The Space:

Built on stilts above the shoreline, Osprey Boathouse is a single open-plan studio where the loch is always in view. Large windows face directly onto the water, bringing changing light, weather and wildlife into the space throughout the day.



The interior includes a king-size bed, seating area, dining table and compact but fully equipped kitchen. A wood-burning stove adds warmth in cooler months, while underfloor heating runs in the bathroom. Outside, a private deck leads to the hot tub positioned overlooking the loch, offering uninterrupted views across the water.



The layout is deliberately simple, calm and uncluttered, designed for couples who value privacy and setting over excess space.



Guest Access:

Guests have exclusive use of the entire boathouse and private deck, including the hot tub. Dedicated parking is provided close to the property. There are no shared facilities.

Osprey Boathouse is located at Achianich on the quieter south shore of Loch Tay, around two miles from Kenmore. The setting is rural and peaceful, with open water directly in front and hillside behind.

Kenmore offers a small selection of places to eat, a village shop and access to walking routes. The area is well placed for exploring Highland Perthshire, but the location is chosen by guests who plan to spend most of their time at the loch.



Getting Around:

A car is essential. Access is via a farm track leading down to the loch; low-slung vehicles should take care. Parking is provided at the boathouse. Kenmore is approximately five minutes by car, with Aberfeldy around fifteen minutes.
