☆☆ BEDROOMS ☆☆
This home has 5 bedrooms, a bonus room with a queen bed, and can accommodate up to 14 guests comfortably. There are a total of 4 King beds, 2 Queen beds, and 2 sets of twin over full bunk beds.

Bedroom 1 - This rustic and secluded upstairs bedroom comes with a king bed, private bathroom, 45" smart tv, and is surrounded by windows with wooded views.
Bedroom 2 - This upstairs bedroom includes a king sized bed, ample closet space, and is styled with natural wood tones.
Bedroom 3 - This bedroom includes a king bed, double door closet, and backlit shelving to bring modern tones to this mountain home.
Bedroom 4 - This massive upstairs bedroom includes two queen beds perfect for sleeping adults and kids alike.
Bedroom 5 - This basement master features a king bed, windows outlooking mountain woodland, and twin mirrors to help prepare for the day.
Bedroom 6 - This modern basement bedroom features two sets of twin over full bunk beds (4 beds total), a walk in closet, and stays dark well into the morning for those who like to sleep in.

☆☆ BATHROOMS ☆☆
You'll find four clean and fully stocked bathrooms with bright lighting, large mirrors, and hotel-grade towels in this home. You'll find three walk-in showers and one shower/tub combo. All showers are stocked with shampoo, conditioner, and body wash for your group's needs.

☆☆ KITCHEN & LOUNGE ☆☆
Prepare a quick snack or a large feast in the fully-stocked kitchen. It features beautiful countertops and modern appliances, including a refrigerator, stove, oven, microwave, toaster, and coffee maker. There are four stools at the counter for extra seating. The open-plan setting offers an unobstructed view out into both the living and dining areas.

There are many dining areas perfect for enjoying a meal. The main dining table is nearly 9ft long and has enough chairs for 8 guests, with an additional 3 chairs at the bar just behind it. The breakfast nook by the fully stocked coffee bar has modern leather chairs for another 4 guests.

The entire top floor has windows letting in natural light. Whether you want to open up your laptop to plan adventures for the day, host a dinner party, take advantage of all the amenities, or just want to take things easy, this open concept living room gives you all the space you need.

☆☆ BASEMENT LEVEL & GAME ROOM ☆☆
The basement level is jam packed with everything your group could need to enjoy themselves. Immediately once walking down the stairs you will find a enormous sectional with a massive 65” smart TV to match. If movies aren't your thing there is also an air hockey table, a pool table, and two different arcade machines. Walk through the “garage door” to find 3 full size basketball hoops and a disco ball light to enjoy with competition or dance parties alike.

Just out the back sliding door you will find a dining table for 6 with dual patio heaters, an additional 3 lounge chairs surrounding a glass fireplace, and a brand new hot tub. There is ample parking in the driveway and on the street for up to 4 vehicles.

You’ll have access to every room and feature of this home except the owner's closet. Make yourself at home; your hosts are just a phone call or text away if you have any questions or want recommendations for things to do nearby. There is a keypad on the front door for easy and secure access to the home.

We are available for you during your stay but our level of interaction is up to you. We are only a phone call or message away. You will be able to self-check-in upon arrival. We are happy to be contacted via phone or through the booking platform before, during or after your stay.

This is a safe and secluded home located just off main access (I-70) to hiking/biking trails, Red Rocks, many ski/snowboard towns, Boulder, and Downtown Denver. There is also a grocery store (MS Food Mart) just 3 min away to make your stay as convenient as it is secluded.

This home is in a residential area and being respectful to the neighbors is very important. Parties that are excessively noisy will be shut down, and possibly be threatened with civil prosecution. If you are unsure if your group fits this description, please reach out to ask and we will be happy to help.

This is a rural area with few ubers. We recommend having your own vehicle. During winter 4 wheel drive is a necessity in the mountains and a necessity to access the property.

We will send you a guidebook prior to arrival. In this manual you will find all necessary and relevant information relating to your stay. We have also included suggestions for the best things to do around Morrison, our favorite restaurants, hikes, day trips, and much more!

Please note that we have installed cameras outside of the property for safety purposes. There are no cameras inside of the property. There is noise detection software installed on the inside of the home. This device CANNOT record or hear anything that is said, its function is to alert us if noise above a certain decibel level is reached.

Please note that smoking of any kind is forbidden on the property and will result in a minimum fine of $1000.

At times our team comes by for hot tub maintenance, snow removal, trash pick up, and other odd jobs. Please allow them to do their jobs.

We handle trash ourselves rather than through a trash company. For this reason excessive trash removal will result in a small $20 to $50 fee when there is significant excess

WARNING: In the mountains you need 4x4 drive in the winter. Expect steep and snowy roads. Furthermore there is wildlife in the mountains. Bears and Bobcats have been spotted throughout the year in these parts. Children should not be left unattended outdoors.

