Situé sur l'eau avec des vues spectaculaires de chaque pièce. Le condo a été entièrement rénové et comprend de beaux meubles, climatisation centrale, cuisine entièrement équipée, laveuse et sécheuse! De plus, nous avons un téléphone avec des appels gratuits vers les États-Unis et le Canada - aucune limite! Internet et téléphone dédiés! Le meilleur emplacement du complexe. Les gens qui restent dans cette unité reviennent chaque année - ils adorent ça! En prime pour nos clients, nous diffusons les Huiles Essentielles Young Living!
Playa del Carmen possède certains des meilleurs restaurants! Marcher du condo à Paseo del Carmen qui est à 2 pâtés de maisons. Curry Omm, notre restaurant indien préféré est à 2 pâtés de maisons. Dites bonjour à Harrish et Claudia! Ils sont les meilleurs!! Essayez Rolandi pour le meilleur italien et poisson. Bob aime le Pescado Livornese. La célèbre Quinta Avenida de Playa est à 3 pâtés de maisons. Xaman Ha est le meilleur emplacement - dans une communauté fermée mais proche de tout. Vous n'avez pas besoin de louer une voiture! Prendre le bus de l'aéroport de CUN pour 12 h 00 et arriver à Playa 45 minutes plus tard. Le complexe de condos est à 45 minutes.

Elva was amazing and very helpful. The condo was amazing, so roomy and had all essentials, the view and the grounds were heavenly! I highly recommend this condo and working with Elva!! OH and definitely use Orlando as your driver to and from the airport, so helpful, he even stopped at the store for us to pick up a few items.

Beautiful condo right in the beach and with excellent pool. Condo was perfect, with lots of space and all the goodies you would need for kitchen etc. Cleaning staff was great. I’ve stayed in several condos in the complex and this one was easily the best one and in the best location! Amazing views, great property and an excellent host. We had a very nice stay and the condo is more beautiful in person. Even though the listing states two bathrooms (toilet and shower), there are actually 4 vanities, each with a sink and hairdryer. This was a wonderful surprise considering there were 5 of us. The grounds and pool are beautiful and the employees were very kind and helpful. The location was perfect, in a beautiful quiet community, and just a quick walk to all the action and the ferry terminal. I highly recommend this unit if you are considering a stay at Xaman-ha.

Beautiful Condo, Great Location

We loved our stay at the Xaman Ha Condo! It's a nice, clean condo with a beautiful view. Daily maid service helped keep us clean. The condo facilities and staff are great. And you can't beat this location! It's within walking distance to everything. We would definitely stay here again!

This place is truly a hidden gem, the condo is beautiful, clean and fresh (the air conditioner worked amazing as the weather was very hot) the view from from balcony, and bedrooms is breathtaking with ocean view. This home has everything you would need in a home away from home. 10/10 recommend.

Amazing family vacation!

We had a wonderful stay at Xaman Ha with our 4 kids and parents (8 people total). We almost don’t want to tell others about this gem because it is just perfect. The location is absolutely the best. A beautiful beach and pool view because both are right outside the door. The pool bar staff are awesome and make great drinks. You can walk to 5th avenue in minutes but you can hear anything from the condo. We had everything we needed in the suite. It was better than the photos. Ask for Robin if you want groceries or a meal prepared. He’s lovely. Thank you!! We will be back!

Nothing but the best to say about this property, very clean, excellent location, very responsive and friendly owner, great tips to enjoy the vacation, etc. etc.. Also, right above the water and pool it seemed. The best was the veautiful view of the sunrise over the ocean right from the bed in the master bedrom without having to even move. We'll be back for sure.

Spring Break with Our Adult Children and Their S.O’s

We had a great time! Loved the condo, loved the oceanfront pool & bar, loved Playa del Carmen, which you can walk to for restaurants and shopping. We didn’t rent a car. We hired the driver (Orlando) the owner suggested to get us to and from the airport and we hired Robin, suggested by owner, to leave us groceries, quesadillas, margaritas and beer for our evening arrival. We used the front desk for help with a Chichen Itza/Cenote tour and a snorkeling tour to Cozumel. Highly recommend this condo.

Absolutely wonderful!

Perfect accommodations, centrally located to all the activities we wanted to do. My husband and I stayed with our 2 teens for 11 days in June-July 2022. We visited several Xcaret parks, Tulum, Cozumel, Playa’s Fifth Avenue, Isla Mujeres and more. Excellent communication with the owner. We couldn’t have asked for a better condo in Playa Del Carmen. We already miss the sound of the waves crashing on the beach, our gorgeous views from the condo, the pool, the breeze from the balcony, the pool bar, etc. Everything exceeded our expectations! We hope to return someday.

Perfect Except Check In and Warm Water

This condo, I thought, was actually better in person than the photos show. the kitchen is newer. Lots of space to sit and read in two of the bedrooms. You cannot beat the location - a small condo complex with a short walk to the pool and beach as well as the south end of the famous Fifth Avenue for shopping and restaurants. We ate in all breakfast and lunch and made meals times for our family of six throughout the week. Check-in, however, was less than ideal. We went to the lobby to get our wristbands, but our code did not work. It took about 45 minutes to have someone come with a completely different code to get into the unit than we were provided. Also, the warm water was not plentiful in the shower for the six of us. All that being said, we’ve stayed at another unit in Xamen-Ha a few years ago. This was the best. We’d return.

