The parties agree as follows: 1. Plan to arrive around 4:00 pm (or later) on your check-in date. We ask that you plan to leave by 11:00 am on your check-out date. Tenant shall occupy and use the Premises as a vacation condo unit. Tenant shall notify Manager of any anticipated extended absence from the Premises not later than the first day of the extended absence. 2. The PREMISES is located at 2301 S. Atlantic Ave, Daytona Beach, Florida. 3. 12.5% Florida Tax will apply. $39 Cleaning Fee will apply. $100.00 refundable damage deposit payable as follows: payment in full 22 days prior to check-in date. 4. Reservation Policy: Don’t let this language be intimidating. However, we have learned that we have to be firm and clear to prevent any misunderstandings. We require 50% of the amount at the time of processing reservation. The rest needs to be paid 22 days prior to check-in day. Unfortunately, failure to meet these terms may result in a lost reservation. Please stay in contact as much as possible about your plans. If we do not receive a signed contract from you with payment, the property will be listed again for the time period specified. 5. Cancellation Policy: Bookings canceled at least 30 days before the start of the stay will receive a 100% refund. Cancellations must be made by 12:00 PM CST (Central Standard Time) on the appropriate day. The option of trading your time in for a later time will be considered, based on availability. Any increases in the fee will need to be paid. 6. $100.00 Damage/Security fee. The security deposit is fully refundable within 14 days of termination of occupancy. The condo should be left as clean as you found it. Real and personal property are in the same locations & condition as when occupancy commenced, and all terms of this agreement are met*. Renter is liable for all replacements and repairs needed to attain the same condition as when occupancy commenced. *Number of occupants does not exceed the rental contract. *All blankets/comforters are neatly folded on each bed. *Towels are placed in the bath room. We now provide brown wash cloths for make up removal. Please, do not use white towels for removing make up as make up stains don't come off of the white towels. If we are unable to re-use the towels or there are missing towels, the charge of $10 per towel ($5 per wash cloth) will apply. If we are unable to re-use the sheets, the charge of $20 per sheet ($10 per pillow case) will apply. *The refrigerator is cleaned out and wiped clean. *The stove is wiped clean. *All dishes are done and put away. *All garbage is emptied and placed in large containers provided in woodshed hall by elevators. *If excessive cleaning needs to be done, then a minimum of 2 hours at $20/hour will be assessed to you and taken out of your security deposit. 7. Utilities: We will provide your water, heat and air conditioning, electric. You are responsible for all local and out-of-state long distance calls made during tenancy. Please bring a calling card to use. 8. RESTRICTIONS: NO PETS. NO SMOKING: Absolutely NO SMOKING inside the condo, it is allowed on the balcony. Butts and the like are not left behind. You will be asked to leave immediately if there is a violation. There will be no refunds. 9. ACCOMMODATIONS: 1 queen size bed. There are linens and towels on the premises for your use. 10. MAXIMUM NUMBER OF OCCUPANTS: We highly recommend that the condo is to be occupied by no more than two (2) persons at a maximum. You will not be comfortable otherwise. This contract is for 1-2 adults. The place will be stocked with all the items you need accept food. Now for the other tough stuff: 1. Renter assures us that any tenant who violates any of the terms of this contract shall be immediately denied occupancy and shall remedy any damages or other expenses that are caused by the tenant and/or the tenant's guest(s). This agreement does not create a tenancy for the property; you can be removed from the property without process of law if you do not depart at the appropriate time. 2. RENTER agrees that any tenant who is found using drugs or allows others to use illegal drugs or tobacco on the premises will be immediately denied continued occupancy at these premises. 3. RENTER and/or their guests shall not annoy, endanger, or inconvenience neighbors, nor use the premises for any immoral or unlawful purposes, nor violate any law or ordinance, nor commit waste or nuisance on or about the premises. We do encourage a good party, but be mindful of others. 4. RENTER agrees that during the term of this rental and such further time as he/she occupies the premises, he/she will keep the leased premises clean and free of trash, garbage, and other waste; and all pipes, wires, glass, plumbing and other equipment and fixtures in the same condition as at the beginning of, or may put in during the term of the lease, reasonable wear and tear and damage by unavoidable fire and casualty only exception. 