Surrounded by unique restaurants, trendy cafes and boutiques, it`s just a few minutes` walk from popular commercial areas and Chinatown. With convenient transportation, it`s 15 minutes by bus to the University of Adelaide, 8 minutes` walk to Central Market, and near relevant squares, offering a cozy South Australian time for families and friends.

Each person will be provided with one bath towel during your stay. If more towels are needed, there will be an additional charge of 10 AUD per towel.

* NO PARTY RULES and QUIET HOURS
Our property is not suitable for parties and events. Please maintain quietness and respect our neighbors after 10 PM. The neighbour will call either me, our local security patrol or the police if noise is excessive after 10 pm.
* CHECK-IN and CHECK-OUT instructions

* LAST MINUTE BOOKINGS
We usually need at least a day to arrange cleaning and inform our cleaners special check-in requirements. If you have made a same day booking, we cannot ensure you a 3pm check in. However we will try our best to accommodate your request, therefore drop us a message before you make a last minute booking and let us know your planned arrival time!
* EARLY CHECK-IN REQUESTS
Unlike hotels, we do not have an onsite cleaning service and our cleaners usually make their schedule a day before. We have a standard check in time of 3pm which ensures that our cleaners have enough time to make our home nice and clean for your stay! If you need an early check in, please contact me at least a day before your planned arrival day and we will try our best to accommodate your request! Unfortunately we will not be able to guarantee any early check in request on the day of your arrival, thank you for your understanding in advance!
* LATE CHECK-OUT REQUESTS
We understand that sometimes you really enjoy your time here with us and would like stay a little longer! However, we sometimes have guests coming to stay on the same day you check out and unlike hotels, we do not have alternative rooms for them! Therefore it is important that all late check out requests should be made AT LEAST ONE DAY before your departure to ensure that our cleaners have plenty of time to finish their work! If you need to check out after 12pm, an extra HALF DAY rate will be charged through Airbnb and the payment must be made on and before the night you check out for your request to be approved. We will not accommodate late check out requests on the day of your departure. Without a late check out confirmation, our cleaner will commence their work at 10am and they will have access to our property for housekeeping.
* Extra bedding will incur an additional charge of $50. (Please confirm at least one day before check-in.)
* Rebooking will be subject to availability and the new daily room rate. The new daily rate may differ from the original booking price. Guests will be required to pay the rebooking price, which may include a higher room rate.
* The new check-in date must be within the next 90 days, depending on availability. Please contact us to confirm the availability on the calendar.
* Please take the property key & fob with you at all times. Lost Key/Emergency Key Delivery charges will apply at $180. Emergency locksmiths will be the responsibility of the guest with the cost starting from $180.
* When checking out, please ensure that the apartment is left in a clean and tidy condition. Guests will be responsible for covering the cost of any breakages or damages incurred during their stay, as well as any additional cleaning required beyond the standard cleaning.
* To ensure a peaceful environment for all residents (especially families with children and elderly), please keep noise to a minimum after 9pm.
* Due to differences in individual allergic constitutions and for food safety reasons, this accommodation does not provide any food for consumption, including milk, coffee, rice, oil, salt and other seasonings. Please bring your own.
⚠️ Important Notice: Building management will directly charge the responsible party a $500 AUD penalty for noise complaints. Your understanding and cooperation are greatly appreciated!
!!! A damage deposit of AUD 500 is required, The property charges this 14 days before arrival. This will becollected by bank transfer. You should be reimbursed within 7 days ofcheck-out. Your deposit will berefunded in full via bank transfer, subject to an inspection ofthe property!!!!
