The brand new, All Aboard, is gorgeous! A modern 'barn style' villa spread across 3 floors topped off with the stunning panoramic apex window spanning the entire width of the home, offering breath-taking views of Minety Lake. With its very own private hot tub, this large occupancy lodge is perfect for mixing families & friends alike, offering the space and comfort to the envy of many.
POLITE NOTICE: PLEASE NOTE THAT WE ARE STRICTLY UNABLE TO ACCOMMODATE LARGE PREDOMINATELY ALL ADULT PARTIES, UNLESS THE PARTY IS MULTI-GENERATIONAL and/or MULTI GENDER GROUP. SORRY NO HEN/STAG GROUPS.
By making a reservation you are accepting the Lower Mill Estate's Code of Conduct as per the Terms & Conditions on behalf of yourself and your guests.
STATED GROUP SIZE: Bookings are accepted on the group size & configuration stated at the time of booking. Any changes to this would require permission. Lower Mill Estate is a gated and warden controlled private estate and we provide the Estate with all guest group sizes and group dynamics prior to arrival, which are confirmed at the time of booking.
DAY VISITORS: Day visitors to the Property may be permitted with our prior consent, at our discretion, provided that the total group (including visitors) does not exceed the maximum occupancy of the Property.
SPA ACCESS: All but a 4 minute walk to the Luxury Spa complex, of which you get full rental access during your stay, allowing you and your family and friends to use the indoor and outdoor swimming pools. Outdoor pools are closed during the low season.
NATURE FIRST: Lower Mill Estate is a nature first environment and we are all guests of nature. As such, things like certain lakes being closed in off season for nesting, low level lighting at night, reeds being left to grow to full height, is part of managing the unique environment and eco system.
PARKING: The property comes with dedicated off road parking with a private driveway for 3 x vehicles. All other vehicles can make use of the nearby additional communal visitor spaces and/or the overflow car parks. Please do try and limit the number of cars where possible.
HOT TUB: All of our hot tubs are maintained by a professional pool company, Messrs, MR Pools. Please do not use the hot tub after 10:30pm to retain the peaceful & respectful environment, in accordance with the Code of Conduct.
TRAVEL COT OPTION: We are unable to supply bedding or a mattress thicker than the âwrap around baseâ that the travel cot comes with. For your reference, the approx. size of a standard travel cot is 60-65cm x 95-100cm.
BBQs: Due to insurance restrictions & potential health & safety compliance issues, we have removed BBQs from each property. Therefore, please remember to pack your own, or alternatively purchase a disposable BBQ for alfresco cooking.
LAKE SAFETY: All outside terrace areas are child proof and have over waist height glass balustrades all the way around, providing a safe environment for children. A gate leads to the bank of the lake, additional monitoring should be applied.

IMPORTANT NOTICE REGARDING BUILDING WORKS: âAll Aboardâ is fully completed and ready for your arrival. However, with the aim of full transparency the property is built on the newest area within Lower Mill Estate â Minety Lake. Please view the latest photography and progress of proximity building works within the propertyâs gallery page. Please be aware that construction workers and machinery will likely be present between 07:30 â 18:00, Monday to Friday, and occasionally 08:00 â 13:00, Saturdays. To reflect any possible disruption, âAll Aboardâ has been discounted, especially during our midweek date options from Monday â Friday (4N). If you have any questions, please do not hesitate to contact us.