5. RENTER agrees to indemnify and save us( Manager/Owner) harmless from all liability, loss or damage arising from any nuisance or harm made or suffered on the rented premises by the RENTER, tenants, or guests or from any carelessness, neglect, or improper conduct of any persons entering, occupying or visiting the rented premises. In other words, use the property and its amenities at your own risk and at your risk for your guests. We (Manager/Owner) will not be liable for damage to persons or your property. By signing this agreement, you agree to these terms. Manager and Guest shall each be responsible to maintain appropriate insurance for their respective interests in the Premises and property located on the premises. 6. Renter agrees to not make alterations to property including painting, changing locks/adding new ones or making any repairs. 7. In an emergency, we or our “agent” may enter the premises at any time without securing prior permission from RENTER. 8. RENTER may not let, sublet or assign this contract for all or any part of the premises. 9. If RENTER abandons or vacates the premises, we may at our option, terminate this rental, enter the premises, and remove all property. 10. In the event that any action shall be commenced by either party arising out of, or concerning this rental or any right or obligation derived there from, the prevailing party shall be entitled to receive attorney's fees as fixed by the Court in addition to all relief at law or equity. 11. Notwithstanding any other provision of this Rental, Manager may terminate this rental upon thirty (30) days` written notice (by e-mail) to Guest. Monies for remaining lease period will be refunded within 31 days of termination, less damages, if any. 12. RENTER assumes full responsibility for fulfilling the terms of the rental for the period stated and assures us of full recourse for the payment of any amount outstanding from the total amount due in accord with the terms as stated above including any outstanding or unpaid charges that are the responsibility of the RENTER. Chambre très petite etc pas de place pour ranger nos valise , le petit bureau et la patère étaient inaccessibles et un fauteuil pris dans un coin, les oreillers très très minces. On a discuté avec Ana pour changer de chambre q quitte à payer une différence et elle n'a pas voulu donc finalement on a pas pris la chambre et on a payé pour en a loué une autre directement avec l'hôtel car Ana ne voulais pas nous rembourser et nous a raccrocher la ligne au nez. A l'avenir on va réserver directement avec l'hôtel car le service est de beaucoup Supérieur et le prix aussi. Ca nous a coûté 2 locations à cause d Ana qui n'a jamais voulu nous rembourser pour une chambre dont on ne s'est même pas servi, donc sans entente avec la propriétaire c'est fini pour nous et je ne recommanderai à personne cette agence.
The Studio was Fine Neighbors were not....
We had a great time in Florida and the Studio was fine. However the Hotel management was HORRIBLE. Our neighbors were partying so loud the first night that we contacted the front desk. They were of NO HELP whatsoever. So we finally had to call the police! We were there for our LONG AWAITED Honeymoon. It did not start our very short trip off very well. They continued to party the rest of the weekend but held it down some.
On the Beach
The condo is small, but adequate for two people. If you are looking for a luxury condo, this is not it, but if you want close to the beach and a place to sleep, this is it. I would say that I would not want to have more than two people in this condo. It had a dorm size refrigerator, a two burner stove, microwave, coffee maker, toaster, toaster oven and a small bar sink in the kitchenette. It had enough pans and dishes to cook a meal, if you want. Everything worked as it should, no issues there. It had enough towels for the week. Bring your own soap and shampoo though. The bed is a murphy type bed, being as it folds up into a closet area. It was not as comfortable as our home bed, but most are not when you travel. It served it's purpose though. The beach is right outside the back of the building, easy access. Communication with the owner was fast and efficient, no issues there. The entire building is a little dated, but we were there for the beach and local sights, not to admire the building or spend the entire day in the room.
Overall this condo is good for the price and I would not hesitate staying there again.
Had problem with owner was blame for dirty towels I didn't even do. Just so she can keep my deposit.
The property is ok at first I was in a very small unit when it didn't look like that in the pictures. Had to pay for another unit which I think wasn't fair because I haven't even did anything in the 1st room but look in it. And got blame for dirty towels that wasn't even mines and the picture she sent me she said it was make up but I never wore make up before and they was washable and paying $60 for rags is ridiculous I can buy plenty of rags for that price and you can tell they wasn't expensive cause they wasn't thick at all. A owner like that really need to refocus on how to treat people who rent from them cause I will never again rent from them.
