The Space:

🏡 Top-Floor Studio in Hollerich, Luxembourg City

This 20 m² studio is on the top (4th) floor of a residential building in Hollerich, on a calm street within walking distance of the city centre. Every bit of space is put to good use, and it sleeps two guests.



🌆 Living Area with City View

A large window frames views over the rooftops of Luxembourg City. The living area has a sofa, a round dining table for two and a wall-mounted Smart TV, with built-in shelving for storage.



🛏️ Sleeping Nook

The queen bed (160 cm) sits in a cosy built-in wooden nook with soft lighting and a low ceiling above, so it suits guests who don't mind a snug sleeping space. Bed linen is provided.



🍳 Kitchenette

The well-equipped kitchenette has a stove, oven, refrigerator, dishwasher, coffee maker, kettle and toaster, with cookware, dishes, glasses and cutlery.



🚿 Bathroom

The modern bathroom has a walk-in glass shower and a freestanding washbasin, with towels, shampoo and a hair dryer provided. It is separated from the living area by a decorative glass partition, so there is limited privacy.



🧺 Laundry

A combined washer-dryer is available in the building's shared laundry room in the basement, and an iron is provided. Central heating keeps the studio warm in winter.



📍 Location and Getting Around

A bus stop is right outside, with connections to the central train station and the city centre, which can also be reached on foot. Public transport is free throughout Luxembourg.



ℹ️ Good to Know

The elevator goes to the 3rd floor, followed by one flight of stairs to the studio. As a top-floor studio with no air conditioning, it can get warm in summer. There is no parking.



Guest Access:

Guests have the entire studio to themselves, plus the building's shared laundry room in the basement. The studio is on the 4th floor: the elevator goes to the 3rd floor, followed by one flight of stairs. The keys are collected from a coded mailbox in the lobby, and step-by-step instructions and a check-in video are in your Guest Area.



The Neighborhood:

The studio is in Hollerich, a calm residential district of Luxembourg City between the train station area and the city's western parks. A bus stop is right outside, and the city centre is within walking distance or a short bus ride away. Shops, cafés and restaurants are nearby.



Getting Around:

A bus stop is right outside, with connections to Luxembourg's central train station and the city centre. Luxembourg Airport is around 15 to 20 minutes away by taxi, depending on traffic. There is no parking at the building. Public transport is free throughout Luxembourg.

To help maintain a safe, respectful, and pleasant environment for all guests and neighbors, please take a moment to review and follow the house guidelines below:



1. ID Requirement: Please provide a government-issued ID for all guests above 18 during the online check-in process.



2. Check-In/Check-Out: Please adhere to the designated check-in and check-out times. To ensure a smooth experience, check-in is from 3 PM onward, and check-out is by 10 AM. Early check-in and late check-out are not available.



3. Guest Limit: Only those listed in your reservation are permitted on the premises of the property. No visitors or unregistered individuals should have access to the property.



4. Residential Use Only: The property is intended for private residential use by registered guests only. If your stay involves additional guests beyond your reservation, we cannot be responsible for privacy concerns.



5. Respect the Neighbours: Please be mindful of noise, especially during quiet hours (10:00 PM to 8:00 AM). Parties, events, illegal activities, and excessive noise are strictly prohibited. Loud music after 10 PM is not allowed.



6. No Smoking: Please use designated smoking areas. Smoking tobacco or any recreational drugs inside the building is strictly forbidden. A €500 penalty will apply for non-compliance.



7. Furniture and Structures: Refrain from moving furniture or setting up tents or other structures. A €300 cleaning fee will apply for any stains or any items that are taken or damaged.



8. Departure: When leaving, please turn off all lights and heating, place your key badge in the designated lockbox, clean the kitchen, and dispose of any leftover items to avoid a €200 cleaning fee.



9. Liability: Please note that we are not liable for issues managed by third-party entities.



10. Damages and Cleaning: Guests are responsible for any damages or additional cleaning incurred during their stay.



11. Support Liability: As a self-check-in property without a reception, we will not assume liability for check-in problems if guests are uncooperative with troubleshooting. In-person assistance is unavailable from 5 PM to 9 AM, including weekends and holidays.



12. On-Site Visits: We offer 24/7 remote support for any issues that may arise. On-site visits are subject to availability during weekday hours (9 AM to 5 PM) after internal decision. If a guest requests an on-site visit after remote troubleshooting and no issue is found, the guest will be liable for all associated costs.



13. Compliance: It’s essential to comply with all house guidelines. Failure to do so may result in the cancellation of your stay without a refund.

Interaction with Guests:

This is a self-check-in property. You can use the lockbox to collect your keys.
