Our accommodation is made up of four private units on the same property:
- Two Apartments, this listing is the first of the two - both lower Level: Each with 2 bedrooms and their own entrance.
- The main house is on the top level - A spacious 3-bedroom, 3-bathroom home.
- Converted Garage (Right Side): A fully self-contained studio unit.
Each unit is separately accessed and fully self-contained, so youâll have complete privacy during your stay. Outdoor spaces and parking areas are designed to give every group their own space. You may see other guests on the pathways from time to time.
The property adjoins a quiet public park where youâll occasionally see a few local dog walkers.
This apartment is newly built and fully meets Council sound insulation requirements. It sits below
the main house, so you may occasionally hear light, day-to-day sounds from the kitchen above (e.g.,
footsteps or general movement). The noise is usually minimal and infrequent, and most guests find it very manageable. Weâve also engaged an acoustic engineer and will be installing an upgraded acoustic floor layer to the kitchen floor to further enhance sound separation in November.

Check-in is from 3:00pm onwards unless pre-arranged otherwise.
Check-out is by 10:00am.
We ask that the property is left in a tidy state. Unscheduled late check-outs or excessive mess may result in additional cleaning fees.

All our properties are strictly non-smoking. If evidence of indoor smoking is found, a minimum $200 NZD fee will apply for deep cleaning.
đ ïž Damage, Keys & Callouts
We ask that you treat the home with care.
If any damage occurs, keys are lost, noise complaints arise, or an unnecessary callout is required due to guest actions, we reserve the right to charge $60/hr + GST for management time.
đ Please note: Callouts required after 5:00pm or on weekends/public holidays may incur a higher fee to reflect after-hours service costs.
đ„ Guest Numbers & Age Requirement
The lead guest must be 25 years or older and present during the stay. We reserve the right to ask you to cancel your booking if you do not meet the above requirements. We may request ID verification for all guests.
The total number of guests must not exceed the number confirmed in the reservation.

Pets are not permitted unless specifically stated in the listing.
đ Noise
To respect our neighbours, we ask for quiet time between 10:00pm and 7:00am.
Noise complaints may incur a minimum $100 NZD fee.

Parties, events, or large gatherings are not permitted. We appreciate your understanding in helping us maintain a peaceful environment for everyone.
đ§č During Your Stay
We appreciate guests leaving the property as they found it:
- Please donât rearrange furniture or remove items.
- Place rubbish in the appropriate bins.
- Leave keys in the lockbox upon departure.
- All linen is professionally hired â any missing or damaged items may incur a replacement fee.
đš Serious Breaches
We reserve the right to cancel your stay without refund if house rules are not followed. Any illegal activity will be reported to authorities and additional management fees may apply.

Please ensure all children are supervised down the garden bank.

Please ensure all doors and windows are locked when leaving the property.