IMPORTANT: 4WD vehicles are strongly recommended in winter months. Our contract with the snow plowing company states that plows will be deployed only once 6” of snow has accumulated on the roads. We will not be able to send someone until then.
HOUSE RULES
- No smoking inside the home
- No smoking outside the home due to wildfire hazard.
- No Littering outside the home
- No Parties (ask to determine if your event is considered a party)
-We do not keep propane stocked for liability reasons, we recommend checking that the tank doesn't need to be filled if you plan to use any amenities requiring propane during your stay. If you do need to get the tank refilled please let us know and we'd be happy to reimburse you!


IMPORTANT RULE: Shower before entering the hot tub. If it gets too dirty that we need to replace it before the scheduled replacement there will be a fee for $250. It's difficult transporting water to the mountains for a water refill.

Let us begin by saying this house met our needs, but there were some challenges. Working with the owners was great and they were very responsive, but some things ruin a first impression. Some of the issues were: - The floors were very worn and nasty (stained) from use, as well as just dirty. At some point they should consider steam cleaning the carpets. We cleaned them immediately upon arrival. - The gutter is hanging down in the front of the house which causes most folks pause. - Several screens were missing and opening the windows to let the house cool down during the summer heat came at the price of letting bugs in the house. We tried to mitigate as best we could, but it was a challenge. - The road to the house was not a "in the winter you need a 4-wheel drive", it was a washed out rutted driveway that gave all of the drivers concern. This could easily be improved upon should someone take the time to do it. - Seemed as though all the shower doors were challenging as the shower water would just shoot out of the shower, requiring constant cleanup. Those with shower curtains had issues as the bar kept wanting to fall. We fixed that. - Several doors in the house would not close properly. Mostly from swelling and stuff, but this could be addressed easy enough if one would just take the time to do it. - Most of the closet doors were marginally functional. Some would fall off the rollers if you tried to use them. Others were just a major pain.

Grandchild Birthday Party

Let me start by saying that this house is extremely roomy and met all of our needs. The house is extremely receptive and communicative. The kitchen is well appointed and we had all the tools necessary for a great weekend. The basement has pool table, air, hockey, and video games witch the whole family enjoyed. The beds were clean and comfortable.Having said all that, we encountered several problems over our weekend stay. The heat was turned on in all of the rooms while it was 90 outside, there was no respite inside. Opening the windows was not helpful in all the bedroom since many of the windows have no screens, some were painted shut and could not be opened. The dishwasher did not work, and the icemaker did not work. Outside, the tiles leading up to the back of the house were loose and moved when you stepped on them enough to be dangerous. There were 4 foot weeds with large thorns lining the steps to the back of the house as well. The room with the basketball hoops in the garage smells like livestock had been held there at one time.The host sent over three new fans immediately, and although the first night was miserable, they sent a technician over the next day. He had to turn off the heat by turning off the circuit breaker, It was 4th of July weekend and we appreciated that they found someone to come out. They sent a case of toilet paper when we ran out immediately as well. Again, they were very helpful and communicative whenever they could be.

Great stay for my wedding

We had so much fun at this property. So much to do without even leaving! Would recommend this to anyone coming to CO. Hosts were great, responsive, and understanding. Will be back!

Horrible Experience

The heat didn't work! Property manager offered up a couple of space heaters, completely inadequate. There were mice everywhere, even eating our groceries on the counter in the kitchen while we were present. The house is filthy and smells awful. The neighborhood is a little scary, junky, unwelcoming, and the road is steep and muddy. The only good thing I can say is that my money was refunded quickly.

Family Gathering

The photos and listing definitely hid some of flaws in the property. The cleanliness was the biggest disappointment. The floors didn’t appear to be vacuumed or mopped prior to arriving. Many of the dishes in the cupboard were visibly still dirty to the point that we washed everything again before using. The washing machine had several towels left in there wet, and they were musty and smelled terrible. We ran the washing machine in a clean cycle just to try to clean it out before we used it to wash some of the bed sheets that appeared stained. There were spider webs everywhere as well, even on our bed frame. They were hanging from the lights, fireplace, and ceiling all over the house. Clearly hadn’t been generally cleaned/dusted. The shower in the master bedroom did not have a curtain or rod. And the final major issue was the driveway in front of the garage had formed a massive ice mound from the snow melting on the roof. Large enough that you couldn’t park the cars perpendicular in front of the garage doors because it was about a foot tall hill of ice. My aunt slipped and fell on it trying to get to the front door of the house. It was still a decent house that met the needs for the gathering. Hot tub and back deck were nice. The lower level was great to host a large group and the games and pool table were nice to have. For the price split amongst a big enough group, the value was okay. Definitely a 3/5 star property.

Great house that was perfect for our needs and location

Kids absolutely loved the downstairs and the parents enjoyed the upstairs and separation of space. The basketball hoops were amazing. Driveway is a bit sketchy but was really kind of fun to drive up after we finally got in. Great stay overall.
