Rental Agreement
This Short-Term Rental Agreement (the âAgreementâ) is made by and between Tony Forsythe (âHomeownerâ) and âGuestâ as of the date of electronic booking. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:
The property is fully furnished and includes Living room with leather reclining sofa, loveseat, chair, 2 end tables & lamps, coffee table, side chair, bar curio, and television and stand, built in desk with books & Wi-Fi equipment. Dining room with dining table, 6 chairs, matching buffet, and air filter. There are 3 bedrooms with 2 CA king and 1 queen size bed with 1 bunk bed all located upstairs. 5 nightstands, 4 dressers with mirrors each and 2 televisions. 2 blow dryers are maintained in the two king size bedrooms. The kitchen has solid surface stove, dishwasher, large microwave and side by side refrigerator. It is fully furnished with pots, pans, dishes, serving bowls, glassware, cooking, eating, and serving utensils for kitchen and grill, toaster, coffee pot, tea pot, blender, portable mixer, kitchen, and table linens. Also, there are flashlights, candles, and a fire extinguisher in an emergency. The utility room has a stacking washer and dryer, and a wire storage rack, in the master bedroom bathroom is the linen closet filled with sheets and bath towels. An iron and iron board are in the utility closet downstairs, along with boogie board and beach chairs. The patio furniture includes: 1 bedroom patio; 2 chairs and matching table, and 2 chaise lounges. Living room patio includes: 1 round glass top dining table and 4 matching chairs, 1 bench, a side table, and a large charcoal grill. For the convenience of our guests, we also have supplied each bathroom with starter bath soap, lotion and toilet tissue and a roll of paper towels in the kitchen, as well as dish liquid and dishwasher powder/liquid and detergent for a load of wash. There is some starter coffee there for a few days. You may wish to bring some of these items with you.
2. Rental Party: The rental party shall consist of The Guest and people included in the online booking form. The Guest must inform the Homeowner of any additional persons who will be staying at the Property.
3. Minimum Stay: This property requires a 5-night minimum stay. Longer minimum stays may be required during holiday periods. If a rental is taken for less than 5 days, the guest will be charged the 5-night rate.
4. Rental Rules: Guest agrees to abide by the Rental Rules (below) (which includes the HOA rules) at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by those rules at all times while at the property.
5. Rental Rate and Fees:
a. Down Payment: A Down Payment or Full Payment, including the VRBO/AirbnbService fee is due immediately upon placing a reservation. A Refundable Damage Deposit of $600.00 that is required may be included in your payment and is for damage security. If it is included, it shall be refunded within 7 days of the Checkout Date provided no deductions are made due to:
I. Damage to the property or furnishings.
II. Lost or missing property or furnishings.
III. Dirt, smoke or other mess requiring excessive cleaning; or
IV. Any other cost incurred by Homeowner due to Guestâs stay.
If the premises appears dirty or damaged upon Check-in, Guest shall inform Homeowner immediately. Please use the U.S phone located on the desk in the living room to call the Homeowner. Homeowner will call Guest during the first few days to ensure there are no problems. Please answer the phone at the desk.
b. Rental rate: Real-time rates are available on the online booking form. Rates are locked in at the time of booking.
NOTE: Like most islands, power is very expensive in the Bahamas. As a result, we give each rental a liberal weekly/daily power allowance of 250 kwh per week. Any usage over that amount will be charged a surcharge which will be deducted from the deposit.
8. Cancellation Policy: If Guest wishes to cancel his/her reservation, the payment will be refunded at: 100% if cancelled 30 days prior to the Check-in Date.
9. Insurance: We encourage all renters to purchase travel insurance, especially during these times.
Booking Policies
Check in/Out: Check in at 2 check and check out at noon.
Cancellation Policy: Guests can cancel up to 5 days before check-in for a full refund. If guests cancel after that, they must pay for each night they stay, plus one additional night, plus 50% for all unspent nights.
Must be 25+ years of age.
Community Rules

Pets are not allowed on the premises.
No Smoking
No smoking indoors or on the patios.
Vehicle Restrictions
Vehicles, boats, and similar items other than well-maintained automobiles and small pickup trucks shall not be brought onto or parked on the condominium premises without approval.
Pool Supervision for Children
Children (persons 15 and under) are not permitted at or in the pool or pool patio area unless supervised by an adult.
No Laundry on Balconies
No laundry is to be hung on balconies or anywhere on the condominium premises.
Trash Disposal
Occupants must maintain their own trash and garbage and dispose of it in the designated dumpster outside the complex gate to the right.
Noise and Music
Music shall not be so loud as to disturb other occupants and is not to be played outside after 10:00 PM. Noise from repair work should not occur before 9:00 AM or after 6:00 PM, Monday to Friday, unless in case of emergency.
Parking Rules
Parking is limited to 2 vehicles per unit. Vehicles must be parked in designated parking areas only. The designated parking area is Spot 5 which is across the parking lot on the left side of the garage. Illegally parked cars are subject to towing; applicable fines or towing fees are the sole responsibility of the vehicle owner or tenant.
Pool Area Conduct
No glass bottles, glasses, dishes, etc. are permitted in the pool area. Plastic cups are provided in the kitchen cabinets for use at the pool. No loud or unruly behavior or excessive splashing is allowed if it disturbs other guests.
