clean and quiet

there were lots of young families, lots of young kids. everyone was well behaved and polite. the room was clean and everything worked. it was a short walk to the beach, which was not overcrowded. all in all, a good place to stay.

Gulf Place Rental

Great location; easy check in. The property is in need of a thorough cleaning and updating - there were several broken things. Also the unit below ours suffered a leak that the Realty company and the Property Management company thought might have been coming from our unit - but it wasn’t. We were, therefore, interrupted several times for examination of the issue - without resolution.

Had you called our office, we would have immediately had the housekeepers return. Please know for future reference that Dune Allen Realty takes housekeeping very seriously and should any detail be overlooked in the cleaning of your vacation home, you can contact us 24/7 and we will promptly respond. Unfortunately, the management company did have to check your unit about the leak to the unit below to make sure it was not coming for the condo you were in. We apologize for the inconvenience. Despite the aforementioned issues, we hope that you had a wonderful vacation and will visit with us again in the future.

The property is nice and located in a really neat spot.

The property location is really nice. Just don't plan on sleeping in because you can hear everything outside and above you. The a/c is awful. It would work for a while then just stop working. They come to fix it once and of course it worked then stopped again. It was ok for last minute plans. The rental agency was very nice. You get what you pay for experience.

Yes, this property is located at Gulf Place with shops and restaurants where guests can enjoy the convenient amenities. We regret, however, to hear you had trouble sleeping - this is not a complaint we have had before. We are also sorry to hear you had trouble using the AC unit - I assure you it is a brand new unit and working properly. We will add instructions in the property on how to use the AC unit to help future guests not encounter the same problem. This is a great priced property in a great location across from the beach. Despite the above, we are glad you enjoyed your vacation. And we hope to welcome you back again in the near future!

Poor property management

The only elevator was not working and had been down for 3 weeks prior to my arrival. I was not informed and had a 3 story walk up thru dark and dingy stairwell.Blinds in shower window did not work! A chirping hall alarm lasted for 4 days. Dune Realty was horrible to work with and continuosly lied to me. I have been coming for 20 years and will never use a property they manage again.

Good location but this room wasn't worth the price we paid.

The good thing about this hotel or Inn room is it's across the street from a very nice and clean beach. We were expecting a little more space in the room based on the pictures and price we paid. The bedroom is not separated and this room is very similar to a extended stay hotel room. The gulf view from the very small balcony was obstructed by palm trees and also a new condo building so there is no clear view of the beach or ocean unless your standing up and trying hard to see it. There was also a lot of little things that weren't such a big deal but when you add them up it made the stay more unpleasant. Such as the Tv remote didn't work, DVD didn't work, Tv reception was bad, shower drain was clogged, sofa bed mattress was dirty, old and uncomfortable, no dishwasher, no garbage disposal, hallway AC was broken and found a few fire ants in bathroom (my 11 year got bitten). Sorry for the bad review but we paid a higher rate so we expected better. I would have called and complained to the office manager but didn't want to take time away from our vacation explaining and having them come fix all the problems.

However, we are very sorry to hear that your stay was anything less than perfect. The property listing does say “studio", and we believe the photos accurately depict the size of the studio. Had we known about any of the “little issues” you mentioned, we would have sent a tech out immediately to fix. Please accept our apologies and know in the future that you may call us for anything that you may need. We can often make tech repairs while guests are out enjoying the pool or beach, so guests do not feel disturbed. I assure you the hallway AC was not broken, we would have been happy to help you with using it had we known you had any problems. Please know, Dune Allen Realty is available 24/7 for anything that you may need. We are very sorry for any inconvenience this may have caused. This is a great priced property in a great location across from the beach and near shops and restaurants. Again, thank you for your review, and we hope to serve you again on your next Dune Allen Beach vacation.

Never again....terrible decision to stay in this unit.

I'm very disappointed. 1. The elevator was not working and with the unit on the 3rd floor, lugging a weeks worth of supplies up & down was quite difficult. 2.The unit is NOT a 1 bedroom, it is a studio. 4 people would be a problem. A one bedroom listing requires a bedroom with a door the last time I checked. 3. The code for the pool & beach was incorrect and it took us 2 days for another guest to tell us the correct code. 4. The bathtub did not hold water & when the shower was on, the bathtub faucet was still running. 5. Hot water lasted about 3 minutes when the shower was running. So I did not have a hot shower all week. 5. The TV remote did not work because of batteries. I had to go find batteries. We are required to clean all dishes used....without detergent apparently. I would not recommend this unit to anyone. My father/son vacation with my son was the pits. Thank goodness my son is a good sport!

