My husband and I loved our stay in this beautiful little cottage. The Cottage had everything needed for daily living and the kitchen was well equipped. Kinross is an amazing little town and the location is perfect. Dawn is a wonderful host. Highly recommend staying here!

A lovely well equipped property in the centre of Kinross. Ideally located for exploring the Loch Leven heritage trail and the Loch Leven RSPB visitor centre and a great base for exploring the surrounding historic towns and villages. The host was very welcoming and friendly and the welcome hamper was a thoughtful addition. We thoroughly enjoyed our weeks stay here.

The host, Dawn is very welcoming, he helped us with the late check in and even gave us a small basket of food for the morninh after.
The cottage is precisely as advertised, clean, and spacious. It is not far from the airport nor Edinburgh center (30 mins drive) and is located in a nice village with grocery shops at 5 to 10 mins walk.
We highly recommand you booking it for your visits.
We stayed four nights at this lovely place. What a wonderful location, well equipped and a perfect starting point to disccover Edinburgh, St. Andrews and Dundee. We enjoyed everything in this house, but especially the hot tub after long days of sightseeing.

Lovely clean cottage exactly as listed and close to shops and restaurants. Very good communication with Dawn the owner who was really helpful and friendly.
When we arrived the check in process was very easy. The cottage itself was very clean and warm. Bed was comfortable and two bathrooms which is great of you stay with a whole family. If you want to use the hot tub make sure to tell the owners immediately once you book. I told them a week before arriving and had had to ask twice to be able to use it. We could see in the guest book other people had been greeted with welcome basket. We didnât. Would also been great if there were a welcome letter with tips about the area, where to eat what to see etc. But with that said we do recommend the place!
Fantastic little cottage with bedroom upstairs, lovely and really warm cottage. Owner came to meet us and to make sure we knew how to work everything. Would definitely recommend and will be back again. Thank you Dawn for insuring we had a great time.

My husband and I stayed two nights at this sweet oasis while we toured the sites of Edinburgh, Stirling Castle and Falkland Palace. Dawn provided nice quality toiletries, a well-stocked kitchen, excellent hot water pressure, and a very comfortable bed. She greeted us warmly and gave excellent recommendations for places to go in town. (There is a fabulous wood fired pizza take-out place called Casanova and several other restaurants. I recommend a reservation). The apartment was clean, tastefully decorated and inviting. What a nice stay.
The property was perfect, Quiet location and a wood fired hot tub, who could ask for more.
I have not been in Kinross for 35 years it was a quiet but vibrant main street, with a great wee butchers,brewery, Indian restaurant, quality shops with character. Our grandchildren came for lunch and we had a ball at the play park beside the loch . We will return.
Dawn was a great host and was available to answer any queries before and during our visit.
The cottage itself is immaculate and finished to an excellent standard.
Facilities were fantastic but we did miss having a freezer.
The hot tub was a lovely treat and we were given a full explanation how to use it and plenty of wood to keep the fire going.
The area is a fantastic base for exploring. There is so much to do right on the cottages doorstep and plenty of options to eat.
The best compliment i can give is that i would be very happy to stay here again!
This quaint but modern townhouse was a perfect home base for discovering Scotland. We drove about 15 minutes to a local train station and then took a quick and easy train into Edinburgh for our days in the city. Edinburgh is amazing. While there, we would highly recommend a visit to the Brittania. There is a new tram line from near the train station directly to the Brittania. We also drove north to a working sheepdog farm. Kinross is a wonderfully quaint village with great access for exploring the surrounding area. A peaceful lake is nearby and many restaurant options are within walking distance.
Our host Dawn provided great communication and was a source of many helpful suggestions. The apartment was spotless and had all modern amenities. We weren't too sure about the wood-fired hot tub, but with encouragement from our hosts we tried it out. It was wonderful after a day of sightseeing.
No.22 is a great base to explore this part of Scotland. Itâs comfortable, welcoming and has a good range of facilities. Weâre planning a return to Kinross in future and wonât think of staying anywhere else.
We are a family of five with all of our children now flown the nest for pastures new. Our holiday let is next door to our house and was developed and designed by my husband and myself. When family and friends come to visit they stay at Number 22, so we have tried to create a relaxing space where people can have all the benefits of their own home. This is a family business as my husband and I are professional people and work full time. We enjoy meeting new people from across the world and introducing them to the beautiful area we have the privilege to live in.
Number 22 is ideal base for accessing central Scotland. We have good road networks which allow simple access to the main cities and towns. Our cottage has been upgraded to modern living standards with both a shower room and bathroom meaning this is ideal for two couples, or a family. From the outside it looks traditional, however upon entering you will see how we have created the best of both worlds. The kitchen is fully fitted with all the equipment required to cook a three course meal. The open plan living area has been designed to maximise the space and reflect modern living trends. Upstairs we have managed to create a small study area with a desk and laptop space where light streams through the large velux windows. The bedroom offers a comfortable night sleep with a high quality mattress and backout blind. Finally we have a fully decked the outside courtyard which is south facing. Here we have created a calm space for alfresco dining or just a simple glass of wine at the end of a busy day. Our cottage is designed well for leisure or work.
Our cottage is quirky and in an excellent location where you get the benefits and convenience of a small town but in the edge of the countryside and a nature reserve, Loch Leven.
