The terrace and views at this villa are outstanding as is the outdoor furniture and infinity pool. However, the other amenities let it down. Firstly, there is the BBQ. Integral external chimney but sadly no BBQ pan that was functional - I had to buy one. Once lit and whilst preparing food it soon became apparent there was a major issue. The sitting room began filling with smoke coming from the internal chimney that is sealed but backs on to the external chimney. I immediately removed my BBQ pan and tried to vent the room but the next morning the smoke smell was still evident. I contacted the management agency who came out, looked around and said 'Yes, I can smell it, we'll look into this'. I also explained to Fatih, the villa caretaker who lit some paper, went into the villa and agreed there was a problem. I did not hear further from the agent about his matter. Future BBQs were cooked on the terrace away from the property. Secondly, the TV is described as a Satellite link. Yes, it is Satellite but there is no signal and consequently no functioning TV - annoying. Again, I spoke with the agent whose reply was 'Yes, that's right'. Thirdly, the solarium under the pool that I was told had a seating area and fridge. No, it has nothing but a pile of building rubbish with no view just a bush. Fourthly, in the second bathroom the shower cubicle leaks. Interestingly it's not while you use the shower it's only after you've finished that water seeps from the corner and soaks the tiled floor. The agent on this occasion just said 'Oh, right'. The location. There are narrow steps down the drive from street level but the drive itself is very steep and potentially dangerous. The walk to the road for the Dolmus is further up a very steep road and anyone who has mobility issues - I am not saying an infirmity - would find the ascent and descent worrying especially at night. Consequently, when going out in the evening I had a taxi that added to the cost. And finally on the day before departure I rang to inform the agent of the time I was leaving and at the end of the call I was asked if I'd pay Fatih, who along with his wife are extremely good, for the water I'd had. This was small but I have stayed at other villas in Kas and never had to pay for dispensed water. I am sorry that the good things about the villa are outweighed by the bad and I can only conclude I and my wife will not be returning to the Villa Gumbatimi.
