Welcome to The Patch House by Sea Maine, a charming and spacious coastal retreat nestled in the serene area of Boothbay Harbor. This private 3-bedroom, 2.5-bath single-family home comfortably accommodates up to 8 guests and is perfect for families, friend groups, and couples seeking a peaceful getaway with timeless New England charm.

Step inside to over 2,800 square feet of inviting living space, including a cozy TV room in the finished basement, perfect for movie nights or rainy-day relaxation. The home features a flexible bedding layout, including a ground-floor room with convertible twin beds, a second-floor full + twin bedroom with a quiet reading nook, and a spacious primary suite with a king bed and two additional twins—ideal for large groups or multi-generational stays. The home has both a full bathroom with a washer and dryer and a 1/2 bathroom on the first floor.

Enjoy a fully equipped kitchen, complete with modern appliances, a drip coffee maker, and all the cookware you’ll need. Outside, you’ll find serene surroundings ideal for morning coffee, quiet evenings, or exploring the natural beauty of the Maine coast. This home does have an outside propane burner and pot for cooking lobsters. We ask that you please do not cook lobsters in the house or in the garage.

Guests can enjoy socializing on the spacious, partially-covered deck, the perfect spot for an evening glass of wine with a view.

Guests may enjoy the dock and float during their stay. Please note that this area is shared with the owners when they are visiting. A private path from the property provides direct access.

Whether you’re kayaking nearby coves, enjoying the harbor’s seafood restaurants, or relaxing by the sea breeze, The Patch House by Sea Maine offers a timeless coastal Maine experience you won’t forget. We encourage guests to reach out to Maine Kayak company to rent kayaks and paddle boards - they deliver!

IMPORTANT:
Instead of placing a security deposit hold on your card, we include a small, non-refundable $25 damage waiver in the reservation total—so your funds remain available throughout your trip. This Waiver covers damages up to $300.

This home is dog-friendly (up to 2 dogs subject to a $200 nonrefundable pet fee)

Please note: Guests who bring unauthorized pets to the property without prior approval will incur a $500 fee and may be asked to leave.
• Quiet hours are 9:00 PM – 9:00 AM. Please respect our neighbors at all times.
• Maximum occupancy is as shown on the listing. Additional guests are subject to $25/person/night and may result in cancellation if excessive.
• A mandatory, non-refundable damage waiver is included in your reservation total in place of a security deposit. Guests remain responsible for damage exceeding coverage or resulting from negligence or rule violations.
• Pets are not allowed without prior approal and non-refundable pet rent.
• No smoking or vaping anywhere on the property (indoors or outdoors).
• Open flames (fireplaces, fire pits, etc.) require prior written approval.
• No parties, events, or large gatherings without written approval.
• Waterfront/dock use (if applicable) is at your own risk and may require an additional waiver.