Wonderful condo

This was the best condo we have stayed in at Xaman Ha so far. The view is lovely, but even more important to us was that the beds were very comfortable-esp comparing them to most beds in Mexico, which are rock hard. The condo was also equipped with everything you could possibly need while in another home-even had salt and pepper, other spices, dish soap, hand soap, dishwasher detergent, and laudry detergent. Most places make you bring your own, so this was an added bonus. The condo is also decorated very nicely, and the vanity area in every bedroom was an added plus. The owners were awesome to work with, as I had many questions before our trip and a couple more once we got there. The use of "Alexa" in the condo was also fun. We loved playing song quiz and movie quiz on it. I will mention that Xaman Ha condos are the best location to stay in Playa del Carmen. It is right off the end of 5th ave shopping, dining and bar area, so it makes it easy to walk there for dinner and drinks, yet it is still quiet. Best of both worlds! The pool is great with a fun bartender who makes the best guacamole! We would definately stay in this condo again. Thank you for a wonderful spring break trip with the family!

Upon checking in the door code was incorrect but we managed to locate a property employee who placed a phone call to get the correct code, no problem. The following day while at the pool my daughter called me from the room stating there was an intruder in the condo. I ran to the room to find A male subject leaving out the door of the condo. He claimed that he misread the condo door room number, but somehow his pass code allowed him into the room. Immediately called the owners, ran it by them what just had occurred and they looked into the issue. After several phone calls it was determined the male subject and his family had made a mistake in room number but had the same pass code. Never saw or heard from that family again. Overall it went well and no one was hurt. I would recommend this location to others. Lots of seaweed at the beach but that mother’s nature at work.

Xaman Ha's best of the best--at Playa del Carmen's best beach

Xaman Ha 7201 is the best of the best! We have tried several of Xaman Ha's gorgeous condos over the years, and 7201 not only has the most beautiful AND convenient location vis a vis the excellent pool and most private, yet centrally located beach in Playa del Carmen, but is updated to the max. Beautifully updated interior design, great lighting, and a better, newer kitchen than most folks have at home large microwave, Bosch stovetop, oven, dishwasher (a rarity here), and large fridge. Every bedroom and the living room has a good sized flatscreen TV with cable, and they even have Netflix. They also have a direct phone to the US, which can be very convenient. Their wifi was top notch, especially for this area where it is sometimes dicey, and we our cell coverage never faltered inside the condo (some condos you have to wander around to find a few bars). The master bedroom has huge picture windows towards the Caribbean on two sides, and a door to the patio, which is optimally situated to catch the winds from the sea (unlike the other side of the Xaman Ha complex). The bathrooms have been remodeled with modern shower designs. There is a small library of books for the sunburned or homebodies, if they can't find a show to suit them on Netflix or HBO. They even have a great stereo system. ...and a very convenient parking space! The management company is friendly and helpful, the front desk provides concierge service better than most US hotels, and the pool bar is a great hangout with better food and prices than most neighborhood joints in the US. In our humble opinion, Xaman Ha 7201 is the best vacation home in the world.

Better than expected!

Can't think of a better place than this unit in Xaman-Ha. Property is very close to everything in Playa, while also in a gated neighborhood with 24/7 security and the feeling of being somewhat secluded. Property owners were very responsive. We had a mishap on our end getting into the condo at 9pm on Friday and they answered the phone and got us corrected and in the unit. Condo is right on the beach with a private pool that overlooks the sand. The only negatives we encountered were: 1-the seaweed. However, this is not a problem of the condo. It's a problem in the whole Riviera Maya. And the condo association did a great job of cleaning a good portion of it up every morning. We still enjoyed the sand and the beach in the areas that were fairly cleaned up. It should be noted that many public beaches are closed due to seaweed, so the fact that this beach was usable was fortunate. 2 - The swim up bar attendant was not very friendly and had more than just our group on edge. While there, we spoke with 2 other parties that had unpleasant interactions with Robin, the swim up bartender/cook. We understand he's been there a long time but from the first minute it was like walking on egg shells while he was there and even when ordering from him, it was just like we were an inconvenience that we were there swimming in "his" pool. Nothing that would cause us to not return, but we did only order lunch and drinks from him the first of 6 days we were there. We made other arrangements for drinks and lunch after day 1. If you're looking for a place to stay in Playa, don't hesitate to stay here. We'll definitely look to book here again in the future.

Excelente lugar!!!

El condominio está muy bonito, mucho espacio. A mi familia y a mi nos encanto este lugar. Es como estar en casa. Tiene todo lo que necesita para cocinar. Incluye agua para tomar y tiene lavadora y sequadora, eso ayuda muchísimo. Los dueños muy amables siempre están al tanto, contestan pronto a cualquier pregunta o duda que tengamos. Nosotros disfrutamos mucho nuestra estancia aquí. Viajamos mi esposo y yo con tres adolescentes y cada uno tenía su cama. Esta muy cerca de la quinta avenida y del ferry para ir a Cozumel. La dueña nos recomendó a Orlando para transporte y muy buen servicio. Nos llevo a Xplor y nos trajo de regreso, se los recomiendo. Pero igual si camina un poco hay servicio de taxis o está el camión Ado. Mi familia y yo si regresaremos a este lugar.

Awesome rental

Great communication with the owner. The property felt like a home away from home. I never figured out the coffee maker but Starbucks was less than 10 mins walking distance. Definitely would stay again

My wife and I have been vacationing in Yucatan since 1971. Upon retiring we decided
to purchase a condo to spend more time in the place we love. We bought a second condo in Xamanha in 2006. We remodeled both our 2 bedroom/ 2bath and our 3 bedroom/2bath condos and set them up as second homes with such features as cental a/c, high speed internet and voip telephones which gives us free unlimited calls back to the US and Canada.

Xamanha in Playa del Carmen has some of the best beaches to be found anywhere in the world. Our complex is in a quiet gated community only a few blocks from all the action of 5th Avenue.
