A Home to Relax and Unwind
The open-plan living and dining space brings the whole group together, with plush corner sofas, a big smart TV, and foosball and air hockey in the same room so meals roll straight into game nights. Out back there is an enclosed lawned garden with a patio, a BBQ spot and a hot tub for evening soaks. The full kitchen looks over the garden and has everything for cooking and meal-prep on longer stays.

The Layout

Living and dining area: Open-plan hub with corner sofas, big smart TV, glass dining table seating six, plus foosball and air hockey tables.

Kitchen: Full kitchen with fridge freezer, oven, hob and washing machine, with garden views.

Bedroom 1: Bunk bed.

Bedroom 2: Bunk bed.

Bedroom 3: 2 double beds.

Bedroom 4: 3 double beds with an en-suite bathroom attached.

Bathrooms: Two in total, including a sleek grey en-suite with corner shower off the largest bedroom, and a marble-tiled bathroom with a full tub.

Outdoor space: Enclosed lawned garden with patio, BBQ spot and a hot tub. Private compound parking for up to 4 cars.

Location
The house sits in a residential pocket of Rochdale, a historic Greater Manchester town wrapped in Pennine countryside. The town centre and its heritage sit a short drive away, with green space and nature reserves close by for days outdoors. A car makes the wider area easiest to explore.

Good to Know Before You Book
The house is set across several floors, so all bedrooms are reached by stairs and there is no lift. Two of the loft rooms sit under a sloped ceiling, so headroom is lower at the edges. The two bathrooms are shared between the four bedrooms, with one en-suite off the largest room. The hot tub and enclosed garden are used at guests` own care. Check-in is from 16:00 with self check-in via a lockbox, and full instructions will be sent on the day of arrival.

Extra charges
Early check-in of up to 2 hours can be added for £100, and late check-out of up to 2 hours for £100. Both are subject to availability and can be requested after booking through a secure third-party platform.

Booking policy
Guests are required to pay a security deposit of £300 prior to their stay. This is fully refundable pending no damages or excess cleaning being required. This will be a pre-authorisation hold on the card taken at least 24 hours before you check in, and is automatically released within 3 days after check out.

Full payment is due 30 days before arrival and will be automatically charged to the card on file. If payment fails, it must be completed within 24 hours or the booking will be cancelled. Early payment is allowed; card fees up to 3 percent are non-refundable if cancelled.

Cancellation policy
Full refund if cancelled 30 or more days before arrival. Fifty percent refund if cancelled fourteen to thirty days before arrival. No refund if cancelled within fourteen days of arrival.
