A lovely 2-story Villa with a spacious back yard, a large outdoor swimming pool, and bbq facilities; conveniently located in a quiet neighborhood in Pernera, just an 8-minute walk from Kalamies Beach. A perfect place for families and groups considered one of the most relaxing areas in Cyprus.

The house is perfectly situated behind the main road far from any noise in a private complex. Supermarkets, pubs, bars, and restaurants are all located within walking distance.

The villa is an 8-minute walk to the Protaras coastal promenade, where you can enjoy a walk or run by the sea as the new Pernera boardwalk leads you straight to the center of Protaras, only a short 15 - 20-minute walk from the promenade. A Bus stop is located approximately 400m from the villa, offering Quick & Easy access to Protaras, Kapparis, Paralimni, Ayia Napa, and Waterpark. Taking the location into consideration, a car is not necessary.

The detached Villa is cozy, friendly, and overall highly operational. The top floor consists of 3 bedrooms and 1 bathroom. The master bedroom and bedroom no. 2 have a double bed and bedroom no.3 has two single beds that you can put together to form a double bed. Thus, a total of 6 people can sleep comfortably. All bedrooms have spacious cupboards and are equipped with split-type air conditioners (heating/cooling).

The living room has comfortable leather furniture with a touch of artistic paintings and well-lighted large windows that when open let the cool wind come inside allowing you to relax and fill your batteries up for even greater holidays! A dining table that can seat 6 people is located in the living area, ready for you to fill it up with hot or cold dishes (depending on your taste) and enjoy family or friendship moments with your loved ones!

The kitchen is fully-equipped and offers everything from a full-sized stove, oven, washing machine, and dishwasher to cookware, tableware, and utensils. Cook like home away from home!

On the ground floor, you will also find a second full bathroom featuring a shower, toilet, and a washing basin!

In the backyard, you will find your own private pool, a couple of sunbeds, and a BBQ the perfect place to cool off and relax during the hot sunny days

If you prefer a little shade, relax under the lovely covered Veranda and enjoy your morning tea or that cold beer during a nice and sunny Cypriot afternoon.

GUEST REGISTRATION & RENTAL AGREEMENT SIGNING: All guests must complete our online registration form, sign the rental agreement, and provide identification. This is a requirement outlined in our management agreement with the property owner. The process takes just 1 minute to complete. Our data handling aligns with the 7 principles of the GDPR and is deleted from our system within 7 days after your checkout.

THIS IS A SELF-CATERING ACCOMMODATION, we are not a Hotel. We provide only starters and guests are responsible to restock any items and purchase everything that they will require during their stay. Edible items (oil, salt, pepper) and cleaning products are not provided. We provide linen and towels based on the number of people that have booked the accommodation.

PROPERTY GUEST AREA Within 24 hours of your booking you will receive the Guest Area link with all the important information about the property. We strongly suggest using the property app before your arrival as well as during your stay as it includes important information such as directions and address, parking, wifi codes, facilities, things to do, etc. Before you contact us with any questions during your stay please check first if you can’t find an answer in our guest area - most likely the answer will be there!

PETS ALLOWED ‱ Our furry four-legged friends can enter the property

EXTRA SERVICES & REQUESTS
‱ If your reservation is 10 nights or longer, you can request an extra set of bed sheets and towels per guest at no charge. For reservations shorter than 10 nights, you can still request bed sheets and towels, but there will be an additional fee. Expect delivery within one day. Please note that to receive any items, you must request them from our staff or through the guest area. Guests are responsible for changing the bed sheets themselves as needed.

‱ EXTRA Housekeeping Services, including daily services, are available on request at an additional cost.

‱ Baby cots and high chairs can be provided for our little guests. Only upon request and for an extra charge of €30/stay for Baby Cot and €10/stay for High Chair

FOR CARDS: Upon check-in, you will receive an energy-saving card attached to your apartment key. Please remember to remove it from the card holder when you leave the apartment.

FOR KEYS: Upon check-in, you will receive ONLY ONE apartment key. We kindly ask that you store it in the key box whenever you go out to prevent it from being misplaced and to ensure it remains accessible to all members of your group.

IMPORTANT - Energy Efficiency and Sustainability Notice:
We are committed to promoting efficient energy use in our community to support sustainability and provide a comfortable stay. Please note the following electricity usage limits:

* Studio or 1 Bedroom Apartment: 130 KWH per week, with a daily limit of 18.5 KWH.
* 2 Bedroom Apartment or villa without pool: 150 KWH per week, with a daily limit of 21.4 KWH.
* 3 Bedroom Apartment or villa without pool: 170 KWH per week, with a daily limit of 24.2 KWH.
* 2 Bedroom Villa with pool: 220 KWH per week, with a daily limit of 31.4 KWH.
* 3 Bedroom Villa pool: 250 KWH per week, with a daily limit of 35.7 KWH.

Villa was as described. In a nice quiet area but near some shops and restaurants. Pool very clean and was maintained every 3-4 days.
