The Space:
**IMPORTAN ANNOUNCEMENT** The pools will be under renovations from May 6th until, at least, June 9th, and they will be out of service.
This relaxing 2,739 sq ft | 254 sqm condo at the Magia condo complex is just what you need to get away from it all and enjoy some fun in the sun! Great for long-term stays because you won’t need a car. You can walk anywhere from this complex. It’s in a great location downtown and equipped with all the comforts of home. The property also has resort-style amenities to ensure a comfortable stay in paradise. This is the ideal space for a small family, and there’s even a pool just for the kiddos at this property.
The condo space features the following:
- A beautifully designed open floor concept with simple, modern decor and so much attention to detail.
- The SITTING/LIVING AREA has a comfy sofa, 2 wicker armchairs, and a coffee table arranged next to the floor-to-ceiling sliding glass doors. This area of the condo is inviting and thoughtfully designed for interaction and conversation, bonus - it comes with a view!
- Direct access through the sliding doors to the PRIVATE TERRACE, where you can relax with a book or just enjoy a beverage! Open the doors all the way for an extension of living space and enjoy the clean ocean breezes!
- A fully-equipped KITCHEN has high-end quality appliances and everything you’ll need to prepare a home-cooked meal. Great for saving a little bit of cash or for those who follow a special diet.
- Situated between the living area and the kitchen is a stylish DINING TABLE set to accommodate 6 guests comfortably so that you can enjoy any meal of the day.
- A second SITTING AREA that has a Mexican-style wood sofa, 2 chairs, a coffee table, and a flatscreen TV where you can spend downtime and recharge for the next exciting activity.
- 2 BEDROOMS and 2 FULL BATHROOMS to accommodate 6 guests as such:

BEDROOM 2: 2 Double/full beds
Bath & beach towels, some basic bath & kitchen essentials, and a hairdryer for complimentary use and convenience.
Plus, at Magia, you’ll find a large resort-style pool, a smaller one for the kids, sunbeds, lounge areas, dining tables, a gym (open 9 am to 7 pm) and 24/7 security. There’s FREE UNDERGROUND PARKING in the event you’re arriving by car. But just know everything in Playa del Carmen is within walking distance of the Magia condo complex!
Guest Access:
You’ll have full, exclusive access to the condo during your stay. As a guest, you’ll have access to the shared pools with a lounge area and the gym onsite is open 9 am to 7 pm.

The property is located in the Magia condo complex in downtown Playa del Carmen just a block from the beach & with everything within walking distance!
- 1 block from the famous 5th Ave. where you’ll find cafes, bars, restaurants, boutiques & souvenir shops, nightlife, & plenty of people-watching!
- Vibrant shopping malls nearby like Paseo del Carmen, Quinta Alégria, & the shops at Calle Corazón with dozens of boutiques, international chains, and restaurants
- Super Walmart & Soriana supermarkets plus convenience stores like 7-11 & OXXO in walking distance
- Nearby beach clubs like Mamitas, Zenzi, Lido, and Coralina.
There’s so much to see and do around Playa -- everything from the beach and beach clubs, water sports like snorkeling, scuba, paddle boarding, eco-parks with underground rivers, ancient Mayan ruins, cenotes (natural sinkholes special to this area!), private yacht tours and fishing charters, golfing, day trips to Tulum or Cancun and more!
Getting Around:
The property is about 34.5 mi | 55.5 km from the Cancun International Airport (CUN). It usually takes about 50 minutes, but driving times vary depending on the time of day. Please check your mobile map apps for driving time when you arrive. If not renting a car, then it’s best to pre-arrange your airport transfers. There are shared-ride and private vans as well as rental car options. Let us know if you need any assistance. We’d be happy to help!
There's a private underground parking garage at the complex if you arrive by car. Also, be aware there are parking meters in downtown Playa from 10 am to 10 pm. You must search for the meter box (one on every street) to pay for parking and display your receipt on your dashboard.
Luckily, however, the property is centrally located you won’t really need a car because everything is within walking distance. And for any activity further away, you can easily rent a bike, take a taxi, or go by ‘colectivo’ (shared-ride vans) to where you need to go.

Other Things to Note:
Please note there is construction happening during working hours near the building; therefore you may hear some noise. We apologize for the inconvenience this may represent.
Please note that the pools in Magia Condo will be out of order from May 6th to June 9th.
Please note the property is in the downtown area, so there could be the potential for some noise, like vehicles or people passing by.
Also, the complex is not run by us, so if there are any maintenance issues or utility service breakdowns in common areas, please note this is also beyond our control.
The building has elevator service; however, in case of repair or maintenance, the guest must climb stairs.
Electricity is included for stays fewer than 28 nights. For stays of 28 nights or more, you’ll need to pay for electricity usage from day 1 of your arrival at $5 pesos/KWh consumed. The meter will be checked on the day of your arrival and again on departure. Please be conscientious of what you consume and always turn off lights and the AC before leaving as it consumes the most.
There is no daily housekeeping service, but a cleaning service can be requested for an additional fee.
There are exterior surveillance cameras at the property for security reasons and to ensure guest safety.
Guests will be requested to sign a Rental Agreement upon booking confirmation.
A security deposit may be required prior to arrival or at check-in, subject to the booking platform used to make the reservation. This must be paid by credit card at check-in and will be refunded after check-out, provided all terms are met.
Lastly, long-term stays are available. There’s also a laptop-friendly space inside. Great for the remote worker!
HOUSE RULES
- Travelers must be at least 21 years of age or older to book.
- No smoking of any kind (tobacco or cannabis) is allowed in the condo, and the use of any recreational drugs on the premises is strictly prohibited. Failure to comply will incur a $300 penalty.
- No parties or events are permitted, illegal activity is prohibited, and excessive noise won't be tolerated. No loud music is allowed after 10 pm. Please be respectful of the neighbors.
- No more guests than those listed in your reservation are allowed.
- Renters agree to cover any charge related to damages that occurred during their stay or cover necessary extra-cleaning charges if such is needed after their stay.
- Renters may be required to provide a government ID on the day of checking in or during their stay.
- Please avoid moving furniture.
- Pets are not allowed.
- Please avoid hanging towels or clothes on the balcony/terrace railings.
- It is requested to use the Safety Deposit Box for all your valuables. We will not be held responsible for any loss or theft.
- Pool and common area regulations and opening hours have to be respected. The use of musical devices in common areas is prohibited. No glasses, bottles, food, or coolers are allowed in the pool. The use of disposable or plastic glasses is allowed.
- We ask that you please adhere to the rules of the condo complex during your stay. You’ll be required to acknowledge and sign upon arrival.
