Boathouse Bliss - sleeps 6 guests in 3 bedrooms

Boathouse Bliss is a superb beach house, once a 60 foot Coaster (called St Annes) used for transporting goods in the sea and along the Heacham River. The cabins from the original boat are now embedded within the house and the owners have retained the boat house feel with nautical touches throughout. The house has a spacious open plan living area with views to the front and back and three well presented bedrooms and two shower rooms and a bathroom with roll top bath. There is a large garden surrounding the boathouse, with two decked areas to the front and one decked terrace to the back, a perfect area to enjoy the stunning views overlooking the river and open countryside at the back. There is direct access onto the sand dunes from the front, ideal for beach days or you can watch the evening sunset over water while it sets in the West! The land behind the boathouse, looks towards RSPB Reserve at Snettisham and is part of Ken Hill Farm which was used by the BBC to film Spring and Autumn Watch from 2021-22. The bird and wild life around this superb holiday house is truly second to none. This location and all the surrounding houses on Heacham South Beach was used in the recent (2025) filming of Love Of Your Life (film).

The property has been furnished in a nautical themed style.

There is an light open plan kitchen/ sitting/ dining area with views across the river.

Kitchen/dining area: a well equipped kitchen with an electric oven and hob and a large Aga fridge and freezer, slim-line dishwasher, washing machine and a microwave. There is a large table and dining chairs with windows overlooking the front.

Sitting areas: The boathouse enjoys two adjoining sitting areas both with wood burning stoves, comfortable sofas, chairs and occasional tables, the back sitting are has lovely views across the river. Decorated in a nautical style with two comfy leather sofas, a digital TV and Wifi box to enable the TV to become Smart.

Bedroom 1: with stunning views across the river, a super king-size bed, bedside tables and lamps, built-in wardrobes, full length mirror and an occasional chair.

En-suite to bedroom 1: with a walk-in electric shower cubicle, hand basin and WC.

Bedroom 2: with a king-size bed sleigh bed, bedside table and lamp.

En-suite to bedroom 2: with a walk-in electric shower cubicle, hand basin and WC.

Bedroom 3: has a small double bed.

Bathroom/Bedroom 3 En-suite: with a sumptuous roll top bath, hand basin and WC.

Outside

Boathouse Bliss is accessed via an un-made road from the Heacham beach car-park. At the front there is masses of parking space and access onto the dunes and beach.

At the rear of the boathouse has is a decked balcony, with a table and chairs, which overlooks the river and has lovely rural views. To the front there are two further decked areas creating a choice of seating areas.

There is a lawned garden which is not fenced and leads directly to the river, so please be aware that this is not secure for small children and they should not be left unsupervised. Please note that the river is muddy and boggy, so not suitable for paddling or swimming. Those fancying a dip are advised to go into the sea instead!
