Lake Denham is one of the newest communities in The Villages and when renting this home, you'll truly have the best of both worlds - a private, tranquil home setting and as many activities and social life as the Villages has to offer if you choose to participate in them. Within minutes of the home, you have access to the Jubilee Putting Course, the Mickey Lee Pitch & Putt Course, the Southern Oaks and Shallow Creek Championship courses and the Clifton Cove Putting course. Take a golf cart ride over the Bexley Bridge to Loblolly, Longleaf, Lowlands, Red Fox and Gray Fox Executive golf courses. There's also the new Franklin Recreation Center featuring outdoor activities such as a family pool, pickleball, corn toss, bocce, outdoor exercise equipment, tennis courts and a pedestrian walking path. Inside the Franklin Recreation Center, there's billiards, electronic gaming, gathering rooms for cards and other activities and a kitchen. Just up Meggison Road, you'll find the Homestead Recreation Center featuring astronomy pads, billiards, bocce, corn toss, darts, a family pool, dog park, gathering rooms, pickleball, shuffleboard, table shuffleboard and tennis. At Sawgrass Grove, you'll find nightly entertainment, Sawgrass Pub and the Sawgrass Market featuring pizza, burgers, fish, fresh vegetables from the Villages Grown, a meat market, coffee shop, bakery and the Southern Oaks pro shop. Other options for afternoon entertainment include Edna's on the Green or the nightly entertainment at the town squares with Brownwood Town Square being the closest.

Take the golf cart included in your rental to Publix Grocery Store in Magnolia Shopping Plaza that also includes a 7-11 convenience store, Reveille Cafe, McDonalds, Marco's Pizza, China Gormet, BBQ, nail salon and hair salon amongst other retailers. Or, take a beautiful winding cart ride to the Lake Deaton Shopping Plaza that features Publix, Piesano's pizza, China Gourmet, Jersey Mike's Subs, Fantastic Sam's, Nails & Beyond, Walgreens, Marathon Gas and other retailers.

Just a 6 minute drive and in the construction phase now is the Village of Eastport which will be located just over the Bexley Trail Bridge near Sawgrass Grove. Eastport will feature championship and executive courses, a golf teaching academy and driving range, nightly entertainment, Publix grocery store, shopping, restaurants, Central Lake where you can watch the sun set from Sunset Island or head out for a paddle in a dragon boat and more wonderful activities inside the various recreation centers and outside at the outdoor activities. There will be indoor pickleball courts, walking and biking trails, a softball complex and more of the best you can expect here in the Villages.

Friday nights in the Fall mean football! Take a golf cart ride over the Bexley Trail Bridge the family neighborhood of Middleton and root on The Villages Buffalo Stampeders in their incredible, new 10,000 seat football stadium. Middleton also has a downtown area under construction with restaurants and many retailers.

The closest championship courses are: Southern Oaks, Shallow Creek, Evans Prairie and Belle Glade. The closest executive golf courses are: Lowlands, Loblolly, Longleaf, Red Fox and Gray Fox. The closest pitch and/or putting courses are: Jubilee Putting Course, the Mickeylee Pitch & Putt Course and the Clifton Cove Putting course. The Eastport area which is currently under construction will bring new championship and executive courses, a teaching academy and driving range. Opened in September 2024 are the new Laurel Oak 9 hole executive course and the new 18 hole Live Oak Pitch & Putt courses.

Tenant Access & Passes:

Tenants will have the privacy of full use of the home. The front and garage doors have electronic keypads for your entry. A tenant manual is posted on the refrigerator for you convenience.

There are two types of passes for access to activities - Temporary Resident ID Cards and Guest Passes. Temporary Resident IDs give renters all privileges as the homeowners. Temporary Resident IDs are available for 2 renters per household at a charge of $50 (2 max). Golf cart trail fees may be purchased through the Villages on a daily, weekly, or monthly basis.

Tenants must request Temporary Resident IDs and/or Guest Passes at least 2 weeks prior to their occupancy. All guests must be identified with name, address, date of birth, age and dates of visits. Maximum occupancy is 4. Guest fees may apply.

Gate Pass: The gate pass is to be left by the renter at the end of the rental period. A fee of $25 for the gate pass will be withheld from the security deposit if not returned.

Golf Cart: Golf cart drivers must be licensed. The golf cart agreement with liability waiver must be signed and in the landlord's possession before golf cart may be used.

Tenants may schedule a home and neighborhood orientation.

Area Overview:
The Village of Lake Denham is easily accessible from the Florida Turnpike and is located approximately 49 miles from the Orlando International Airport, 51 miles from Orlando/Sanford International Airport and 65 miles from the Tampa International Airport. Grocery shopping is a golf cart ride away at the Lake Deaton or Magnolia Plaza Shopping Centers. Fun day trips include the Disney and Sea World properties, Mt. Dora's waterfront and quaint shops, Ocala and the beautiful horse farms and especially the World Equestrian Center and the Gulf Coast Beaches and waterways including Crystal River and Homosassa.

Getting Around:
All Villages amenities are accessible by golf cart. There is a Villages GPS App available for download that is highly recommended. Directions are available for travel by golf cart or car.

Cleaning Services:
Guests have the option of having the home professionally cleaned weekly or every two weeks for $225 per cleaning. Starter cleaning supplies have been provided if you prefer to do it on your own.

Pets:
Pets may be allowed if they are small, hypoallergenic, non shedding dogs. Maximum weight of 25 pounds. This will be at the discretion of the property owner.

Additional fees and information:
Rental rates listed do not include 11% sales tax, temporary resident IDs ($50), cleaning ($225) & guest fees if applicable or $1,000 security deposit. Landlord provides grass cutting, landscaping services, pest services.

Maximum occupants is 4.

Payment Information:
Fifty percent of rental due at time of signing lease contract (must be received within 7 days of signing contract) Remaining 50% balance of rental amount, $1000.00 deposit, I.D. Fess, pet fee and 11% sales tax due 30 days prior to rental period.

Deposit:
Your deposit fee minus the $225.00 cleaning fee and all other applicable incidentals will be refunded within 30 days of your departure.

No smoking, vaping, pipes, e-cigarettes, or the like permitted inside home including garage. No subletting or disturbing neighbors. No illegal activities. Quiet time after 11pm.

Check in time is 4 pm; check out time is 11am.

The Villages is an over 55 community. Minimum age of renters is 40 years old.
