The open concept dining room and family room means you are always engaged even when cooking. There is a queen size sleeper sofa for extra sleeping and sliding glass doors that open to a totally private screened in lanai and pool area overlooking the Lake. The kitchen is at the center of the home overlooking the family room with a 65 inch smart TV.
You will love this wonderful modern kitchen that allows you a view of everything including the pool and lake and contains all the tools you will need for your entertaining and meals.
The master suite has a new king size mattress for your relaxation With new linens and pillows. The private master bath features a large walk in shower huge jetted soaker tub and ample closet space. The master has a his and hers walk in closets, and 55 inch smart TV.
On the opposite end of the house is another huge bedroom with walk in closet and queen size bed with another brand new top of the line mattress and a futon that opens to a full size bed. And another 43 inch tv.
The 2 private bath also has a walk in shower.
Located on beautiful private Lake Niagara this vacation home offers great fishing on site. (lake is full of bass) with wildlife and birds everywhere or maybe just relax and watch the spectacular sunsets or a late night dip in the heated pool.
The villa is very spacious with cathedral ceilings throughout all freshly painted. Brand new modern luxury furnishings for your every want and need. Great restaurants, shops of every kind, beaches and entertainment are at your doorstep.

Nearby is Charlotte Harbor with bars restaurants and the new Sunseeker resort. Beaches, parks, water views are only minutes away.
There are many wonderful seafood restaurants on the water. Fisherman's village in Punta Gorda is 10-15 min. away as are many more restaurants and attractions. In less than an hour you can go south as far as Ft. Myers and north as far as Sarasota and there are miles and miles of beaches in between. Including the amazing Boca Grande beach Englewood Anna maria Island and Venice making Port Charlotte a great, less populated less congested home base for exploration

House rules must be accepted by the guest before codes to home is given.


I hope you’ll make the most of this beautiful home, its amenities, and your opportunity to relax and visit the surrounding area. I would appreciate it if you took a moment to read these house rules and accept them before the beginning of your stay they are for your safety and ours and are not negotiable. If anything is unclear, please contact me so I can explain in further detail to avoid any misunderstandings. We have put a lot of time and effort into making this Villa into a lovely space. Please treat it with the same respect as you would do your own home.

1. Please don’t rearrange our furniture, don’t eat in the bedroom, or couches and clean the kitchen after you use it.
2. SECURITY CAMERAS: There is ring doorbell at the front door. (It is the only one monitored) a camera at the side gate and 2 cameras covering the Back area. There are no interior cameras in the villa. These are for security reasons and are not monitored during your stay. The Notifications are turned off during a guests stay and all footages is deleted upon final check out and after the property manager has inspected the villa. Any tampering or covering the cameras is strictly forbidden and can result in eviction from the villa. You may not tamper or turn off the internet at any time. However, in a dispute camera footage will be available as I’m sure you can imagine not all guests are trustworthy. I am notified if the cameras are covered or switched off.
3. POOL AREA: We want you to enjoy your time at the pool and request that no sharp objects be bought to the pool area. You are forbidden from touching any of the pool equipment including pool pump and heater they are on a timer and can only be touched by our pool technician. (if you do a fine may be charged) You are responsible for your children at all time and children are not to be in the pool unsupervised at any time. Swim diapers are required for children not Potty trained. No defecating or urinating in the pool at any time Any accidents in the pool will require an additional sanitation and extra cleaning charges to the guest plus loss of use. We want you to enjoy this beautiful space but no running around or cannon balling into the pool it’s just dangerous and a place where fun can turn to injury real fast so enjoy but no horse play please. Pool floats and noodles are to be enjoyed not destroyed if you pop one be kind and replace it for the next guest. Please always remember to turn off the pool light when you have finished swimming and cover the pool in the winter months to keep it warm. Owners accept no responsibility for any injury or accidental drowning incurred in pool area. We have the pool professionally maintained usually on Monday morning it usually takes no more than 15 minutes if this is an inconvenience to you please let us know and we will work around your schedule. I will always text you a time so you won’t be surprised
4. LAKE AREA: You are welcome to fish form the shore Lake Niagara is a wonderful place to bird watch and fish. But swimming or wading into the lake is strictly forbidden. Florida fresh waterways are home to Alligators and many snakes. It is very dangerous to swim in any fresh water in Florida. If you swim or go into the lake you will be removed from the property immediately. Owners accept no responsibility for injury incurred in lake area. If you are in the grass lake area, please remove all personal belongings & trash after each visit.
5. GAS GRILL: A gas grill has been provided for your enjoyment. We work on an honor system for the gas if it runs out during your stay please replace it you can get a fill up at sunshine Ace hardware on Kings highway 5 mins from the villa. Please make sure you turn the gas off after each use We usually have a spare in the garage in case of emergencies. At the end of your stay please clean the grill and leave it in the condition you found it. Dirty grills incur and additional charge of $30.00
6. LANI: Smoking or vaping is not allowed inside the villa at any time. You may smoke in the Lani area using an ashtray at all times. Any damage to the outside cushion from cigarette burns or food will incur an extra charge or loss of deposit.
7. Water Sewer: DO NOT FLUSH anything but toilet paper in the toilets at any time. No feminine products or foreign object as these can clog the sewer system and result in damage incurring a additional damage charge.
8. HOUSEKEEPING: There is no daily maid service at the villa. Linens and bath towels are included in you daily rate. Missing or damaged towels sheets blankets or pillows will be charged to guest at replacement cost. All towels except beach towels are for interior use only.
9. FIREPLACE: Please do not use the Fireplace.
10. PETS: Pets are allowed if authorized by the villa owners and an additional pet fee is charged. That does not mean they are allowed to be unsupervised by their owners. Under no circumstances are pets allowed on the furniture or beds. If dirt and pet hair are found by cleaners an addition fee may be charged. All pet poop must be picked up and disposed of in a timely by renter failure to clean up after your pet will incur additional cleaning charges. Absolutely no dogs allowed in the pool or lake at any time. No viscous dogs allowed at any time at the villa. The dog is the full responsibility of the guest and the owner accepts no responsibility for the pet what so ever.
11. CHECK IN: Guest will receive an email approx. 24 hours before arrival date with the keypad code. Check in is after 3pm unless notified and granted by the owner. If for any reason the guest has trouble accessing the Villa please call the owner immediately for assistance. Please take a moment to walk through the villa to make sure it meets your expectations. If it is dirty or does not meet your expectation contact the owner immediately. All guests staying at the Villa must be registered with the owner. The max occupancy is 6. There is a $100 per person fine for sneaking in unregistered guests. If you are under the max occupancy just call me and I will update the reservation at no charge as long as it does not exceed 6. Honesty is always the best policy!!! Of course daytime visitors are permitted we are committed to you having a wonderful stay however no large gatherings or parties are permitted. THERE ARE NO EXCEPTIONS WHAT SO EVER!!! Parties will result in an immediate eviction from the Villa with no refund for unused days.
12. CHECK OUT: Check out time is 11am promptly as the cleaners will arrive by 11.15. Failure to leave the villa in an acceptable condition will result in extra cleaning fees. 1.Please load all dirty dishes into the dishwasher and turn on. 3.Clean grill and cover it. 4.Remove all personal belongings. Remove all trash! please double bag if there is food and put in the green trash barrels in garage. Close and make sure all side doors and sliders are locked.
13. Our neighborhood is important to us, and most residents live here full-time. Please respect the community and try to avoid making loud noise between 9 pm and 8 am. WE BELIEVE IN THE GOLDEN RULE AND PRACTICE IT WITH ALL OUR GUESTS. (Treat others how you wish to be treated)
