One of the most beautiful places to explore the seasons in the NJ/NY/PA Tristate area. Our river & island front property offers rare, unique views of the Delaware river, its beautiful valley, fauna, and forests. The area hosts year round river, mountain, summer and winter recreational activities, etc. For families, couples, & individual stays. 90 mins from NYC, 7 mins from Metro-North Port Jervis Train Station, and close proximity to Tristate locations. Relax, enjoy and get inspired by nature!

Close proximity to Tri-state locations such as City of Port Jervis Metro-North NYC rail line (7 mins), Milford, PA (10 mins), Mountain creek (25 Mins), Legoland (25 mins), and shopping centers, etc. Our spacious home is located in our 7+ acres property, with river frontage, views and access to the Delaware river, Bennykill Channel, and views of Eden Islands.

Our property hosts a comfortable and spacious area inside and out for your relaxing and staycation needs in all the 4 seasons! You will find everything you need for your enjoyment, relaxing, and entertainment needs during your stay. Complimentary coffee and a variety of teas for your enjoyment. Sit and get comfortable by the living room and fireplace, or cook yourself a gourmet meal in our modern kitchen that stocks all cooking ware for your cooking needs.

If looking for a relaxation treatment, our Roman bathtub is a perfect spa bath treat for you while on your stay and ideal after a nice hike exploring our property and area.

The house:

Consists of 2 bedrooms each with Queen sized beds, 1 full bathroom, Living room with wood fireplace and 1 Queen sized and 1 full sized sofa beds, dining room, modern kitchen with granite countertops, laundry in basement. Bed linens, towels, shampoo/conditioner/body gel, and other amenities included for our guests' use.

This is the perfect place if you have any occasions in or near the Montague, NJ / Milford, PA; Tri State Area. Whether nearby events, wedding venues, or popular locations; this house is centrally located to many travel and touristic destinations.



Whether for a family event, a special occasion, or wedding gathering; If you're traveling with a larger, or multiple groups we can accommodate you with more space in the area by considering our additional houses nearby. You’re welcome to see our profile or site where you can see our other houses in the area for booking. Just let us know in advance, and we’ll be happy to confirm with our calendar and arrange everything for you.



Wi-Fi and Entertainment:

We offer high speed Wi-Fi, Amazon fire stick, and TV Smart channel apps for your viewing needs through Amazon Fire Stick which includes Amazon Prime, Netflix, and other smart apps. Board games, card games, puzzles, and outdoor games for your enjoyment.



Property House Area:



Please be informed that we have a Ring doorbell camera and one exterior camera facing the driveway. No indoor cameras. 

The back of the house area has a fire pit and log seats with memorable views of the river right behind the house. Perfect for day and night outdoor entertaining and s'mores galore. We also have our gas grill and log grill with wood log seats, folding chairs, and outdoor game activities for your outdoor cooking and entertainment needs.

Property has river frontage on our very unique river beach . Scenic views and access to the beautiful Delaware river produced Bennykill Channel and views of Eden Islands, and surrounding mountains. These islands are known as Eden Islands for their "Garden of Eden'' uniqueness, and natural untouched wonders.

The islands themselves are 30+ acres and offer a unique view of the changing seasons, an abundance of birds, and wildlife in and around the property area including beautiful and rare sights of Bald and Golden Eagles that reside in our property and on the river islands.

Access to the river and islands is of close proximity to the house and accessible through trailing down a dirt trail (be careful as it can be steep, weathered by nature). Beautiful views of river from river frontage area.

Only confirmed guests will be granted access to river access area and for River recreational activities such as swimming, fishing, river edge trailing, and river paddling/tubing/kayaking (must bring your own life vest and equipment) and at your own risk and responsibility, no lifeguard at premises. You are welcome to cross the river over to Eden Islands and explore at your discretion and responsibility; please let us know if you do cross the river!

Please keep in mind and respectful of river frontage area being shared by other vacation staying guests nearby, or visiting family or friends. No loud noises, or party’s allowed by the river frontage please!

The area and islands themselves offer a unique view of the changing seasons, an abundance of birds, and wildlife in and around the property area including beautiful and rare sights of Bald and Golden Eagles that reside in our property and on the river islands.



