Enter the home into the impressive hallway with den on your left, offering a comfortable sofa, large SMART TV and office workspace. There is a large formal dining area to seat 8. Continue to the spacious open-plan family room, kitchen with breakfast bar, breakfast nook to seat 4 and sliding doors out to the pool deck.

The family room has a large corner sofa, huge 60-inch SMART TV (Netflix, Disney+ and Hulu is included on every TV!) and views out to the pool deck. The spacious fully equipped kitchen has granite counters and everything you need to dine at home – stainless steel appliances include fridge freezer, dishwasher, microwave, stove and hob, coffee maker, Keurig, blender, kettle, dishes, utensils, pots and pans etc.

The tropical-themed queen bedroom is located on the first floor (ground floor) with a SMART TV and ceiling fan. A family bathroom is right next door with a tub/shower.

Head upstairs where you will find 3 beautifully decorated king bedrooms (2 king master suites), 2 themed twin bedrooms and a family bathroom. The first spacious king primary suite is decorated in stylish navy and grey tones with a king bed, ceiling fan, large SMART TV and a huge en suite bathroom with tub, separate shower and twin sinks.

The second king primary suite is a relaxing beach-themed room with a king bed, ceiling fan, large SMART TV and en suite bathroom with shower.

The third king bedroom is decorated in stylish silver tones and has a king bed, ceiling fan and large SMART TV.

Kids will love the themed bedrooms, each with SMART TV! The first twin bedroom has a cool Star Wars theme and the second twin room has a fun Disney Princess theme. There is also a family bathroom with tub/shower and a second office space in the hallway.

The garage has been converted into an amazing games room complete with table football, digital pinball, arcade game and huge 60 inch SMART TV, plus cool superhero wall art.

Step outside onto the private pool deck with a pool and spa, loungers and shaded outdoor dining area with ceiling fan. The pool and spa can be heated (bookable extra) and has a pool safety fence for families with small children.

The property includes a pack and play, a cot, a highchair and a stroller. It has air conditioning throughout, Wifi and a laundry room with a washer and dryer and ironing facilities. There is parking on the driveway for two cars.

The home has been freshly repainted, it has laminate floors throughout and has new microban door handles to help prevent microbial build-up.

This beautiful home has complimentary access to the impressive clubhouse and resort amenities including a large lagoon pool, water park with slides*, spa, gym, tennis courts, picnic area, shop, kids’ play areas, bar, shop and more. The Windsor Hills resort is a 24/7 gated community just moments from the 192 Highway (offering endless restaurants and dining options on your doorstep) and is also less than 5 miles to Disney World. The home is located on Tosteth Street, 700 meters to the clubhouse.

* * Windsor Hills Slide and Water Park Project is officially scheduled to begin on January 5, 2026, with an estimated completion date of February 13, 2026 or earlier weather permitting. Main community pool remains open, the Sir Windsor Aqua Venture slide area will be closed for the duration of the slide renovation work.

Resort access: The Windsor Hills resort limits each reservation to three vehicles/3 drivers that must be registered in advance of your day of arrival.

IMPORTANT BOOKING TERMS:
1. The max. occupancy of the home is 12 guests plus 1 baby (under 2 years). This limit MUST NOT be exceeded at ANY TIME and is strictly enforced due to the home insurance and fire regulations. Breaking this limit cancels the reservation, all guests must leave immediately, no refund of any remaining nights given.
2. Only Guests included on the reservation are authorized to be in the home. No external visits from friends or family are permitted, even if this is below the maximum occupancy, unless confirmed in advance with us.
3. Strictly no parties, events or gatherings. The Sheriff has powers to evict all guests from the home for breaking this rule, there will be no refund of any remaining nights.
4. The homeowner does not accept young adult/student groups under the average age of 25.
5. No smoking, vaping or cannabis on the property including the pool deck.
6. No EV charging from the home supply.
7. Resort and community facilities associated with the home are owned and operated by the HOA, any limits or closures are beyond our control.
8. This is a quiet residential community. Please always keep noise at a considerate level, the HOA enforces quiet hours from 10pm - 7am.
9. Resort policy is a maximum of three vehicles/drivers can be associated with the reservation. Driver names must be registered with us before your day of check-in. No street parking permitted, the HOA does tow at the vehicle owner's liability.
10. We do not accept reservations that check-in on December 25th.

CANCELLATION POLICY:
The VRBO cancellation policy applies to all reservations with no exceptions. We strongly recommend that you take out trip insurance. We do not offer refunds for illness, weather, travel issues, bereavement etc, so please take out your own trip coverage.

SUPPLIES PROVIDED:
The home is self-catering. We provide an initial starter pack free of charge to help you on your first night that includes 2 rolls of toilet paper and 1 small soap per bathroom, 1 kitchen paper roll, 3 dishwasher tabs, 1 kitchen sponge, 3 kitchen trash bags and 1 laundry detergent tab. All provisions beyond this are the guest’s responsibility to bring with you/purchase locally. We do not supply additional/unlimited toilet paper, toiletries or cleaning products.

POOL HEAT:
The pool can be heated and is an additional $40 plus tax per day for the minimum of 3 consecutive nights, please book pool heat in advance. If you book after your arrival, the pool takes around 24 hours to get to temperature and there is a $25 call out to come and switch it on for you.

Pool heat is set to 87 degrees (this is not warm to the touch, it is set to keep the chill off the water and raise it from its natural temperature in the 60s). Temperatures cannot be set higher due to sanitary regulations. If your pool has a spa, pool heat is required for the spa to be heated. The spa is set to 99 degrees and is activated with the timer dial switch on the wall.

We cannot be held responsible for failure of the pool heating equipment or issues caused by weather conditions. During the winter months when temperatures are in the 50s and below, this will affect the ability of the pool heaters to keep the pool to temperature.

Guests will still be charged for the pool heat, as the pool heater will be running, so it is down to the guest to decide if they then wish to cancel their remaining days of pool heat – we must be notified if they wish for us to switch it off. Refunds will be given on any unused days of pool heat. By booking pool heat the guests agree that no compensation will be given due to faulty pool heaters or bad/cold weather.

We suggest guests check the weather forecast for temperatures before their upcoming stay and then cancel pool heat accordingly if they feel it will be too cold.

GRILL HIRE
Due to insurance limitations, the home is not listed as having a grill. If you need a grill, please ask us for the details of a local company where you can book a grill online with them. If you do bring/hire a grill, we ask that it is used at the side of the home on the grass and not on the pool deck as the pool screens are a fire hazard.
