***Security Notice: Exterior cameras are installed at all three (3) entrances of the property. A false security camera with a motion-activated light is installed at the front of the property. These cameras are for liability & security purposes only & do not monitor private areas.

GUEST ARE STRICTLY PROHIBITED FROM TAMPERING WITH, DISABLING, OR COVERING ANY EXTERIOR CAMERAS. Any attempt to do so will result in a fine and may lead to immediate eviction without refund.

PLEASE NOTE:
***POTENTIAL NOISE ADVISORY: This property is located 2 miles from the airport.
You WILL hear the occasional airplane fly overhead. Refunds will not be given due to airplane noise.

***NATURAL ENVIRONMENT ADVISORY:
This property is located near a natural environment, such as woods and/or water. Guests may encounter or hear wildlife, including deer, rabbits, various birds and other animals, as well as insects native to the area. While every effort is made to control pests and is serviced regularly, it is not possible to prevent all insects from entering. Please keep all doors and screens closed to minimize their entry. Guests must not damage or alter the natural environment, including breaking, cutting, or carving into trees or foliage, or disturbing wildlife habitats and natural surfaces. Any violations may result in fines and liability for restoration costs. Refunds will not be given for bugs or wildlife.

***BOOKING REQUIREMENTS: Minimum age to book - 25 years old & photo ID is required.

HOUSE RULES & REGULATIONS:
-Max occupancy- 8 people.
-Quiet hours: 9:00 PM - 7:00 AM
-NO parties/ events - NO glitter, confetti, tinsel, tape, or similar items of any kind are allowed on the property.
-NO smoking indoors. Outside permitted - kindly clean up & dispose of smoke products.
-NO pets on the property
-Report any damages, genuine concerns, or issues during the booking immediately. Not after checkout.
-Fireplace is INOPERABLE - please do not attempt to use it
-Exterior Security Cameras (3) for safety only — do not tamper, disable, or cover.
-Fireplace Use: THE FIREPLACE IS INOPERABLE AT THIS PROPERTY and is deactivated/blocked off for safety concern even if showing on website photos. Any damages and/or injury arising from attempted use is the sole responsibility of the Guest(s) and may be charged a minimum fine of $500.
-Grill Use: SAFETY PRECAUTION- Be familiar with fire extinguisher operation & location. Keep the area clear of flammable items. Do not leave an active grill unattended. After each use: Turn off all knobs and extinguish flames, fully put out the fire & cover the grill, close the propane tank knob. Clean up the grill & tools after each use . An additional cleaning fee may be charged to the guest if the grill is left in poor condition.

***Weapons/ Firearms: ILLEGAL & NON PERMITTED FIREARMS ARE NOT ALLOWED ON THE PREMISES. GUEST MUST DISCLOSE AND OBTAIN THE HOST'S CONSENT IN ADVANCE OF CHECK-IN IF THEY PLAN TO BRING AMMUNITION OR A DANGEROUS OBJECT TO A LISTING. Guests are always required to comply with applicable state and county weapon laws concerning firearms, ammunition, dangerous objects, and non-lethal self-defense devices. If a guest does not provide a prior notice and the Host prefers to cancel the reservation, the guest may be subject to immediate eviction and forfeiture of all rental payments and deposits.

FIREWORKS ARE ILLEGAL IN THE STATE OF NORTH CAROLINA. Guests who use fireworks on the property will be prosecuted and fined accordingly and may be subject to immediate eviction and forfeiture of all rental payments and deposits.

***Internet Usage: By using the internet provided at this property, you agree to our Internet Policy as follows. The guest(s) is fully responsible for material viewed or downloaded by users from the internet including but not limited to illegally copyrighted material such as movies, music, or other digital media. The guest will be held responsible for any damages caused by illegal internet use and will result in a fine of $500 per occurrence.

