We were a group of 9 ranging from 21 to 84. The house is nicer than the photos! It is large with places to spread out. The living room is lovely. A very well-equipped large kitchen. The garden and view are very nice. Dianne was very helpful with suggestions. Highly recommended!Thank you.
We had a great time here. Dianne and Rich were great. She met us upon arrival, gave us a tour and even made us a tea cake and had milk for us. Rich gave us a bit of history that was fascinating. We called him to adjust the heating and he was there immediately.
Plenty of games and TV (not that we watched any), logs for the fire. My husband was excited there was a grill outside.
We had great weather and were outside a lot. Easy to get to the train station or anywhere really.
The home is beautiful and spacious. Plenty of room. Everything you need in the kitchen. Starters of tea, cofffee, bath supplies.
The house is not terrible, but equally not quite as good as we'd hoped. The building is impressive and the local area nice. You are only renting a section of the front of the house and there are other apartments contained also rented. Some of the internal areas of the house are 'out of bounds' for functions, and the owners also live there so be aware that you are sharing the building and gardens with others.
The owners may be out mowing the lawn when you're having a drink on the patio, and will randomly wander over and sit down with you for a chat, so if you're someone who likes privacy, their presence can be somewhat overbearing.
The rooms are well appointed, and it feels quite spacious, although perhaps not as cavernous as the pictures suggest.
The internet and phone signal are both v poor. They have one very small TV in small lounge - which only seats 5 - with no terrestial channels, just a few streaming apps that are always buffering, so if you have kids or the weather is bad, don't rely on the internet or TV to keep them occupied. I asked if we could add some apps (e.g. Prime or Sky News) but was told 'no'.
The kitchens ok with a double oven, but one of the ovens doesn't work and as we were cooking for 8, this was an issue. Two of the hobs didn't work, and we had some nasty gas flare ups when trying to light.
The owner has a dog (friendly) which roams freely but leaves dog poo on the garden. We liked the dog, but not everyone's cup of tea.
We stayed in "the big hoose" for a Monday to Friday stay. There were 8 of us altogether. This is a fabulously presented house & felt palatial. The bedrooms were spacious & beds comfortable. The house is well maintained and tastefully decorated to reflect it's period. The house is well equipped & the kitchen had absolutely everything you would need. It's in the perfect location for exploring the Scottish Borders & there is plenty of local wildlife to see.
The stay was fantastic, what a great property. Lots to explore in the area- if you are into your outdoors look. I further. The hosts were friendly and helpful and helped with some local knowledge which helped with having young kids.
If you are lucky you may get a cameo from princess sparklesâŠ.a friendly special guest!
Completely satisfying all around. Property itself is well appointed and near surroundings very lovely. Owner/manager highly responsive and informed. A delightful extended stay.
All I can say is this is a beautiful and stunning property. So much more than the photos and descriptions. Itâs has everything you need for a peaceful and relaxing stay and we will definitely be back.

My family had an wonderful stay at Broadmeadows last week. The house was amazing...very grand with loads of character, but with all the modern conveniences we were seeking. The house provided a great base for excursions around Scottish Borders including some great hikes, a distillery tour, and a visit to Abbotsford. Dianne was a lovely and very responsive hostess who made us feel very welcome and who treated us to a delicious homemade cake.
We had a very relaxing time in this beautiful house. Elegant but not over-bearing - lots of places to separate off if you want ti, but a fantastic communal spaces too. Walks from the door. Supermarkets deliver. And we had a wonderful home catered meal from Sukie - delicious, served beautifully and kitchen left spotless. Would definitely return.
We where a party of 10 consisting 3 generations of the same family and WOW did we have a great Christmas at The Big Hoose, it is simply beautiful, fully equipped and I mean fully, spotlessly clean, In a good location, I could go on, but safe to say, it made our family Christmas really special.
The communication from Dianne was exelent, she left nothing to chance and was there to greet us upon arrival,
All in all I would recommend this beautiful house to anyone with a large party looking to enjoy fantastic facilities in a great location

Broadmeadows is an extremely comfortable, spacious house for families or groups to meet. Beautifully decorated, the house offers everything that you could possibly want - including a superb home baked cake waiting for us on arrival. Thanks to Dianne and Richard - we will definitely be back!!
We were all very happy with the quality and care that has been put into this property. Every thing was as listed âon line â. A very functional clean kitchen Great bedrooms most of which were en suite A very large well lit drawing room and a game room with a pool table. Dianne was always available for assistance if needed. All of our group were very satisfied
Ourselves and a group of friends has a great time here. Lovely house. Kitchen is very well equipped. Coal fire and comfy beds.

Pocket sized classic mansion with lots of modern features. Loved it
The property looks amazing as you approach it and then once inside it is simply the best with well decorated rooms and loads of space. Great for our active lifestyle as we could run or walk around Bowhill estate a short run away.
The house has splendid slipper baths, great kitchen with everything you need, nice lounge and great dinning room. This was a great family holiday and we would go back tomorrow.
The house certainly has the wow factor. Stunning house, beautifully decorated & well equipped. We are a group of 10 that meet up in the Borders every year & this house was the best yet. Plenty of room for everyone & extremely comfortable & spacious bedrooms. We're already planning our next trip

We celebrated Mum's 80th as a family of 10. We felt welcomed by the owners and pampered in the extremely well equipped and beautifully furnished house. It was very warm even on a cold November weekend. Just perfect.
This house certainly has the wow factor. Every room is beautifully decorated in a tasteful style, in keeping with the age of the house but with a nod to the contemporary. The drawing room is ideal for family get togethers around a log fire but there is also a snug for watching tv or quieter times. The dining room would easily seat 14. The kitchen is modern and well equipped and has an island you can sit around. All of the bedrooms are well decorated and have comfortable beds. The hall and staircase are truly imposing.
In addition to this, the house is set in lovely countryside, which was particularly beautiful with all the autumn colours. You can walk from the house almost straight onto the Bowhill Estate, so you can stay away from busy roads. The stunning St Mary's Loch is a short drive away. There are many other places of interest within reasonable reach.
All in all, I would recommend Broadmeadows to any group of family or friends looking for a luxurious place to stay in the lovely Scottish Borders.
The house is in a perfect shape !! Very impressive ! The decoration and every simple detail around the house is unbelievable!! The kitchen is so perfectly equiped and has such a great area that we spent unforgettable family dinners there. The barbecue in the garden was great, as well as the crocket game

I highly recomemd this property for family trips; Dianne hosted us so nice and helpful; the house is just 1 hour from Edinburgh, and very close to places like Jedburgh and Melrose Abbeys what makes the trip complete.
The property is more impressive upon arrival. We received a warm welcome from Dianne and had a quick tour of the Big Hoose. There were 8 of us and the hoose accomodated us perfectly. The rooms were well appointed and the dining room ideal for evening meals together. We had everything we needed for the stay; the snooker table gave us hours of enjoyment too. We had the essentials, like nice soaps, washing utensils and all towels and linen were of good quality. We have been to places where there isn't even a bar of soap. The property is ideally situated to head to Edinburgh or nearby towns, like Moffett, Peebles and Selkirk. For us these roads were stunning to drive, quiet and with great views.
We will return in time as we have been to the borders twice for a driving break and the big hoose was clearly the most grand. Photos of the cars in front of the mansion look stunning!

Such a magnificently beautiful property and surroundings. Peaceful and spacious. Dianne is a wonderful owner. Plenty to do in the local area, and we love the snooker table! Can't wait to get back with my family on Monday. Looking forward to using the snug which has just opened!
