Located beachfront in Chicxulub, just outside Mérida, this fully furnished, modern 3-bedroom condo offers the perfect blend of comfort, design, and direct access to coastal serenity.

The Space
Located on the second floor, our spacious condo features:
3 Bedrooms, 3.5 Bathrooms
Each bedroom includes a private ensuite

HOUSE RULES:
By booking this property, you agree to comply with all the house rules listed below:
HOUSE
- Keep shoes off the living room area rug.
- Please use the squeegees for the shower glass after each use.
- Keep the outside door of bedroom 3 locked.
- Large and loud parties are prohibited.
- Please use amenities such as kitchen appliances, electronics, and furniture with care and follow any provided instructions or guidelines.
- Turn off AC & Lights when away from the apartment.
- Use coasters on all wood surfaces.
- Keep glass away from jetted tub. The jetted tub is NOT heated. In the future this will be heated, The jets make for a comfortable massage.
- Use the provided black towels for makeup removal
- Don't let food go down the sink drain
- Clean the grill after each use.
- No food or drink on the living room couches
- Donât Flush Feminine Products
- Toilet Paper: Itâs culture in Mexico to never flush toilet paper. Newer buildings have better plumbing but we recommend to go light on the toilet paper to avoid plumbing issues. 2 Bidet's coming End of May for your convenience.
- Keep lines of communication open with the host or property manager and notify them promptly of any issues or concerns during your stay.
- Always keep the front door shut. Especially when the back door is open. The wind will slam the door shut or open and can crack the door. If the door gets broken, we will charge in full for the repairs.
- Do not drink the tap water. You can brush your teeth with the tap water and clean with it. It is recommended you drink bottled water, or drink the water from the fridge that is directly from the jugs under the sink.
OCCUPANCY.
- The maximum occupancy of each apartment is 6 people including children; this number must not be exceeded under any circumstances.
- The maximum number of guests per private unit is 16 people(including those 6 who are overnight guests), who, when using the common areas, must be accompanied by the owner or tenant.
- Administration will be informed of renters name, number of occupants, and telephone number.
- Rentals must be for a minimum of 3 nights.
PETS
- Pets are not allowed. The building security guard automatically reports any animals that are on the property without prior communication. We ask that if you are to be accompanied by a service animal to inform us to ensure we can provide suitable accommodations. We kindly ask if your support animal is not hypoallergenic to refrain from booking our property due to a resident with severe allergies. Emotional support animals are not allowed.
TRASH
- Leaving trash in common areas is strictly prohibited.
COMMON AREAS
- The use of sound equipment in common areas is not allowed, and inside the apartments, it should be used at a volume that does not disturb other residents.
- The number of people in the cabanas is determined by the number of chairs available in each.
- Making a racket that disturbs other residents is prohibited.
- It is strictly forbidden to sleep in the lobby area at any time of day or night.
- Hanging clothes or accessories on railings, windows, or balconies is prohibited.
- Beach accessories (inflatables, doughnuts, kayaks, etc.) should not be left in the lobby, pool area, or cabanas.
- Furniture such as tables, chairs, loungers should not be moved to areas other than the lobby and designated areas; they should not be taken to the beach or brought up to an apartment.
- If furniture is broken, destroyed, or damaged, it must be replaced with an identical item, and any damage to the property must be repaired.
GYM USE
- The gym is available from 7:00 am to 10:00 pm.
- Equipment must be cleaned with sanitizing towels after use.
GAMES ROOM USE
- The games room is open from 8:00 am to 8:00 pm and must be supervised by an adult at all times.
- It must be left tidy and clean after use.
LOUNGE - BAR USE
- Open until midnight.
- A gathering is considered to be when the number exceeds the occupants of the private unit.
- To host a gathering, it must be reserved with the administration without exceeding 16 guests plus the resident.
- The area must be left clean and tidy.
POOL USE
- The pool is available from 8 am to 10 pm, exclusively for residents, tenants, and guests.
- Proper swimwear and attire are mandatory, and rinsing before entering the pool is required.
- The use of glass cups, glasses, bottles, and plates is strictly prohibited.
- Children must not be left unsupervised in the pool and jacuzzi areas.
ELEVATOR USE
- Transporting heavy furniture or construction materials is prohibited.
- Trash should not be taken down in the elevator.
- Do not enter the elevator with dripping wet clothes; dry off before using it.
PARKING:
- Parking in spaces not assigned to the respective private unit is prohibited.
- Sleeping in vehicles is prohibited.
- The maximum speed limit is 10 km/h.
- Free parking is located at Stall C-1. Two spots that are one behind the other.
REPAIRS AND MAINTENANCE
- Allowed Monday through Friday from 9:00 am to 5:00 pm.
- Maintenance and repairs in the apartments should not be carried out on Saturdays, Sundays, or holidays. For unavoidable repairs on these days, contact the Administration.
DISCIPLINE
- The building staff and administrator have the authority to request compliance with this regulation.
- A tenant who commits 3 infractions becomes unsuitable to rent in the condominium again.
- Any missing items upon checkout will be charged a fee determined by the owner for the item and for the inconvenience of replacement.
