Exceptional three-bedroom apartment at the award-winning Stratis, Lighter Quay — a rare dual-water aspect with floor-to-ceiling glass on both sides and two glass-enclosed waterfront loggias capturing morning sun and evening sunsets. Master with ensuite and walk-in wardrobe, ~132m², heated pool, spa, sauna and gym on-site, secure car park. North Wharf, the Viaduct, and the CBD are minutes on foot. The apartment

Most waterfront apartments have a view. This one has two — and that distinction makes all the difference. The apartment in the Stratis building, Lighter Quay enjoys what the building`s designers called a dual-water aspect: floor-to-ceiling glass on both the eastern and western facades, capturing the ever-changing marina and canal views to one side and the city skyline beyond to the other. Light moves through this apartment throughout the day in a way that is genuinely remarkable, and at approximately 132 square metres across three bedrooms, there is more than enough space to feel it.

The signature feature of the apartment is its two glass-enclosed waterfront loggias — one on each side of the building. These are not merely balconies. The Stratis loggias are generous, sheltered, furnished outdoor rooms, enclosed by floor-to-ceiling glass sliders that can be opened fully to the harbour air in fine weather or closed to create warm, protected indoor-outdoor spaces when Auckland`s weather has other ideas. The eastern loggia catches the morning sun as it rises over the marina, making it the natural setting for breakfast with water views. The western loggia faces the city skyline and is where the day ends — watching the sun drop towards the Waitākere Ranges and the city lights come on across the water.

The open-plan living and kitchen area is positioned to make the most of the water views on both sides, creating a light-filled, generously proportioned heart to the apartment that works equally well for relaxed family breakfasts and for evenings entertaining. The kitchen is fully equipped with quality appliances, and the dining and living areas flow naturally between the two loggias, making the whole apartment feel like one continuous indoor-outdoor space.

The master bedroom is a genuine retreat — a walk-in wardrobe, a private ensuite, and floor-to-ceiling windows looking out over the marina. The two additional bedrooms are well proportioned and comfortable, each sharing a second well-appointed bathroom. The layout provides excellent separation between the bedroom and living zones, making this apartment work beautifully for families, for two couples, or for any group of up to six who want both space and privacy.

A secure car park directly beneath the apartment is included, and the building`s exceptional private health and fitness club is available to guests throughout the stay — a heated indoor lap pool positioned at water level, a spa pool, sauna, and fully equipped gymnasium that between them make this one of the most comprehensively appointed short-stay addresses in Auckland.


Stratis — Lighter Quay`s crown

Stratis is the architectural centrepiece of the Lighter Quay development — designed by Andrew Patterson Architects as part of one of Auckland`s most celebrated waterfront masterplans and winner of the NZIA New Zealand Architecture Award for Multiple Housing and the Property Council Award of Excellence. The building`s defining characteristic is its signature glass-enclosed loggias: a design response to Auckland`s climate that creates year-round indoor-outdoor living spaces of a quality and flexibility found nowhere else in the city.

The Lighter Quay complex is fully gated and managed by on-site building managers, with the private health and fitness club reserved exclusively for residents and guests. The heated lap pool sits at water level alongside the marina — one of the most distinctive swimming experiences in Auckland — with the spa pool and sauna positioned alongside, and the gymnasium completing a facilities package that rivals any boutique hotel in the city.

The entire apartment is yours — all three bedrooms, both bathrooms, the kitchen, open-plan living and dining area, both glass-enclosed loggias, and one secure car park directly beneath the apartment. Full access to the Lighter Quay private health and fitness club is included throughout your stay: heated lap pool, spa pool, sauna, and gymnasium. The building has secure gated entry, lift access, and on-site building managers available throughout your stay.

Check-in is from 3:00 PM. Keys can be collected from a location nearby — a short 2 minute walk from the building — and full instructions will be sent ahead of your arrival. If you are arriving later in the evening, after-hours arrangements can be made — just let us know your expected arrival time.

A private airport transfer can be arranged at additional cost with at least 48 hours notice. For groups arriving with luggage, the secure car park directly beneath the apartment is accessed from Halsey Street — making arrival with bags for six people very manageable.

While we will leave you in peace to enjoy your time in Auckland, we are available 24 hours a day for an emergency.

Step outside the building and you are in Wynyard Quarter — Auckland`s most celebrated waterfront neighbourhood, and one of the most enjoyable places to spend time in New Zealand. The North Wharf dining precinct is right on your doorstep: Baduzzi for handmade pasta and Italian small plates, Hello Beasty for bold Asian-inspired sharing, Giraffe for waterfront dining, and a host of bars and wine rooms that make North Wharf one of the most consistently rewarding evening destinations in the city. The Saturday Wynyard Quarter Farmers Market is a short stroll and one of Auckland`s great weekend rituals.

Silo Park — with its outdoor cinema, public art, and harbour lawns — is a few minutes` walk, as is the Auckland Fish Market for the freshest possible seafood and the ASB Waterfront Theatre for evening performances. A Woolworths Metro supermarket is immediately across the road for stocking the kitchen. The Viaduct Harbour`s celebrated restaurant and bar strip is a short walk east, connecting seamlessly to Commercial Bay and Britomart. The Auckland Ferry Terminal is nearby with regular services to Waiheke Island, Devonport, and the Hauraki Gulf.

Auckland is easily explored from Lighter Quay. The Inner Link and Outer Link buses connect the central suburbs frequently throughout the day, and Britomart Transport Centre is a comfortable walk with trains connecting across the full Auckland network. The Auckland Ferry Terminal is nearby for Waiheke Island and harbour services. Uber and taxis are available throughout the Wynyard Quarter precinct at all hours. A secure car park is included with the apartment — the motorway network is close by for day trips to the Coromandel, Northland, or anywhere further afield. Auckland Airport is approximately 30 to 40 minutes by car.

The dual loggia design is the defining feature of the Stratis apartments and is best experienced across the full day — the eastern loggia in the morning with marina light and coffee, and the western loggia in the evening as the city skyline comes alive. The glass sliders on both loggias open fully in fine Auckland weather or close completely to create a warm, sheltered space in cooler conditions.

The building is fully gated and positioned on a private cul-de-sac at the end of Halsey Street, giving the whole address a remarkably calm and residential atmosphere despite its proximity to the Viaduct. This is not a building that announces itself noisily — it is a place you have to know about to find, which is exactly why the guests who stay here tend to return.
Weekly and monthly rates are available, and a 10% discount applies automatically to stays of 28 nights or more. This apartment is well suited to extended stays given the fully equipped kitchen, in-apartment laundry, gym on-site, and secure parking. This is a non-smoking, no-vaping property throughout. No parties or events. Quiet hours from 10:00 PM to 7:00 AM. Checkout is by 10:00 AM.
