Stunning Retreat & Mountain Views from Hot Tub! Five min to base of ski canyons!

This brand-new daylight apartment has spared no expense with amenities & comfort! The open design creates a huge space flowing from a large kitchen through the dining area and into an incredibly spacious living room that’s perfect for relaxing and hanging out. Complete with TV, full kitchen, pull-out couches, and an incredible view of the Wasatch mountains right from the patio and Hot Tub! Two bedrooms and a bathroom completely and tastefully remodeled with warm neutral colors. Lots of storage room for ski gear in a full washer/dryer laundry room. A beautiful neighborhood with off-street parking and separate entrance makes this the perfect retreat for your stay in Salt Lake City!

Thank you in advance for agreeing to and following these simple house rules:

1. Quiet time: 10 pm. Hot tub:1-11pm. No one under 12 allowed. 12+ must be accompanied by an adult 21+.
2. Fireplace gas unavailable. Sauna unavailable.
3. Guests agrees to pay for all damage occurring during your stay.
4. No pets. If host finds pets, the guest agrees to pay host a $900.
5. Maximum allowance of 4 guests overnight and must be registered with the reservation.
6. Host needs to approve overnight guest at time of booking. If host is not informed in advance or the guest(s) is not registered with the reservation, the guest agrees to pay $49/per night for each of these guests. You agree that host can decline guest's at any time. Any registered guests beyond 4 will pay an additional fee per person of $49 per night prior to stay.
7. Check in is 5:00 pm. Be sure to let me know ahead of time if you need an earlier check-in. There is a $49 schedule change fee for the cleaners. Text me to arrange payment prior to arrival.
8. Guests need to check with host prior to having visitors. If this rule is broken, you agree to pay an extra $49 per person. No parties or events.
9. Street parking is available. Please park on street in front of house under the big trees that have the signs "no parking" on them. This is reserved for you. Up to two spots available.
10. Guests who request and choose to stay longer than 30 days are required to sign a Utah approved rental agreement. There will be an additional cleaning fee of $99 for cleaning done every 3 weeks of stay that is to be paid on or before the arrival date.
11. If you choose to have mail or packages delivered, please direct it to the numerous, nearby available receiving centers.
12. You agree to treat the place with respect; make sure no damage of any kind, including nail, tape, or tack holes or damage to walls (ceiling and floors), furniture, fixtures, cabinets, counters, appliances, hot tub, doors, electronics, plumbing, decor, dishes, utensils, etc. You agree to pay for damages or missing items within 10 days of check-out inspection.
13. You agree to turn off television, lights, oven/stove, and any electrical appliances when not in use.
14. Thermostat gauge is controlled from the upper level. Please text me if you need temperature adjusted, otherwise it remains at 68-70 degrees in the winter months and 76-79 degrees in the summer.
15. You agree to keep large furniture in its place, do not move. NO stacking of furniture. Keep outside furniture, outside and inside furniture, inside.
16. The hot tub is hooked up according to code. This means that not all jets may be used at the same time at full speed. Push only one button for some jets at a time. No one under 12 allowed in the hot tub; 12+ must be accompanied by an adult 21+. Hot tub is available from November through April depending on current weather temps. Please return and secure both the hot tub lid and cover immediately after use to avoid a $39/per time resource use fee. The wind sometimes blows so you agree to secure it well so the lid remains in place.
17. Check-out is 10 am. When you leave, pull the bedding off and leave sheets, pillowcases, towels, and cloths in laundry room basket. Do not launder. Fold and leave comforters, blankets, pillow, and pillows with shams on, on top of beds....do not launder.
18. You agree to leave dishes and counters clean; return all dishes and small appliances to their place of storage as you found them.
19. Countertops are made of quartz and you agree to clean using the soft cloths and soft soap that is provided. Sweeping the kitchen floor is appreciated.
20. Place garbage in blue and green (recycling) cans at the top of the driveway.
21. You agree to pay a $12 charge per guest for a late check-out for every hour or portion of an hour after the 10 am checkout. Guest(s) will pay double the daily rate for everyday guest(s) remains after checkout. Please request and get confirmation if you require a late check out. Your request does not guarantee a confirmation.
22. If you would like to stay extra days beyond your reservation, please text me to see if it can be made available. Each extra night’s stay will be the regular daily rate for that period. There is a $49 schedule change fee for the cleaners. The day rates and schedule change fee are due the day the schedule has been approved. Please text me for payment arrangements.
23. Please communicate to me ALL issues that may arise and allow me to make the needed arrangements to fix or resolve them.
24. When you have left, text me so that I may reach out to my cleaners to inspect and clean.
