Wake up to the soft morning light streaming through the windows, sip your coffee on the outdoor deck as the breeze flows through the open-plan living space, and enjoy a leisurely breakfast overlooking the lush garden. Spend your afternoons lounging by the sparkling pool, or firing up the barbecue for a relaxed alfresco dinner. In the evening, retreat to your beautifully styled bedroom for a restful night’s sleep.
This property is ideal for those needing flexible sleeping arrangements. All linen and towels are provided.
UPSTAIRS:
Upstairs boast an open plan living area and kitchen/dining and 3 bedrooms.
* Master bedroom with queen bed and ensuite (sleeps 2)
* Bedroom 2 with queen bed (sleeps 2)
* Bedroom 3 with 2 single beds and a trundle (sleeps 3)
There is also a large main bathroom on this level with a shower over the bath and toilet.
Cook up a storm in the full equipped kitchen or use the BBQ on the deck. Open the bi-fold doors so you can easily move between the indoor outdoor space, making preparing and sharing a meal a delight.

The expansive upstairs deck has a outdoor lounge and coffee table which is the perfect spot to enjoy a cool beverage which watching the children having a swim in the pool below.
PLEASE NOTE: There is a downstairs office, kitchenette and single bedroom with ensuite that is not available to guests. The property owner's staff will sometimes need to use this space. They will access it from the driveway and will not access the main house or back yard during their stay. you may see them come and go to work.
Following our first guests feedback we have made some updates. There is no carpets in the upstairs area, the lounges have all be steam cleaned, the pots and pans replaced, mould addressed and cutlery draws cleaned.
POOL - the pool is cared for regularly, how if there is some weather that blows debris into the pool there is a net available that guests can use to scoop things out should anything have fallen in.
OTHER THINGS TO NOTE:
ACCESS: You have full access to the upstairs property only. We are just a phone call or message away during your stay.
PARKING: There is parking available in the driveway and under the house. There is height limit of 2m under the house.
INCLUSIVE: As hosts, we welcome all visitors. Overseas guests, people with disabilities, families, and LGBTQI+ friendly.
NOISE: The property is in a peaceful quiet neighbourhood. To respect the peace of the community - we kindly request no loud music or loud parties. Noise curfew 10pm
EARLY CHECK-IN REQUESTS:
May be possible however we do recommend you to plan around a 3pm check-in. When your place is ready, we will let you know. If you require earlier access, consider booking the night before if available. If a guest is checking out on the day of your arrival, housekeeping needs time to prepare everything and we thank you in advance for your patience and understanding.
LATE CHECK-OUT REQUESTS:
May be possible depending on bookings and housekeeping schedules. Please reach out the day before check out to see if this is possible.
STARTER SUPPLIES:
We provide you with complimentary essential starter supplies for your stay. This includes shampoo, conditioner, body wash, toilet paper, and a few other items for your comfort. This is not intended to last for the duration of your booking but to avoid having to immediately head to the supermarket on arrival.
LINEN: We supply hotel quality linen and bath towels for your stay.
LONG STAYS:
All stays 14-28 nights must have a mid-stay cleaning service at an additional cost. This allows for our team to periodically clean, maintain, and inspect the property. This is non-negotiable.
CHECK OUT
We don't want you to do a long list of chores before you check out. We just kindly ask that you put back furniture the way you found it (only if somethings been moved), stack the dishwasher and put the rubbish out. Our cleaners will do the rest.
AGE REQUIREMENT:
We do request that adult guests are over the age of 25 years of age. 18-24 years are welcome if staying with other adults over 25 years of age. Children are welcome.
MANAGEMENT FEE - this is our damage waiver to cover any accidental damages so you don't have to worry - see house rules for the details.
PETS: We are pet lovers, small dogs (max 2) are welcome at the property. We will ask you a little about your pet before they come to stay. We do ask that pets don’t get on the beds and couches. There is a small pet fee of $120 per stay.
NO NOISE AFTER - 10pm and refrain from causing disturbances to the neighbours to avoid having them complain to local authorities.
NO PARTIES - Strictly no parties allowed. Infringement on this rule may result in eviction without refund. Any additional time for the housekeepers to attend or inspect the property outside of their usual cleaning will result in additional administrative fees.
PHOTO ID - We will ask for photo ID and a selfie of the person making the booking, primarily to confirm they are over 25 years of age and match the details of the person making the booking. For 3rd party bookings we will need the photo ID of the primary guest staying at the property.
DAMAGE WAIVER - (management fee). As part of your stay, a non-refundable damage waiver fee is included to cover accidental damage that may occur during your visit. This waiver protects you from being charged for minor, accidental incidents such as broken glassware, spills, or small damages to furniture, up to a coverage limit of $500. Please note, this waiver does not cover intentional damage, negligence, pet damage, or loss of personal items.
If an accident happens during your stay, please let us know as soon as possible so we can quickly plan for any necessary repairs or replacements to ensure the property is ready for the next guest. Rest easy - reporting accidental damage won’t affect your stay, thanks to our damage waiver coverage.

REFUNDABLE SECURITY DEPOSIT - A refundable security deposit may be taken as an authorisation hold 2 days prior to check out and released no more than 7 days later. Some or all of the security deposit may be captured if there has been negligent behaviour or intentional damage to the property.
EMERGENCY CALL OUT COSTS - If the Fire and/or Emergency Services are called out due to a guest fault (including for false fire alarm call outs) the fee will be passed on to the guest to pay.
PETS - Small dogs (max 2) are welcome at the property. There is a cost of $120 per pet per stay. Please make sure you clean up their poo during your stay and upon departure. Please don't allow you pets to sleep on the furniture and in beds.
LOST KEYS OR LOCKED OUT - In the event that keys are lost/ damaged/ locked inside the property any time during your stay or check-out, we may need to call a locksmith and additional expenses will be charged to your account.
CHECK OUT TIME IS 10am unless otherwise agreed. If the cleaner is not able to clean on time, a delayed entry fee may apply. If you require late check-out, please contact the host 72 hours before check-out and we’ll do our best to accommodate your request.
LEFT BEHIND ITEMS - If you leave any items behind by accident, we are happy to post them back to you. However, we will need to compensate our housekeepers or managers for the postage fee and their time.
TOILETRIES - We provide toiletries to get you started. Feel free to visit the nearest grocery store should you wish to restock for yourself.
NO SMOKING - Smoking inside the property is strictly prohibited. Charges may apply for additional cleaning and deodorisation of the property.
EXCESSIVE USE - Excessive use of utilities such as water e,g leaving the water running all day, electricity, and WIFI may result in additional charges.
INTERNET - Please don’t disconnect the internet.
PORTA COT - Where a porta cot is provided, this is used at the guests own risk. The owner and hosts do not accept any liability should anything occur during its use.
- ONLY GUESTS ON ORIGINAL BOOKING may stay overnight.
- NO ILLEGAL ACTIVITY or running a business from the premises.
- BBQ’s - Where there is a BBQ present, please leave it clean. If our cleaners need to clean the BBQ following guest stay then an additional $50 cleaning fee will be charged.
