Main Description
Cobblers Cottage is tucked away in an elevated position above the street, accessed via shared steps, and enjoying beautiful views over the rocky river and out to sea. It's a traditional cottage with real charm, the kind of place where you settle in, light the wood burner and feel immediately at home.

The accommodation is arranged across two floors. The double bedroom and shower room are on the lower ground floor, while upstairs you'll find the open plan living and dining room, complete with a window seat making the most of the views and a lovely wood burner for cosy evenings. The kitchen has everything you need for a comfortable self-catering stay, and outside there's a small seating area by the entrance, ideal for an evening drink or a simple al fresco meal.

Lynmouth is one of the most dramatically situated villages on the North Devon coast, nestled at the confluence of the West and East Lyn rivers where they meet the sea, deep in a gorge beneath the twin town of Lynton. Together the two villages sit within Exmoor National Park, surrounded by wooded valleys, tumbling waterfalls and spectacular coastal cliffs in an area often described as 'Little Switzerland'. The famous Victorian cliff railway, which has linked the two towns since 1890, remains one of the most remarkable in the world.

The surrounding area is exceptional walking country, with hundreds of miles of marked footpaths crossing open moorland, river valleys and coastal paths. Local highlights include the Valley of the Rocks, the National Trust's Watersmeet, and the chance to spot Exmoor ponies, red deer and birds of prey on the open moor. Lynmouth itself has a harbour, riverside walks, pubs and restaurants, and its own beach just a short stroll away. Further afield, the beaches at Saunton Sands, Woolacombe and Croyde are well worth the drive.

Indoor Description
The kitchen at Cobblers Cottage is fitted with an electric hob, electric oven and microwave, and a fridge. Additional equipment includes a kettle, toaster and a selection of cookware, utensils, crockery, cutlery and glasses.
There is a Freeview TV in the living room, and Wi-Fi is available throughout the property.
The property has electric heating throughout and there is a wood-burner in the living room. Electricity and heating costs are included in the price of your stay. Please note that kindling and logs for the wood burner are not included and will need to be sourced locally.
Bed linen and towels are provided. Please bring your own beach towels if you plan to take them away from the property.
A welcome pack will be waiting for you on arrival, comprising of fresh milk, tea, coffee and newly baked cake.

Outdoor Description
There is a small seating area directly outside the cottage entrance, next to the shared steps to access the property (shared with the property opposite). Here you can sit out and enjoy the fresh sea air; perfect for a morning coffee or an evening drink watching the world go by below.

Cobblers Cottage is set in an elevated position above the street in the heart of Lynmouth, with the harbour, riverside walks, pubs, restaurants and cafes all just a short stroll away. The beach is approximately a quarter of a mile from the property.

Parking
There is a public (pay and display) car park a short distance from the property.

Pets Description
Up to 2 well-behaved dogs welcome for supplement of ÂŁ15 each. Please do not leave dogs unattended in the property and they should not be allowed on the furniture.

Restricted mobility
The property is accessed via stone steps (with hand rail) up to the front door. We suggest it's not suitable for someone with limited mobility.

Exit in case of emergency
Exit on the first floor is through the front door. Lower ground floor exit through the front windows which can be opened fully if required.

Christmas / New Year
The property is available over the Christmas period, guests should provide any festive decorations.

The region
Lynmouth is a sheltered harbour village on the dramatic North Devon coast, where the East and West Lyn rivers meet the sea within Exmoor National Park. Often called 'Little Switzerland'.

Shelley, Coleridge, and Wordsworth all found inspiration in these steep wooded valleys. Today the village is the meeting point of four long-distance trails: the South West Coast Path, the Two Moors Way, the Coleridge Way, and the Tarka Trail. The famous Lynton and Lynmouth Cliff Railway, a Victorian water-powered funicular opened in 1890, connects the harbour to the cliff-top town of Lynton 500 feet above.

Lynmouth has a good selection of pubs, restaurants, and cafes within walking distance of the harbour. Lynton, reached by the cliff railway, road, or footpath, adds a small cinema, independent shops, galleries, tennis, and bowls. The larger towns of Barnstaple and Minehead are approximately 19 and 17 miles away respectively, offering supermarkets, high street banks, and wider services.

Exmoor is an International Dark Sky Reserve, making Lynmouth an exceptional base for stargazing on clear nights.
