This magnificent villa, located between the villages of Veyrier-du-Lac and Menthon-Saint-Bernard, is the ultimate holiday home: Featuring large bay windows, a state-of-the-art kitchen, an infinity pool, terraces with lake views, a jacuzzi, and a large garden with outdoor games; it is also perfectly situated just a 10-minute walk from the lake, restaurants, bakery, cycle path, tennis club, and beautiful walks right on your doorstep.
This stunning villa, designed by the architecture firm Archidomo to integrate the magnificent landscapes of Lake Annecy into the living space, is a haven of peace and well-being.

Its unique features include:
-An exceptional living area with a kitchen and ultra-modern appliances,
-Sliding bay windows opening onto the terrace and outdoor dining area facing the lake,
-A wellness area suspended above the lake: infinity pool, jacuzzi, and relaxation space,
-Entertainment facilities: sound system, large television, foosball table, ping-pong table, pétanque court,
-An internal elevator serving all floors,
-A large double garage for storing bikes and sports equipment, as well as a covered outdoor parking space.
On the ground floor are the entrance hall with storage, a large double bedroom with an en-suite bathroom, an office space, and a large double garage.
Level 1 is the main living area, offering a breathtaking 300-degree view of the lake and mountains.
The large ultra-modern kitchen, dining room, and living room are interconnected, all facing the lake, with bay windows and sliding doors opening onto the large wooden terrace, the pool, and the outdoor dining and relaxation area. An ideal place to enjoy an aperitif at sunset, practice yoga at sunrise, or sunbathe! A large awning and electric shutters are installed throughout for your comfort.
Along the side of the house and next to the kitchen, a lovely sheltered space with an outdoor dining table and barbecue extends.
At the back of the house, a beautiful flat and shaded garden allows you to play ping-pong, pétanque, or relax in the coolness of the trees.
On the same level, there is also a modestly sized double bedroom with an en-suite bathroom (shower and WC).
The dining room is an extension of the kitchenâs solid wood countertop.
The living room is furnished with a large corner sofa, arranged to enjoy the view at all times.
A large bookshelf with a selection of books and games surrounds the fireplace, near which the foosball table invites you to spend good times with family.
On level 2, you will find: 3 double bedrooms and a family bathroom:
-The large air-conditioned master bedroom with lake view, its adjoining master suite with a large bathtub, walk-in shower, double sinks, WC, and large dressing room.
-This level also includes 2 additional double bedrooms with large double beds that can be separated into twin beds, sharing the family bathroom. All bedrooms are equipped with electric blinds.
All floors are served by an elevator.
Outside, you can park two cars in the garage and two in the driveway.
The property is secured by an electric gate.
Around us:
A few meters from the villa, along the main road connecting Annecy to Talloires, is the cycle path. It circles the lake, making it very easy to reach Annecy by bike.
To get around the neighborhood, the municipality also provides free electric buses all summer (the stop is a few meters away on the main road). Electric bikes for adults are free for 30 minutes, which is usually enough to reach the nearest village or Annecy and park them in a designated area. Water shuttles also regularly depart from the port of Veyrier to Annecyâs old town (service to be confirmed for 2025).
The villa is located halfway between the villages of Veyrier-du-Lac and Menthon-Saint-Bernard. Veyrier is about a 10-minute walk, and Menthon is 10 minutes by car. Both offer a wide range of small shops: grocery store, bakery, butcher, pharmacy, newsstandâŠ
The nearest beach, Plage de la Brune (paid entry in summer), is accessible on foot in about 25 minutes or 9 minutes by bike. An ideal space for the whole family, it is shaded by trees, has a small restaurant, and hosts live music groups on summer evenings.
The tennis club and water sports centers are also nearby. In summer, local clubs organize activities combining wakeboarding, tennis, or sailing for children.
The waterfront is freely accessible at many points along the lake in Annecy, Menthon, and all along the cycle path. The nautical clubs in both villages offer paddleboarding, kayaking, and pedal boat rentals, as well as sailing lessons. Veyrier also offers diving courses; boats of all sizes can also be rented there.
Wonderful hiking trails are close by: Mont Veyrier with its iconic views of the lake; in Menthon, the Roc de ChĂšre is a beautiful forest nature reserve offering superb hiking trails from Menthon to Talloires, with breathtaking lake views. In Talloires, you can visit the Angon Waterfall or admire the best views of the lake from the Col de la Forclaz, a climb famous among cyclists. An easy and refreshing walk in Menthon is to visit the castle from the town center, winding through the village and taking the forest path. The ChĂąteau de Menthon is so beautiful that it is said to have inspired Disney!
Further along the lake is the Bout du Lac Nature Reserve, the source of Lake Annecy, where you can observe the lakeâs wildlife.
And of course, donât miss visiting the old town of Annecy, with its many canals, streets lined with cafĂ©s, ice cream shops, and restaurants, the Pont des Amours, and the ChĂąteau. We strongly discourage driving to the town center due to very limited parking. Buses and bikes are highly recommended and much more environmentally friendly!
Guests have access to all areas except a few closed storage cupboards.
Due to its many high-end furnishings and equipment, the pool, jacuzzi, sauna, and elevator, the property may not be suitable for families with young children. If you have children, we ask you to supervise them closely.
Despite the elevator, this property is not equipped for Persons with Reduced Mobility.
