovely and you can't beat the landscaping in this complex. The walk to the beach through the complex is very pretty, and not at all long. We loved this location and this condo complex!

Thank you for your review! We would have been happy to bring you new pillows rather than you going out to buy them yourself! The owner is considering replacing mattresses and both sliding doors in the bedrooms upstairs to try to sound-proof a little better. Sofa bed linens are provided by housekeeping by request only - we can always send them back with them. The only time we are not here to answer phones is when we are closed on Sundays (and Saturday in the downseason), however, there is always someone on call 24/7 if you have an after hours emergency. Normal wear and tear becomes prominent after the Summer season, but that is all taken care of during the deep clean. We are glad you enjoyed your stay and the location otherwise and we hope to see you again next year. Selena
