Located in the cozy village of Baveno, Villa Romantica is a beautiful and property with the view of the famous Lago Maggioreâs Borromeo Gulf, only one hour drive from Milan, the property is within walking distance from all kind of services such as shops, restaurants, the Villa was built in the 17th century on an ancient monastery, it is surrounded by a large terraced garden, with a private pool (16x4 mt) facing the lake. The property is furnished with a mix of modern and antiques design with some pieces that have belonged to the family ownerâs for hundreds of years.
Please notice that the local train passes 250 meters from the property, (downhill and separated by other properties, trees, and bushes).
===== ACCOMMODATION DESCRIPTION =====
- Total House Villa and dependence: 760 sqm;
- Each dependence is 80 sqm, thus total 160 sqm;
- Total garden 1.5 hectare;
- Apartment or dependence ground floor - garden 200 sqm;
- Apartment first floor - garden 200 sqm;
The main villa develops on 3 floors. There are 3 bedrooms areas for a total of 6 bedrooms and 3 bathrooms. Each group of bedrooms (A), (B), (C) share a bathroom. Not suitable to people with walking difficulties. Please notice that fireplaces are not working. There is an IPod player, a stereo, TV, one Play station.
The villa has no AirCo but the combination between the thick walls and the shadow of the centuries old trees in the surrounding garden keep the air temperature inside very pleasant. Fan in every bedroom. Hairdryer in every bedroom.
GROUND FLOOR: Living room with access to the garden and to the Andalusian patio, table for 8 pax, two comfortable sofas, decorative fireplace, TV (Sky)
Fully equipped spacious kitchen: 6 burns stove, electric oven, large fridge with freezer and ice maker, dishwasher, coffee maker, microwave, table for 6 people.
Andalusian Patio spacious courtyard with 2 tables one for 8 people and one for 4 people.
Toilet room.
Laundry (access from the patio) washing machine. Please note: the staff has access to the laundry.
SECOND FLOOR: Master bedroom (A) with lake view.
Twin bedroom (A) accessed by the patio.
Bathroom (A) with tub (this bathroom can be accessed directly by the two rooms)
Sitting room
Twin/Double bedroom (B) lake view - the beds can be pushed together.
Twin/Double bedroom (B) with study room â (the room features 2 levels: study room with desk, Tv and printer with the twin/double bed in the loft upstairs - view towards the village- the beds can be pushed together.

THIRD FLOOR: Double bedroom only (C) lake view and access to the terrace.
Twin/Double bedroom (C) lake view and access to the terrace (this bedroom can be accessed only from the terrace or through the other bedroom - the beds can be pushed together)
Bathroom (C) with shower (the bathroom can be accessed only passing through the twin bedroom)
The interiors are bright and nice furnished.
Please note: the very nice and well-behaved caretaker lives on the top floor of the property in a separated unit with independent entrance.
THE GUESTHOUSE
With beautiful outdoor private area and develops on 2 levels featuring 2 apartments, (approx 80 square meters each)
Ground Floor unit: Living area with sofa and kitchenette, twin bedroom (beds can be pushed together), bathroom with shower, washing machine.
Upper Floor unit: Lake view living area with sofa and kitchenette, double bedroom, bathroom with tub.
Please note: the main villa and the guesthouse CANNOT be rented by different groups.
The guesthouse will be rented only together with the main villa.
Occasionally the very discrete owner and his wife will use one of the units. In this case, a small part of the garden, the one in front of the guesthouse, will not be accessible.
The property features: the Main Villa (sleeping 12 people), the Guesthouse (4 people) and the magnificent garden designed in the twenties by Maurice Blondel. Villa Romantica is not suitable to people with walking difficulties.
Please note that at Villa Romantica weddings and other celebrations are not allowed.

Villa Romantica is located 500 meters uphill the cozy village of Baveno, where you can find restaurants, bars and grocery. The villa is also close to Stresa (5 km) and less than 60 Km from the International Airport of Milano Malpensa and it can easily be reached in about one hour by highway or by train from the Milano Centrale station.
Lake Maggiore has excellent transport connections most visitors will spend their time exploring the lake, stretching northwards from Arona to Switzerland. Both buses and ferries connect the lakeside settlements. There are other options for exploring though. Milan is a short train-ride away for those in search of some city life. The Swiss border is only 40 minutes' drive from Baveno.
Rental rules:
Minimum stay 1 week; changeover day: Saturday.
Check-in: from 4pm to 7pm; Checkout: 9am
The security deposit is 1500 Euro that will be collected (in cash) on arrival and it will be returned upon departure less any charge in case of damage to the property.
