One of the best-kept secrets in the heart of historic Telluride! Formerly known as Popcorn Alley, this convenient, yet private 3-bedroom, 3 bath is just a short three block walk to the Gondola and one block main street Telluride. The condo enjoys sweeping views of the San Miguel river and trail and the Beaver Pond sanctuary with picture perfect mountain views. Enjoy Town Park festivals in person or chilling from the back decks. This is steps to Historic Telluride restaurants and shops but tucked away from it all.

A perfect place to stay Winter, Spring, Summer or Fall.

Location: In Historic Telluride's Popcorn Alley neighborhood with easy access to town, river walks and the Gondola.

In the coveted East end side of historic Telluride in the Gondola District

The Views:

Open the sliding door to the deck or peer out the living room or master bedroom windows and view wetlands, pond sanctuary with beavers, ducks, geese, hummingbirds literally bring the mountain views to life. Views of Ajax Peak and Ingram Falls. Enjoy the views and summer festivals in town park from the deck.

The Property:

Covered garage parking on the first floor. Walk up a flight of stairs to the entry level of our sunny, spacious condo with radiant heated floors will keep you cozy. Keyless entry provides you with security and no key to keep up with.

Entry Level:

- Master Bedroom: King bed with en suite bathroom, shower, tub, desk and mountain views

- High Speed Internet and Smart TV

- Guest Bedroom 1: Two Double beds with en suite bathroom

- Laundry room equipped with a FULL SIZE washer dryer for your use.

Second floor:

- Main living area in an open space design with skylights, and vaulted pine ceilings:

- Guest Bedroom II with a queen bed and desk

- Third bathroom, hall entry, shower

- Kitchen equipped with butcher block countertops, refrigerator, gas cooktop, and stocked with standard appliances, dishes and cookware

- Dining Table for 6 + 3 counter barstools

- Couch

- Gas fireplace

- Small deck off the living room allows great views of Bear Creek Canyon, Ajax Peak, Ingram Falls, the Telluride Ski Area, the San Miguel River, Town Park, the Beaver Pond and summer festivals.

FREE Wifi Internet/Mesh network is available for Guest use.

Linens (towels, sheets) are also provided for your use.

Usually well stocked spices, etc as well as plenty of towels, fans, space heaters, humidifiers, books, Internet. Basic supplies such as tissues, toilet paper, laundry and dishwasher pods are provided. The amount we provide "usually" is enough for a visit - but each persons/family usage is different so you may need to replenish - the store is a few blocks walking distance.

** We also strive to have hand soap, dish soap, hand sanitizer and cleaning supplies for your use.***

The property manager can also stock the kitchen prior to your arrival if you provide a list, for an extra charge. Email for more info.

Carpet throughout, neutral paint throughout, custom seating in the living area, lighting updates, designer master bed and other furniture accents, decor updates, linens, etc!

Parking: There is one covered, secure parking space always available for you located in the garage on the ground level of the building for your use. But you won't need it! If you do not have a car, you can walk everywhere or the Galloping Goose town shuttle or the Gondola to Mountain Village and around town are both free of charge.

- No Pets; No Smoking

Please note, smoking inside or out and pets are absolutely not allowed and will not be tolerated and will result in a full forfeiture of the $1000 security deposit and possible termination of rental contract.

- Minimum Lease is 30 days

- No parties

- No sub-leasing

- Be considerate of the full time residents and quiet hours

- Maximum 6 guests - more than 6 will result in mandatory non-refundable departure.

- Minimum age 25

CANCELLATION POLICY:

- Bookings are refundable (except holidays and festivals) if cancelled 60 days or more before the rental begins.

- We cannot refund pre-check- in cleaning fees if the condo has already been set up for your stay.

- Bookings cancelled 31-59 days receive a 50% refund.

- Bookings cancelled less than 30 days prior to stay are NON Refundable.

- In addition, Festival and Holiday bookings (Festivals: Bluegrass, Ride, Blues and Blues; Holidays: Christmas, New Year's, July 4th) require NON REFUNDABLE $1500 charge (or post stay refundable deposit) if booking is cancelled at any time as these dates typically book 6-12 months ahead of time.

- Late arrivals, early departures, or no shows do not qualify for refunds. No refunds will be given for storms, closed roads, flight delays or other natural events.

- One covered parking space in condo garage; Paid metered parking on street available paid long term parking available

Please note. Check in is at 4pm and Check out at 10am. We are happy to try and be flexible with alternative times, however, we need 15 days lead time and anything outside of one hour will require fees of $100 per hour.

No exceptions. This is to ensure that each guest - including you - has the best experience.

- Unapproved early arrival or late departure will result in a charge per half hour.

- Requests for check in or check out changes are not guaranteed and may or may not be possible. Fees do apply for changes for early access or late departures.

Maximum occupancy 6 persons by Colorado law. More than 6 occupants will require immediate departure and no refund of any fees.
