Pros: Stayed early December. Wonderful view from second floor balcony of Bay of Banderas and Mountains. We stayed for cheaper a previous year in Punta Mita, but the view was blocked by buildings and it was the hot time of year (September).

Wonderful North American style and Mexican restaurants and cafes short walks from the condominium.
Much more laid back and quiet than P.V. proper.
Nice friendly crowd of 50+, mostly Canadians and NW US coasters coming down to sit by the pool in the sun, dip in the water when the get hot, and enjoy Mexico life, escape the winter, and have the best tan in town when they return to Vancouver.

Not really a party property. Not a lot of noise.
Very secure. Courteous, nice guards and staff.
Great central location for trips to explore P.V. or Sayulita, etc.
Good place to come see how expats live here, and try it out yourself, ask questions and learn from their experience.
Cons: Needs patio sun umbrella on the patio as most units have one, and this would allow people to sit on patio after 10 am protected from the sun. Lack of umbrella really detracts from value of the experience, which we think is enjoying the view.
Sofa and chairs are hard beach type furniture. OK but certainly not luxurious. Possibly an inflatable cushion might help, if your bones hurt.
Front doors can't be unlocked without a key (safety).
Master bathroom door is difficult and unsafe. Wife hurt arm on door metal part.
Need bus, car or taxi to get to some places like Mega or PV. We rented a car; recommend it.
Not enough paper towels or coffee provided for our 2 week stay, unlike a hotel.
Overall : Great place if you want to come down here, chill, and experience the view.
You could save money by staying a few blocks from the beach, but to us it was worth it to have the bay right there.
