5. We take care of everything from airport pick-up and drop-off, including tours within Chiang Mai (such as Sticky Waterfall and Elephant Sanctuary), Chiang Rai (White Temple, Blue Temple, and Black House Museum), Lamphun, "Pai", and "Doi Inthanon".

6. The villa is located in a residential area of Chiang Mai with 24-hour security.

7. The villa is located north of Chiang Mai's old city. Over 90% of Chiang Mai's famous tourist attractions, restaurants, and cafes are located to the north. Additionally, there are no issues with flooding, and there is no noise from airplanes (the airport and the old city (Tha Phae) are located to the south).

8. The driver speaks a little Chinese and English.

9. Most tourists often assume that accommodation near the airport or the old city (Tha Phae) will be convenient for travel. However, the reality is that traveling in Chiang Mai requires daily trips outside the old city (Tha Phae), and a car is essential.

10. If tourists choose accommodation in the old town (Tha Phae), they will spend 2-3 hours per day traveling in and out of the city (traffic jams). The only popular tourist attractions in the old town are "Tha Phae Gate" and the Saturday-Sunday "Walking Street." Over 90% of other tourist attractions and famous delicious restaurants are not located in the old town (Tha Phae).

11. Additionally, the Elephant Sanctuary or zipline activities you find on the internet in the old city center are just ticket sales offices. All elephant-related activities or adventures are located on mountains and in forests, requiring you to travel outside the city.

12. Why is breakfast an optional service ?

I own a villa and am also a licensed tour guide. From my experience, I've found that many tourists prefer to book accommodations without breakfast because they have early flights and don't have time to eat breakfast. This makes the accommodation prices lower because breakfast is not included.

Tourists are free to choose their breakfast according to their needs, as everyone's taste in food is different.

The route tourists take to participate in various activities, such as Elephant Sanctuary, zipline, white water rafting, bamboo rafting, Sticky Waterfall, Doi Inthanon National Park, and Chiang Rai, will pass by many famous restaurants and cafes in Chiang Mai.

Tourists can choose from a variety of local restaurants or cafes for breakfast, allowing them to experience more of the local food culture.

You don't have to worry about breakfast in your villa. You can have a simple breakfast in a variety of ways, as follows:

1. Order breakfast through the "Grab" or "7-Eleven" application.

2. Use the villa's car to buy breakfast from popular local shops in Chiang Mai or from famous Chiang Mai street food.

3. You can cook your breakfast; the villa has a modern kitchen and cooking equipment.

4. Purchase the villa's breakfast service, an optional service costing 150 baht per person per day, which is a set menu breakfast.

5. Go out for breakfast at a restaurant or cafe using the villa's car. *** This method is recommended because it allows for better control over food quality.

We will take you to a different breakfast spot every day, allowing you to savor delicious food and enjoy beautiful scenery. For example, on Friday, have breakfast at "Chamcha Market," on Saturday at "JJ Market," and on Sunday at "Coconut Market."

On days when you participate in various activities like elephant camps, zip-lining, or ATVing, we'll drive past many famous and delicious breakfast restaurants (I'll recommend some to you).

For this reason, there is no breakfast service within the villa. This is because they want tourists to have fresh food every day, relax while enjoying breakfast and your favorite drinks in the good weather, and experience the sea of mist on the mountain peak in a blissful way. It also helps distribute income to the community.

13. To make your trip even more enjoyable, we will help you plan your itinerary with professional guides.

Recommend tourist attractions and help you book travel activities anywhere. For example, elephant care activities, elephant riding, long-neck Karen villages, zoos, zipline, ATV, white-water rafting, shooting, golf courses. Or massage, cooking schools, or delicious restaurants.

14. The private swimming pool is decorated with granite, a natural stone that creates a sense of calm and relaxation and is also non-slip. Additionally, it uses a salt system for disinfection, eliminating the chlorine smell. The salt system is safe and environmentally friendly and has an automatic water circulation and filtration system that runs throughout the day, ensuring water quality.

15, We offer five-star hotel bedding and bathroom fixtures, dust mite-proof bedding sets, and healthy mattresses.

16. The bedding uses an industrial washing and drying system, ensuring cleanliness. No allergens are used in the washing process, and bacteria and germs are effectively eliminated.

17. The bed, wardrobe, doors, windows, bedroom furniture, and flooring on the second floor are made from teak, a wood famous in Thailand. It has a fragrant wood scent, is safe, provides warmth in winter, and is uniquely beautiful and luxurious.

18. Nearby educational institutions such as Nakornpayap International School (NIS) and "Tonkla school" provide educational services to expatriate families living in the area.

1. The housekeeper will clean the accommodation every day from 9:00 AM. (no extra charge).

2. The housekeeper will wash your clothes daily and hang them out to dry in the sun or dry them (during the rainy season), excluding ironing (no extra charge).

Caution: This is a shared laundry facility. We are not responsible for any color bleeding issues.

3. The villa doesn't use excessive resources, with carefully selected amenities focused on environmental sustainability, such as using LED light bulbs, which are more energy-efficient than regular bulbs. The air conditioning uses environmentally friendly refrigerant, and we reduce and avoid using plastic materials. We will change the blankets every 3 days to conserve water.

4. There are two bedrooms downstairs, suitable for the elderly.

5. Free high-speed Wi-Fi in the villa.

6. If you wish to check in early or check out later than scheduled, please inquire with the property owner in advance.

7. The villa is rented as a whole for a single group only; it is not divided into rooms for rent. You can check in 24 hours a day, including using the van. This service is only for the same group of customers renting the villa.

8. Bedroom layout : 5 bedrooms, each with an en-suite bathroom, 6 bathrooms (an additional bathroom on the 2nd floor).

Bedroom 1 : King-size bed (2nd floor) with a sofa bed. Extra beds can be booked in advance for a fee of 300 baht per day.

Bedroom 2 : King-size bed (2nd floor) with a sofa bed. Extra beds can be booked in advance for a fee of 300 baht per day.

Bedroom 3 : King-size bed, Single bed (2nd floor).

Bedroom 4 : King-size bed (1st floor).

11. After the villa booking is complete, I can provide you with my social media accounts so we can contact each other directly.

12. Before entering the villa, there's a 7-Eleven. The villa has one motorcycle for customers to use to drive to 7-Eleven to buy goods.

Van Usage Terms and Conditions.

1. On the check-in day, customers can use the van from 3:00 PM.

2. On the day of checkout, guests can use the van until no later than 11:59 AM.

3. After check-in and before check-out, the car is available from 7:00 AM to no later than 11:00 PM.

4. If you require the vehicle for convenience before check-in or after check-out, please inform us in advance (charges may apply).

5. On check-in and check-out days, the van can only pick up and drop off at hotels located in Chiang Mai's old city, the airport, and the train station.

6. You can use a van to travel for sightseeing in Chiang Mai, Chiang Rai, Lamphun, or "Pai", to golf courses, elephant sanctuary, Chiang mai night safari, or various activities. You will need to pay for your own entrance tickets to the activities and parking fees (if any).

7. If you need a car to pick you up or drop you off in Chiang Rai or Pai on your check-in or check-out date, please inform us in advance (there is a charge).

8. Customers can rent a car with a driver to stay overnight in "Chiang Rai", "Pai", or "Doi Inthanon National Park" for your convenience. Please inform us in advance (additional charges apply).