Local Tri-state amenities:

Our home is very close and central to numerous year round 4 season amenities in the Tri-state area including: trailing, hiking, river tubbing, fishing, canoeing, kayaking, zip-lining, archery, paint ball, zoo/Museum visit, snow tubbing, skiing, sledding, bird watching, shopping centers, restaurants, etc. Touristic/recreational locations and amenities with most summer and winter activities being only 5 mins to 40 mins away depending on location such as:

Delaware River and Eden Islands River frontage (2 mins), City of Port Jervis, NY (5 mins), Milford, PA (10 mins), High point State Park and monument for panoramic views and trailing views/hiking and lake swimming (7 mins), Point Peter panoramic views at Elks-Brox Memorial Park (7 mins), Delaware River Water Gap for trailing/hiking and water fall viewing (10 mins), Tamerlane Farms in Montague, NJ (8 mins), Sunflower maze Sandyston, NJ (10 mins), Space Farms Zoo and Museum, NJ (15 mins), Mountain creek Resort, NJ (25 mins), Legoland resort, NY (25 mins), and Shawnee Resort, PA (40 mins), etc.

Dollar Tree, Walmart, Shop Rite, Price Chopper, McDonald's, Wendy's, Perkins, and other diners/restaurants 5-8 mins away. Port Jervis bowling 5 mins away. Galleria Shopping mall and Round1 Amusement (open until 2AM!) in Middletown, NY only 20 mins away.

Guest Access Information:

Guests have access to the whole house, house area, and property river access behind house which includes: river frontage and Bennykill channel/Delaware river usage.

Excludes: garages, sheds on property, neighboring houses, and their specified areas.

Signs mark the areas of our property and we advise you to please stay within the property area and be courteous with any neighbor and anyone working, or also using the property.

The water level of the Bennykill channel which is produced by the Delaware river might increase/decrease depending as to the season. In the summer months the water level might be shin/knee high depending where you access the river, some areas might be deeper than others and usable for either swimming, kayak/canoe usage, or fishing.

Crossing to the island in front of our river frontage is possible by foot in certain areas of the river where the water level is low but we advise to be cautious in exploring the island without any supervision, or confirmation to us that you would be doing so.

Exploring, kayaking, fishing, and tubing is allowed on our property at your discretion making sure that you stay within our property lines. Please refer to our property area map located in our pictures, and guest manual to better understand the property limits. Please do not ever hesitate to ask me any questions, I am always available via direct message, text message, email and phone call.

Other details to Note:

IMPORTANT NOTICE FOR GUESTS:



NO PARTIES OR LARGE GROUPS ALLOWED:



Parties, unauthorized guests, and extreme noises inside/outside of our houses are STRICTLY PROHIBITED. Unauthorized and unapproved guests will be considered trespassers and will be charged with a $2000 violation fee and will be reported to the police. Exterior camera video footage will be released and made available to the authorities AND public as evidence if noise, unauthorized guests, and/or a party takes place.



GROUP SIZE AND EXTRA GUEST FEE:



Please keep in mind that groups larger than 4 guests will include an extra guest fee of $35/guest per night after 4 guests in the total booking amount. Please be honest with group size, and number of guests as we have exterior property cameras (outside of the house) to protect and surveillance property.



PET FEE AND SERVICE DOGS:



We are one of the few stay locations that accepts house trained pets. There is a 3 pet maximum allowance and it is $30/per pet, per night fee. For Service dogs please be prepared to show proof of your certification to avoid the pet fee. Therapy dogs are not the same as Federal ADA recognized service dogs. Therapy dogs are still subject to approval and fee payment. Thank you.

PET RULES & VIOLATION FEES



For safety and security purposes, unleashed and loose dogs on the property are strictly prohibited due to having neighbors around and our properties not being fully fenced. Guests that do not comply risk their reservations being cancelled with no refund and will be charged a violation fee per the listing agreement.



FIRE PIT USAGE AND FIRE CONTROL:



There is an abundance of sticks, branches and small logs that can be used for firewood for the fire pit/bonfire, or for the fireplace inside the home but it is preferable guests bring their own firewood in case our firewood might not be usable/available.



Please be cautious when using any flame starter, and using the fire pit, as well as the fireplace. Please leave all fire turned off by wetting completely with water and making sure before leaving.



POWER OUTAGE DISCLAIMER:



Power outages unfortunately are out of our control. No refunds or reimbursements of any kind will be issued for any guest that experiences a power outage.



DAMAGE DEPOSIT:



A $250 damage deposit is required via Truvi (secure guest verification platform). You are required to complete guest verification, which will be sent by Truvi. This is a temporary authorization only (not a charge) and is released after your stay if no damages occur. 