***Excessive Trash: All Trash is removed including, but not limited to, unused food from the refrigerator and cabinets. Kitchen and bathroom trash bags are taken outside to the large receptacles. All trash should fit into the outside receptacles or should be disposed of by the guest prior to checkout. Any trash that does not fit into the outside receptacles will incur an additional of $75 per bag.

***Excessive Cleaning: NO glitter, confetti, tinsel, or similar items of any kind is allowed on the property. Any violation of this policy will result in a minimum fee of $500. Guests are also prohibited from using tape or adhesive materials on walls, ceilings, or cabinets, as these may cause permanent damage. Hair dye is not permitted as it can permanently stains linens. An additional cleaning fee will be assessed for messes that require additional time or effort to clean, including but not limited to stained towels and bedding, spilled liquids, significant debris, or other similar issues that damage the property or delay the cleaning crew. In the event of the presence of bodily fluids, fecal matter, or similar contaminants, a biohazard cleaning fee of $250 will be charged.

Please understand we will not return any deposits for guests who break house rules and regulations, not adhering to check out procedures, staying past check out time or any other actions that damage the house or delay the cleaning crew in their duties. Violation of any of these policies may result in a fine to the guest.

CANCELLATION POLICY:
-This property enjoys all four seasons, bringing a variety of weather conditions such as snow, rain, fog, wind, leaves, and other natural occurrences; however, as these conditions are beyond our control, we do not offer refunds, adjustments, or date changes due to weather-related disruptions.
-Common events NOT COVERED by this cancellation policy include: events that impact a guest or their ability to travel, but not the reservation location, unexpected injury or illness, government obligations like jury duty or court appearances, non-binding travel advisories or other government guidance that fall short of a travel ban or prohibition, cancellation or rescheduling of an event for which the reservation was made, and transportation disruptions unrelated to a covered event, such as airline insolvency, transportation strikes, and road closures due to maintenance.
-Wildlife Acknowledgement: This property is located near a natural environment, such as woods and water, where guests may encounter wildlife, including deer, rabbits, various birds and other animals, as well as insects native to the area. Wildlife sounds may also be heard. While every effort is made to control pests and is serviced regularly, it is not possible to prevent all insects from entering. Please keep all doors and screens closed to minimize their entry. Refunds will not be given for bugs or wildlife. Guests must not damage or alter the natural environment, including breaking, cutting, or carving into trees or foliage, or disturbing wildlife habitats and natural surfaces. Any violations may result in fines and liability for restoration costs. Refunds will not be given for bugs or wildlife.
-Noise Acknowledgement: This property is/ may be located near an event, attraction, natural environment, airport, railway, construction zone, traffic, roadway, or other similar areas that may occasionally generate noise. Guests acknowledge that such noise is beyond management’s control, and refunds will not be issued due to noise disturbances.

All cancellation refunds will be handled according to the above cancellation refund policy. All refunds will be processed to the payment method we have on file for the Guest. The timeliness of your refund is dependent on your banking/credit card institution.

By booking, you acknowledge & agree to this rule & regulations, & you understand that our cancellation policies will apply. We will not return any deposits for guests who break house rules, such as smoking, late check-out, hosting a party, being excessively noisy, bringing more people than permitted onto the premises, not adhering to check out procedures, or any other actions that damage the house or delay the cleaning crew in their duties. Violation of these policies may result in a fine to the guest or may lead to immediate eviction without refund.

I HAVE READ AND UNDERSTAND THE RULES AND REGULATIONS. I CERTIFY THAT I MEET THE MINIMUM AGE REQUIRED AND THAT I WILL BE HELD RESPONSIBLE FOR THE CARE OF THIS PROPERTY BEING RENTED UNDER MY NAME. I ACCEPT FULL RESPONSIBILITY FOR DAMAGES OR EXTRA CLEANING CHARGES, SHOULD THEY BE DISCOVERED DURING OR AFTER DEPARTURE. I AGREE TO PAY FOR ANY DAMAGES CAUSED BY NEGLECT OR NEGLIGENCE.
