This cottage is lovely and we were so pleased to be presented with some freshly baked bread, fresh eggs and other things. The location is perfect for exploring and all villages etc are so close. Food in surrounding villages excellent, particularly the fox and the Wheatsheaf.
A beautiful property with bags of charm. It was very well equipped, comfortable and spotlessly clean. Our hosts had left a lovely welcome basket and texted to make sure we had everything we needed. Well placed for visiting Rutland water and exploring the local area. It didnât bother us but one thing to consider if you have light sleepers in your party: Inevitably as an old property the upstairs floors creak a bit which some may find disturbing.
We absolutely loved our stay at Primrose Hall, when we arrived the owners had left a warm loaf of bread, eggs, juice etc. the place was spotless and we can not think of anything that wasn't just perfect. The village of Empingham is so pretty and our hound loved going to nearby Rutland water. We would without hesitation stay here again. Thank you both so much.

It had everything we needed - a comfortable ground floor with kitchen, dining area and lounge (open plan) with a shower room off, plus snug bedrooms and toilet upstairs. Not to mention the welcoming goodies! Close to Rutland Water and ideally placed between Stamford, Uppingham and Oakham âŠ
Full of history and bags of character. A great location for walks, within easy distance to Rutland water. Many places to visit from gardens, stately homes and much much more.
We stayed at this house for the second time, using it as a base for fishing at the nearby by reservoirs of Rutland, Grafham, and Pitsford. It's a great property, very well equipped and comfortable. Communications with the owners were easy and helpful.
Fabulous, quirky cottage. Everything you could want for a break near Rutland Water, which is in walking distance. The hosts have thought of everything from lots of fluffy towels to a freshly baked loaf of bread to go with the pots of homemade preserves.
The property is a little gem. It is so comfy and perfect for a short or long break, whatever the weather. We had a fantastic time and Dale and Helen were perfect hosts!

This is a superbly renovated and maintained cottage that sits close to Rutland Water in a pretty village and beautifully reflects the architecture of the area.
The hosts, Dale and Helen, have thought of pretty much every guest's needs and catered to them; from the ready to light wood burner to the welcome pack and copious information about local amenities and facilities.
Quite simply, we'll be back and for longer!
Loved the cottage and the welcome was truly wonderful!
We did have problems with Maisie as there is no safe place to let her out as the cottage opens onto the road, also all the area around Rutland water is dogs on leads only so sadly no proper exercise there. We did find a truly wonderful walk around Empingham along the river through plantations of newly planted trees and the most incredible display of wildflowers, excellent!
We had a wonderful stay at Primrose Hall in November. This is a beautifully restored and very well appointed home in a lovely area of Rutland.
Close to all the amenities and beauty that Rutland Water and surrounding villages has to offer, our hosts Dale and Helen put the icing on the cake with their warm welcome and help for our elderly Labrador during our stay. Some lovely touches of bread, milk, eggs, logs for the fire and all essentials to welcome us and we were set for a cosy, relaxing time.
Scrupulously clean, lovely comfortable bed and inviting surroundings. We couldn't ask for more!

Communication with Dale and Helen was excellent from start to finish. Primrose Hall was even better than the pictures suggested with plenty of room for four adults, a baby and a small dog! It is a beautiful and stylish renovation with countless lovely touches. And to cap it all, we entered to the smell of a freshly baked homemade loaf left for us with other essentials. Perfect Cottage for a classic holiday in the midlands
The cottage is wonderful restored and was exactly what is promised in the pictures. The hosts were just as nice.
Starting from the cottage you find some nice footpaths or reach famous cities like Nottingham, Manchester or York within max 2 hours.
This historic cottage is ideal for a visit to Rutland.
It is beautifully furnished, comfortable, spotlessly clean and close to Rutland Water.

This property was perfect in every way and location was on the doorstep of Rutland Water. Dale was a great host, made us feel welcome and was on hand if needed (which we didnât as everything and more was provided!).
We have lived in the stunning village of Empingham for over 30 years. We brought up our children here, we are invested in the area and now in Primrose Hall Cottage, which we are keen to share with our guests. My wife Helen who is a primary school teacher, has to do the tough stuff, while I, having retired from a sales and marketing career get to enjoy and develop our new venture. The cottage is unique and unparalleled, with bags of character and original features. Having a rich and varied past, originally as a stone barn, it has seen many purposes over the years including a meeting place for the Primrose League. Built some 250 years ago is Grade II listed and still benefits from some unusual features including an owl hatch, original beams, an oak block floor and small triangular feature windows.
