We had a really nice time at the location. It was clean and well stocked. We enjoyed that is located beachfront and had an incredible time at the beach. Our dogs loved their morning walks! We loved how much beach time we had and had a comfortable stay.

The property is fine. Itâs got what you need but itâs in need of some updating. There are two beds to each room but the house could never accommodate as many people as it sleeps. That would have been fine but the water pump failed in our last day so we didnât have any running water (no shower) but most importantly no working toilets. When I asked the owner for a partial refund she said sheâd get back to me but never did. We shouldnât have had to pay for the last night as the house wasnât in working order I would avoid this property
The location was excellent, my only issue was the lack of outside seating, lawn chairs and so on, but the place was clean and the beach was gorgeous, I would recommend and I would stay here again
Our unit was difficult to get toâŠ.lots of stairs and steep terrain. If you wanted to be outside, there was absolutely no shade, no chairs to sit in and difficult access to the beach. We had to use the neighbors property to get to the water. This was an expensive rental for three days of discomfort. My recommendation would be to go elsewhere.
We were so excited to stay in Las Conchas again (we have rented homes there for the past 4 years and have loved every one). This listing was not as advertised! It was listed as having two queen beds, it had TWO FULL SIZE beds. It also had NO SHADE, including the porch. Low Tide is the bottom of a home- NOT A PRIVATE home- there are 3 other units part of this property. The property manager Robert was great, including when we ran out of propane. WOULD NOT RECOMMEND! The home owner never responded to my text message about the misrepresentation of the bed sizes. AVOID THIS OWNER and her properties.
We love this property and have come back two years in a row. This time staying in low tide opposed to high tide we get the feel that everything needs to be tightened up a little bit, literally and figuratively. Linens in bed had hair on them so maybe cleaner for future. Railings on bunkbeds are barely hanging on and not safe for children. Chairs and barstool let need to be tightened up as they seem to be about to fall apart. Could invest in some new beds and chairs for guests to use on the beach. Would also be very helpful to be able to park near low tide to not have to carry everything up and down the hill as well as safety for our vehicles in the driveway. Roberto was great and on top of the hot water heater that didnât work for the first day and a half.
We had such a great time! My 4 and 2 year old could walk around in the tide pools and play in the shallows independently while my spouse and I relaxed or joined in the fun. Rocky Point is our happy place! The ac units in each room worked great and the rental was comfortable. The propane ran out, but the property manager responded very quickly and resolved the issue. Also, I may have missed this detail in the listing, but you, as the renter, are to bring trash bags, paper towels, and toilet paper.
We really enjoyed our time and canât wait to stay in Rocky Point again.

Cute, well-lit budget-conscious rental unit on a quiet beach with a few vendors.
The Property manager (Robert) was so easy to work with - very responsive. Unit is right on the beach - super location. Nice common area. A/C units ROCKED! Water pressure is GREAT! Windows seem rusted shut but it was too humid to open them anyway.
Each bedroom had a queen bed and a set of twin bunk beds. The twin mattresses were comfortable. The sheets were clean.
There are no closets in the entire unit, no dressers in the bedrooms and 1 luggage rack total, so our suitcases were on the floor at night and on the bed when we were not sleeping.
Each bedroom has a bathroom inside with a toilet, small sink and corner shower (no shower door or shower curtain). Sadly, the doors for both bathrooms need to be replaced - the property manager asked us not to use or close them. The net situation was that - if you needed to use the restroom, anyone in the bedroom had full view. This was especially uncomfortable as each of our rooms had both males and females. The only way for privacy was to be in the bedroom alone and close the door. This was horrible when getting ready for bed or using the bathroom in the middle of the night and it made getting ready concurrently very difficult....
Kitchen was well stocked for pans, good blender, toaster, etc, but the garbage pullout was broken so we had to look at our garbage and recycling all weekend.
Items of note: There were not any extra kitchen garbage bags or a receptacle for recycling. No extra towels. No washcloths. No extra bedding. (These things may have been available if we had asked Robert.)
We would consider staying here again, once the bathroom doors and garbage cabinet are functional again.
If you are planning a visit, bring
1. Extra garbage bags
2. Washcloths if you use them
3. Extra towels if you need more than the included medium 6 towels
4. A little Dishwasher soap - really hard to find in RP
5. Maybe cheap Standard door width tension rods and an extra sheet if the bathroom doors aren't fixed yet.
6. Your own pillows.
7. Cash in small denominations. Don't bring $100 and $50s - but $20/$10/$5 for sure. Beach vendors will deliver cocktails 'con alcohol' and food right to your beach chairs.
Absolutely beautiful scenery, this house has everything you could need in a really family friendly area at Rocky Point. We had an amazing time, check in and out was super easy and property manager was very helpful.
Great place located on the beach. Close to town and Malecon. Beach has vendors for drinks-food-hats-massages and bananna boat/jet ski rides! Robert sent map info and was quick to respond to texts and provided everything we could need. Perfect space for our family of 5 and our pets.
Great location, (best part of the beach). We had a great time. The House came well stocked but could use some large mixing bowls for salad etc. Property manager Roberto is easy to contact and very prompt answering requests. It's a bit of a trek down the driveway to the casita ( steep grade, maybe bring a cart ). Overall, we would love to stay there again.
Low Tide is a gem. The beach is superb. The unit itself is very comfortable. Wifi was excellent. Air conditioning likewise. Highly recommended overall. The people of Puerto Peñasco were very friendly. We will return for sure.
Caution: If you cross the border at Lukeville/Sonoyta be aware that the police in Sonoyta are up to their usual tricks. We were fined $60 because we did not wait 3 seconds before proceeding after we made a complete stop at a stop sign. Supposedly this is a rule in a school zone. There were no school zone signs however. Also the officer suggested we pay him cash.
We enjoyed our stay very much in spite of a few small insects. Checkin was smooth and Rob touched base with us several times during our stay to make sure we were happy. We will come back again!
Low tide was a great place to stay in Las Conchas.
Pros: Location to beach!! kids loved playing right out front in the sand. short walk to the water. Very safe.
The dishwasher was broken which i didnt find out until after I had it completely loaded. Lots of DVDs but there was no auxillary cord to conncet player to the tv. Also the firepit is not usable. rusted and broken, no longer round table on patio as pictured. Two metal picnic tables.
We had a little trouble getting in due to the fact that the wifi info I was sent wasnt accurate and I didn't have cellular service set up to receive the door code and couldnt make any calls!!!
It all worked out and Robert addressed any concern that we had promptly. I would definitly stay here again.
It's steps from the beach as mentioned in the ad. Communication and check in were smooth with no issues. Robert checked with us to make sure everything was good. The only small things that would've made the stay 100% would've been a working grill, a door mat to cut down in the sand, and I think the fire pit has seen its last fire long ago. Seemed as it was used as an ashtray prior to our stay. All minor stuff when you consider how great of a place this really is. Two seperate bedrooms with bathrooms. Strong air conditioning, solid wifi, and again, steps from the beach. It worked out great for our stay. Thank you for inviting us to your home.
