Diamonds of Paradise 'House Rules'

Thank you for choosing Diamonds of Paradise! To ensure a pleasant and respectful stay for all guests, please carefully review and adhere to the following house rules.

Guest Requirements
• Age Restriction: Guests must be 23 or older to book. Guests under 23 must provide passport identification (except those under 18) & Approve a "refundable security deposit".
• New, newish or Low-Rated Guests: Guests with minimal or no OTA (Airbnb, Booking(dot)com, Vrbo, etc.) reviews, new to short-term rentals, or with less than a 5-star rating must pay an AUD 800 security deposit upon booking confirmation. The deposit is refundable after checkout, provided the property is in satisfactory condition and all rules are followed. A manual charge will be sent upon request to proceed.
• Maximum Occupancy: Only the number of guests listed in the reservation is permitted. No external visitors are allowed.
• Infants: Bringing infants is at the guest’s discretion and risk, as the property is not specifically infant-friendly.
• Guest Responsibility: Guests are responsible for their own safety and the safety of all others on the property. Treat the property and its contents with care, as if they were your own.

Booking and Cancellation Policy
• Non-Flexible Dates: Bookings are non-flexible, and date changes are permitted only at the host’s discretion, including for travel restrictions, lockdowns, or personal reasons. Guests are strongly encouraged to secure comprehensive travel insurance.
• No Refunds for Early Departure: No refunds will be issued for early departures or unforeseen events.
• Cancellations: The cancellation policy applies regardless of external factors, such as travel restrictions or lockdowns.

Check-In and Check-Out
• Standard Times: Check-in is after 3:00 PM, and check-out is before 10:00 AM. Complimentary early check-in may be offered if the property is cleaned & available early, we will notify you in this case.
• Early Check-In/Late Check-Out: A fee of AUD 95 applies for early check-in (from 1:30 PM) or late check-out (until 12:00 PM), subject to availability and cleaning schedules. If cleaning is delayed, guests may store luggage at the entrance but may not enter until cleaning is complete.
• Sunstays(dot)com(dot)au Direct Booking Benefit: Bookings made directly through our website include complimentary early check-in at 2:00 PM and late check-out at 12:00 PM, subject to availability.


House Rules
• No Pets: Pets are strictly prohibited due to the landlord’s allergies.
• No Smoking: Smoking, including vaping, is prohibited inside the apartment or on balconies. Violations incur an AUD 500 fine & additional cleaning costs and may result in termination of the stay without refund.
• Furniture and Property Care:
o Do not rearrange furniture. A minimum AUD 100 fee, plus additional reset costs, will be charged for violations.
o Remove shoes before walking on rugs to avoid additional cleaning or replacement costs.
o Use the tap/shower near the pool to wash off sand before entering to avoid plumbing or cleaning fees.
o Use placemats under plates and drinks to protect furniture. Guests are liable for replacement costs of damaged items, plus an AUD 99/hour coordination fee and any lost income.
o Do not remove mattress protectors or sleep on unprotected mattresses.
• Minut Device: A Minut device monitors for excessive noise (above 75 decibels), smoking, or tampering. Violations or tampering incur an AUD 100 call-out fee plus additional costs.
• Key Management: Keys include an AirTag for locating lost keys. Do not remove the AirTag. Lost keys (including swipe or parking keys) incur a minimum AUD 300 fee for lock replacement.
• Weather Precautions: As a beachfront property, close all windows and doors during high winds or rain. Guests are responsible for damages caused by failure to do so. No refunds or compensation will be provided for weather-related issues.
• Fire Inspections and Maintenance: Australian law requires access for fire inspections (twice yearly, on random weekday mornings). The host or maintenance staff may enter with 1-hour notice for urgent issues or 24-hour notice for non-urgent issues. If the smoke detector is set off by guest actions, the emergency fire service will attend, and an AUD 2,000 fee will be charged to the guest.
• Construction and Outages: The host is not liable for nearby construction, power outages, or lift breakdowns (average 10 days/year). No refunds will be provided for these events. Guests reliant on lift access should consider this risk.
• Guests who overstay the checkout time will be charged AUD 99 per hour. This fee helps cover the additional wages for our cleaning staff.
• Guests requiring emergency lockout assistance will be charged AUD 200 service fee.

Cleaning and Fees
• Included in Cleaning Fee:
o General apartment cleaning.
o One set of linens (bedding, bathroom towels, hand towels). Replacements are not provided; a washer and dryer are available for guest use.
o Rubbish disposal from bins, excess rubbish must be disposed of in the buildings allocated bins, recycling must be separated into recycling bins.
o Limited bathroom toiletries (body wash, shampoo, conditioner).
o Limited kitchen supplies (coffee, tea, olive oil, Himalayan salt, peppercorns, sugar).
o Limited laundry supplies (washing powder or liquid, general-purpose cleaning spray, cloths, and sponges).
• Additional Cleaning Fees:
o Rubbish or items left around: AUD 99/hour.
o Washing/putting away dishes: AUD 99/hour.
o Last-minute cancellations or early departure (cleaner schedule adjustment): AUD 99.
o Stain, spill, vomit, sand, smell, or fluid removal: AUD 99/hour plus related costs.
o Not returning keys to the lockbox: AUD 99.
o Hiding or not reporting damage or missing items: AUD 200.

Liability
• Guest Belongings: The host is not responsible for loss, theft, damage, or destruction of guest belongings.
• Injury or Damage: The host is not liable for any injury or damage suffered by guests or their party in connection with the accommodation.
• Damage Reporting: Guests must report and photograph pre-existing damage (from three distances) upon arrival. Guests are liable for damages caused during their stay and must report accidents with sufficient photos promptly.
• The host is not responsible for disturbances or inconveniences caused by neighbors, parking lot traffic, fire alarms, or building maintenance, nor for refunds or early checkout due to factors outside the host’s control.

Noise and Conduct
• No Parties: Parties and external visitors are strictly prohibited and will result in immediate termination and eviction without refund.
• Quiet Hours: Guests must comply with Australian apartment laws, keeping noise levels low after 10:00 PM. Excessive noise or rule violations may result in immediate termination of the stay without refund.

Guest Communications
• Response Hours: The host responds to messages between 9:00 AM and 7:00 PM AEST. Messages sent outside these hours will be addressed the next day.
• Issue Reporting: Guests must report concerns (with photos/videos) during their stay to allow resolution or compensation. Unreported issues cannot be raised post-stay for review purposes.
• Reviews: A 5-star review is expected if concerns are resolved or compensated. Unreported issues raised in reviews with less than 5 stars may lead to a removal request via the OTA platform. Guests are encouraged to contact the host immediately to ensure a positive experience.