Good location but in need of upgrades... and a bad smell

This unit definitely had some ups and downs. First the good part...Location was excellent. A short walk to the beach and very close to restaurants and entertainment. The bed was comfortable and the bathroom was nice. Very small TV was hard to see from the bed and in an awkward position from the couch. The AC worked great and the place was very clean. On the down side, the unit had a bad smell that would not go away. I am not sure where it was coming from. To me it smelled like burned electronics but to my wife it smelled mildew or something unclean. Needs to be investigated. The refrigerator is up against the wall and the door is on the wrong side. With a table by the front door and adjacent to the refrigerator, it was hard to access it when open. Strongly recommend switching the refrigerator door to other side... if that's possible.... most refrigerators have the ability to put the door one either side. Street noise was significant at times. A four way stop is right outside the window so noisy cars or people can be heard even during off hours. In the mornings, the room gets very bright. There is no way to keep the light down if you want to sleep in... but heck this is vacation why sleep in....LOL. The stove is old but works fine. The coffee pot and microwave are fighting for space in a very small kitchen. If you wish to use both at the same time you need to sit the coffee pot on the stove top... not a big deal. NO washing machine for the dishes. All in all ...not sure I would stay here again. Location was great....but place is in need of love and improvements.

We’re so pleased to learn that you had a great time and that you loved the location of Inn at Gulf Place #311, which we agree is perfection. Regarding the odor you experienced, upon your check out we did notice that the HVAC unit was set to “fan/recirculation.” This particular setting pulls the air from inside the home and therefore does not pull fresh air from outside. Once this setting was corrected, the stale odor disappeared. Because this home is a small studio located in the center of bustling Gulf Place, you are correct about the ambient traffic noise. The smaller size of the home also contributes to the interior spacial challenges. The owner of this particular unit is preparing to complete several upgrades, which will include switching the refrigerator door and rearranging the kitchen for maximum efficiency. But thank you again for pointing out these small suggested improvements. Randal, we are so grateful for your kind and helpful comments. We hope you can return and stay with us again soon!

Spring Break

The location of this unit could not be better. It was a very short walk to one of the best beaches on the Gulf. This unit is a good size for 2 people. All of the information we needed was in the email from the property manager prior to our arrival. Everything you need for a week at the beach was in close proximity to this property. We would stay here again.

Inaccurate listing

This listing was incorrectly advertised. It’s listed as sleeping 4 but the pull out couch is less than adequate. We ended up having to purchase an air mattress for our kids. Location is great. Ideal for a couple.

Needed a place to have solitude for study and found this to be a good place to accomplish this. My wife and I have stayed at other Gulf Place options and have found them to all be just what we needed.

This place is small only for 2 people not 4 as advertised

The unit is one small open room with a couch in front of the bed and no privacy. No separate bedroom as advertised. The let-out couch is old whore out and the pullout mattress horrible! The unit needs a new couch and appliances. The balcony is very small only seats, two people. It smells horrible!!! It is not worth your money.

This unit is exactly as portrayed. It is listed as a studio and it says in the description it is a studio and it is a very popular unit. It does sleep four with a queen bed and sleeper sofa which is also on the listing.

Thank you for your review. We are very sorry to hear that your stay with us was anything less then perfect. Had you called during your stay, we would have addressed your concerns right away. Please know in the future that we are available 24/7 for anything you may need. There is no dishwasher in Gulf Place 311 (it is a studio)—the house rules in the welcome packet are printed on a standard form that applies to all of our properties and all but this unit has a dishwasher. The dishwasher is not listed as an amenity on the listing. There are 2 pools in the front of the building to the right and you can see them from the unit balcony. The pool gate codes were included in the welcome packet you received at check-in. Again, we are very sorry for any inconvenience. Despite the above, we hope you enjoyed the unit and the beautiful beach! We hope to welcome you serve you again in the future!

Great location with easy walking access to the beach and several restaurants.

Great property and had everything I expected and needed for a compfortable stay. I would love to return again in the future. One suggestion would be to provide liquid dish soap for guests vs dishwasher soap. There isn't a dishwasher at this property. Guests be sure to bring dish soap as it isn't provided as of the end of May 2017. Note - it looks like there is a leak from the apartment above in the ceiling of the bathroom.

Thank you for your review! We are happy that you enjoyed your stay and the location. We would have been happy to bring over more towels if requested. Also, there is a laundry room just down hall from this unit. We would have been happy to assist you if you needed anything during your stay. We hope to have you back again soon!
