POOL USE & OTHER â
The pool is a private amenity for the 3-building complex (closes after Labor Day). Pool is open at the discretion of the HOA and we are not responsible for unexpected closures. Guests must agree to the pool rules. Many people visit nearby Colgate Lake or North-South Lake for swimming and other recreational activities.

THE PARTIES. This Short-Term Rental Agreement (âAgreementâ) made on {{reservation_date}} between the following:

THE PREMISES. The Host agrees to lease the described property below (Owl`s Roost) to the Tenant, and the Tenant agrees to rent from the Host:

LEASE TERM. The Tenant shall be allowed to occupy the Premises starting {{checkin_date}} from {{checkin_time}} and ending {{checkout_date}} at {{checkout_time}} (âLease Termâ).
OCCUPANTS. The total number of individuals staying on the Premises during the Lease Term shall be a total of {{number_of_tenants}} Tenants.
If more than the authorized number of Tenants listed above are found on the Premises, this Agreement will be subject to termination by the Host.
This vacation rental contract is a legal agreement between Pace Mountain, LLC (also referred to as the âHomeownersâ and âOwnerâ and âLandlordâ and âProperty Managerâ) and you, the Renters (also referred to as âTenantsâ). This contract is entered into agreement as of the date when the Renters place their reservation online and the reservation is screened and accepted `by the Homeowner. The Homeowner will notify the Renters by email when their reservation is accepted. Owner reserves the right to refuse service to anyone.

In order to book and hold your reservation, we must receive the deposit and signed rental contract. The deposit of 100% of the rental total is due upon acceptance of this contract by owner.
Cleaning and Linen Service Policy:
The home is provided with pillows, linens, blankets, towels, kitchen towels, comforters, hand towels & washcloths. A cleaning service to clean the house and linens prior to your arrival and upon your departure is included in your rental. You are responsible that all debris, rubbish, and discards are placed in plastic bags and deposited in garbage dumpster in the parking lot, soiled dishes and cooking utensils must be cleaned and free of food debris prior to your departure.
The home is provided with a starter set of toilet paper & paper towels. Owners do not guarantee that these extra items will always be available and Tenants may need to replenish their own paper goods, toiletries, & laundry detergent, etc.
Rental Agreement:
We, the Renters (also referred to as âTenantsâ) agree to the following:
PAYMENT DUE- All rental monies are due according to the payment schedule disclosed under âPayment Policyâ above on reservation acceptance.
CANCELATION- Travelers who cancel at least 30 days before check-in will get back 100% of the amount they`ve paid. If they cancel between 14 and 30 days before check-in, they`ll get back 50% of the amount paid. Otherwise, they won`t get a refund. Renter may mitigate this loss by purchasing Travel Insurance or Cancel for Any Reason insurance offered by a third party provider. Cancelation 30 days or more before check-in, Renters will receive a REFUND of the amounts paid less any travel insurance fee and minus a credit card processing fee of 3.5%. EARLY DEPARTURE- There are NO REFUNDS for EARLY DEPARTURE. FEES, SERVICE CHARGES, CREDIT CARD FEES, ETC ARE NOT REFUNDED FOR ANY REASON.
HURRICANES & STORMS- There are NO REFUNDS for hurricanes, storms, or weather conditions, even if a mandatory evacuation is ordered (optional travel insurance is offered for Renters protection or Renter may obtain through a third party. Renter ASSUMES THE RISK).
CONDITION OF PROPERTY- Owners have, to the best of their ability, given an accurate description of the property and its condition. Tenants understand that it is considered a reserved âsight unseenâ. Our cleaning staff will have cleaned it before your occupancy. All electrical, plumbing and appliances should be in working order.
