My husband and I stayed here for three nights and it was lovely! Waterfront views, beautiful location, friendly neighborhood, lots of road to for walks and runs, and easy access to Providence and Newport (both of which we visited). We would definitely stay here again!
While the views out the window were beautiful there were some things that did not justify the amount spent. The stairs to the main bedroom are a bit of an issue for us (me 64, wife 71). The main floor bedroom with bunk beds were not an option for either of us. We left our luggage on main floor and only went downstairs to sleep. Went to make coffee the first morning, no coffee pot and only one Kuerig for the two us. I left over a dozen pods we bought for the next renter. The last and biggest concern is the "renter rules" I received just prior to arrival informing us that the property is on a cesspool septic system which had me worried the whole time as the letter stated if anything other than toilet paper would clog system and we would be charged for repairs. I ensured not even toilet paper went down. We put in garbage. While the view was amazing the rules and steps are a bit too much for us.
The cottage met all my expectations as a place 'to extend summer a little longer'. Peaceful reading on the deck and walking along the shoreline. Beautiful scenery abounds in all directions. It was also convenient to exploring north, south, east and west. Close to a good food market and some nice places to eat.
This place was just all around perfect. Such a beautiful and serene location. The home was very comfortable and clean. Accurate description and pictures on website. But the website doesnât fully portray the peaceful vibe. The host (Beth) was responsive and timely. We enjoyed our stay tremendously!
The cottage was perfect for our family of four! We have younger children that lives the bunk room! They also lived hunting for sea shells on the private beach. The wildlife is amazing! Short ride to everything, Newport, Bristol, and a little longer ride to Boston, where we saw a Redsox game!
The house is well appointed with all of the cooking and flatware you need. My brother and his wife came by for dinner and we grilled out and used the large deck with table and seating for eight!
We will definitely stay again. We loved the rustic cottage feel and watching the ragotta races in the Bay. Amazing!
Nice Little Cottage in a Wonderful Area Emphasis on Little
Our stay at this cottage was very nice. The place was well stocked, and everything worked relatively well. The location can't be beat for the scenic value. Located on a peninsula with the ability to see the water on both sides of the cottage. We were visiting for a wedding and the location was close to every venue we needed to visit.
The only downside was the size of the second bedroom. Two people could not be in the bedroom at the same time to dress. You had to take turns dressing. Access to the main floor bathroom was a bit awkward for anyone in the small upstairs bedroom. Having a Netflix account or some paid for TV service would help with figuring out what you can watch and what you can't. We would stay there again but I want the down stairs bedroom next time.

Stay was great. My wife Wendy lived in Portsmouth for a long time on Lawrence Farm Beach. There were other homes in Portsmouth we liked but we ended up booking here and glad we did.
Everything inside was beyond perfect for a couple or a couple with a few kids or family.
Iâm still in vacation hangover mode because of how nice RI is and where we stayed.
We do have one suggestion and this is to landscape. The Lilac needed to be cut back by about four feet and blocked a good portion of the view from the upper deck. We spent a lot of time up there and my wife kept asking me to trim it back. Haha. But I didnât think it was right so I didnât.
Other than that this property is perfect. I can be a tough and honest customer so please take this is an honest and heart felt review.

This is a great property in Portsmouth with a view of the water on both sides of the house. There's a walkway to the beach, and we saw beautiful sunsets. The house is perfect for a family--two bunkbeds on the first level and a queen bed downstairs (Note there is a spiral staircase to go downstairs.) The house has all the pots and pans we needed to cook. We'd definitely return.
We enjoyed our stay here. It was very clean and had everything we needed for the most part. You can walk to the beach. It has a great porch and yard. We did wish the room upstairs with the bunk beds had a long mirror in it and hooks on the walls to hang clothes/towels. The bathroom upstairs also needed more hooks for hanging. The hand soap in upstairs bathroom was more like dish soap but it did the job. We had to make the bed for the top bunk after we found the sheets downstairs. It was renovated beautifully and we really did enjoy our stay there. We loved all the windows and the amazing water views.
Great location with breath taking view of the water. Giant cooking area. Close to Newport with many attrations to occupy your time. Super clean cottage.
This is our second time staying at this property and it was even better than our last visit. The house is tidy and comfortable, the deck is perfect for evening dining and sunset watching, and the yard is beautiful. We made the short walk down to the private beach daily for a swim in the ocean, and enjoyed taking walks around the neighborhood. Our only regret is that we only booked the house for one week, rather than two!
The water views on both sides of the house were lovely...gorgeous sunsets! The A/C was amazing during the heatwave to keep the humidity down. Great proximity to tons of outdoor activities. Perfect for our relaxing family getaway.
The property was clean and modern. The house provided a tranquil and private environment however it was also close to Newport, Bristol and Middletown when we needed âaction!â It was the getaway we needed!!
