Max occupancy: 35 overnight guests

Max parking: 8 vehicles (3 in garage, 5 in driveway; no RVs, buses, or trailers)

This home is in a residential area, and we want to be good neighbors.

No unauthorized day or overnight visitors

No outside vendors or events without prior written approval

No weddings or large gatherings unless approved

No pets

No smoking inside home or on dock

No firearms, weapons, or fireworks allowed on property

All amenities used at guest’s own risk

Guests financially responsible for any damages or violations

Pool is not fenced; no door alarms; children must be supervised at all times

Swimming, paddleboarding, dock use, gym equipment, trampoline, and all amenities are used at guest’s own risk

No diving off dock or decks

Fire pit is propane only — never leave unattended

Dock & Lakefront Use:
-Private dock with upper sundeck

-NO WAKE ZONE: All waters within 100 feet of shoreline are idle-speed only

-Follow all Georgia boating laws

-Dock use is limited to registered guests only — no outside visitors or boats allowed

Booking Terms:
50% due at booking; balance due 60 days prior to arrival

Cancellations 60+ days prior: 95% refund (5% processing fee)

Cancellations under 60 days: non-refundable

Signed rental agreement required prior to arrival

Credit card hold required for security deposit

Failure to comply with house rules may result in immediate eviction without refund

We strongly recommend travel insurance for your protection