The only amount charged is a small $5 non-refundable processing fee, which is a 2% fixed handling fee of the $250 damage deposit.



RIVER AND ISLAND ACCESS DISCLAIMER:



Access and usage of our river and island river frontages is at your full discretion, and at your own risk. By booking this property, you are accepting all our terms and conditions and hold owners and any agents, and the properties harmless of any and all risks, liabilities and claims.



LENGTH OF STAY BOOKING DISCLAIMER:



By booking this property, you acknowledge and agree to the following terms:



- Your stay is strictly for transient purposes only, and there is no intention to establish a tenant-landlord relationship.



- You confirm that you have a permanent private residence elsewhere.



- This is an owner-guest agreement, not a rental lease.



- For legal and safety reasons, we do not accept long term reservations of more than 29 days. Bookings will be allowed and paid for in 29 days intervals for renewals.



- Guests staying beyond the agreed reservation period without written permission may be reported to local authorities and charged legal fees for removal.



Your booking serves as acknowledgment and acceptance of these terms.



CANCELLATION/DATES ALTERATION POLICY:



*We adhere to our strict cancellation policies. Requests for any alteration/changes of booking dates will only be accepted if it is within 13 days of the initial booking date. If alteration of dates is 14 days or more, then the guest MUST cancel reservation and adhere to cancelation policies. No exceptions or alternatives accepted.*

We loved our stay here. This space/property is the perfect natural oasis/escape from the city; it was exactly what we were looking for, gorgeous natural light, lots of windows, a huge yard, tons of nature/animals, fire pit, hiking nearby, the river access is perfect and even an active bald eagle nest! I slept like a baby the entire trip. Checking in/out was easy. We absolutely will be coming back for round two asap - highly recommend staying here !

The location was perfect overlooking the Eden islands and Delaware River. Lots of room to explore. My adult children and dog loved it. Bonfire area was a big hit. The house was well stocked. We plan to visit again.

Nice Riverside Cabin

This place is a nice little cabin in a lovely area with great views. The house is cozy and clean and has all the accommodations we needed. The fire pit out back has a great view overlooking the river. The walk down to the river is a good workout but it's accessible. There's also wildlife to be seen with an eagle nest on one of the river islands, and we also saw deer crossing the river. Port Jervis is only a few minutes away which is very convenient. All in all, it's a cozy little vacation spot.

Photos very misleading

The home was clean inside, aside from the mice droppings all over the kitchen. The outside was a bit of an eyesore as everything was extremely overgrown and unmanaged. The photos made it seem like the was very accessible, and it was absolutely not. I've used VRBO many times and have never left a poor review however this was a very expensive 3 day stay for house with no water access, mice, and terrible landscape. There wasn't even very much worth looking at outside with the yard being so overgrown.

Chelsea, I am sorry to hear of your comments. I can assure you from past reviews in VRBO and in other platforms that we have never had any mice issues. Do keep in mind that this is the country and animals will try to find a place to live and that includes mice. It seems during your stay you left the door open and mice probably got in during your stay and we haven’t had any issues after. You also left a large amount of garbage outside so that also makes sense in you attracting animals. Everything else you have stated is your opinion as others who have stayed and have left reviews have seen the positives of the property and have enjoyed their stay at the house. We have a professional landscaper that maintains the house area but the property is very large and the woods are expected to be overgrown as they are woods not lawn. The river is accesible from the house but you did not follow the instructions or map to find the easier access, communication is best. I wish you luck in any other future stay and that they meet your high expectations.

Just a nice rustic cabin type of rental. Nothing too fancy but has everything you need to be comfortable. Huge eagles next across the river with residents. Wonderful views of Delaware River and great spot for yard games.

Great view

Beautiful property, house was super clean, neat shops and great food in nearby towns, the yard and view was amazing, many sights and sounds that you’re not used to if you live in the city. The walk down to the lake was more advanced than I was able but would be awesome for someone used to those trails. Worth the stay, definitely book!

Great Experience!

My friends and I stayed at this house for Memorial Day Weekend and we had a blast! I’ve got to say that was the cleanest house I have ever slept over! I felt very relaxed, safe and comfortable at this house and it was everything we could need. They had an amazing kitchen with lots of food storage, and great living room connected to the dining room which let us all be together even in different rooms, and not to mention the view from the campfire lounge area was breathtaking. This house was perfect for our little weekend getaway trip and I couldn’t thank Edison more for my amazing experience. 10/10!!
