RULES AND REGULATIONS-TERMS OF SERVICE and SHORT TERM RENTAL AGREEMENT 1. ARRIVAL time is 3:00 pm or later. If the home is ready before 3:00 pm, you may be allowed to check in early. You must call ahead to make sure the home is ready. DEPARTURE time is 11:30 am. late check-outs are permitted as discussed and agreed upon. If you plan to leave prior to 11:30 that you notify me by phone or by e-mail so I can clean for the next guest. 2. NO SMOKING: SMOKING IS STRICTLY FORBIDDEN IN, OR WITHIN 100 FEET OF, THE RENTAL PROPERTY. Evidence of smoking in or near the Rental Property will result in immediate eviction; forfeiture of all amounts paid and will result in the damage deposit being kept. If clothing has the smell of smoke amd makes the house smell of smoke, the damage deposit will be kept. 3. NO ALCOHOL 4. PETS ARE ABSOLUTELY PROHIBITED IN THE RENTAL PROPERTY: Any evidence of pets in the Rental Property may result in immediate eviction, and forfeiture of all amounts paid and will result in the damage deposit being kept. 5. USE RESTRICTIONS: Property is not to be used for parties in or around the rental property, or for gatherings beyond the registered number of guests unless otherwise discussed and agreed upon in advance. Primary Tenant must be at least 21 years old. 6. EXCESSIVE NOISE: The Rental Property is located in a quiet residential neighborhood. Quiet time is from 10:00 pm until 8:00 am. Tenants agree to use common sense in keeping noise volume low after dark. Any enforcement actions by local law enforcement are at the Tenants’ sole risk and expense and may result in additional charges or immediate eviction without refund of any deposits or rents. 7. ARRIVAL CONDITION: The home is cleaned before your arrival. Please report anything that is not in acceptable condition within one hour of your arrival. Anything not reported in that time frame will be deemed acceptable. 8. DAMAGE/SECURITY DEPOSIT: A damage deposit has been collected and will be returned to you through your credit card within a week of your departure when all is found in acceptable condition. (I have not yet kept any part of a damage deposit) 9. The following CONDITIONS MUST BE MET: No items are missing and no damage is done to the home or its contents, beyond normal wear and tear. -Dirty dishes are to be rinsed and placed in the dishwasher. Unopened, non-perishable food items and paper products may be left. -All trash and debris are placed in the trash receptacle which is located out the back door. Please do not leave trash sitting around the home. -Beds that have been used are to be stripped of the sheets and pillow cases, also, used towels and washcloths, dishcloths are to be left in the downstairs laundry cloths hamper. 10. PAYMENTS: Rates are subject to change until a reservation is confirmed. CANCELLATIONS: A 14 day written notice is required for cancellation. NO REFUNDS will be given for cancellations made within 7 days of arrival. 11. MAXIMUM OCCUPANCY: Advertised maximum occupancy of the home must be strictly adhered to. If maximum occupancy is exceeded, you may be asked to vacate the property and forfeit any rental/deposit. 12. TWO (2) NIGHT MINIMUM STAY. 13. INCLUSIVE FEES: Rates include a one-time linen-towel setup. The home will be furnished with an initial supply of paper towels, toilet paper, trash bags and dishwasher and laundry detergent. Other incidental sundries may be at the unit, but are not promised or guaranteed. 14. NO DAILY MAID SERVICE: Daily maid service is not included in the rental rate. If you need housekeeping assistance let me know, there may be an additional fee. 15. MAINTENANCE AND DAMAGE: We strive to ensure that the house is in good repair and everything is in working order, however, there may be an occasion when an amenity is unavailable, is out of order, or breaks down during occupancy. We will do our best to make repairs or replacements, but if neither is reasonably possible due to time or availability of parts or service, we cannot guarantee these items and will not make refunds based on malfunctions or circumstances beyond our control. 16. ENTRY, INSPECTION or EVICTION: I have the right to enter the premises (a) in case of an emergency, (b) to make necessary or agreed repairs, alterations, improvements, supply necessary or agreed services, workers or contractors, (c) when renter has abandoned or left the premises or (d) when eviction is necessary due to breach of contract. (d) ALL tenants and guests of tenants must vacate the rental property within 60 minutes of the agent’s arrival to notify of eviction. If tenant or guests are not present or personal property is not removed within 60 minutes, the agent will photograph, inventory and store said property at the guest expense. The primary tenant must claim any stored personal property within 30 days. If not claimed, the personal property will be sold or donated. 17. HOLIDAY/PARTY DECORATIONS: Guests may decorate for special occasions at their own expense, but must remove and dispose of these decorations prior to departure. No holes are to be made in the walls for decorations. No paint stripping tape is to be used. 18: LOCKED CLOSETS: Owners have locked closets for their extras for the rental. These closets are private and are not to be opened by tenants or guests under any circumstances. 19. PARKING: There is parking in the driveway and under the awning. The Tenant is advised not to park any trailers at or near the Rental Property without my prior written permission. The owner of the rental property shall not assume any liability or responsibility for any damage or costs incurred by any tenant as the result of any vehicle or trailer being parked at or near the rental property or being towed. 20. FALSIFIED RESERVATIONS: Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in. Proof of age may be required. 21. STORM POLICY/ROAD CONDITIONS: No refunds will be given for storms. If your vacation is during the winter months, please come prepared to drive in snow and/or ice to reach your rental property. There is no refund due to road conditions. 22. WINTER CONDITIONS: Tenants are notified that this home is in Utah where winter conditions may apply. Walkways, driveways, sidewalks, stairs, etc… may be slippery due to ice and snow. These areas may be slippery even when they do not appear to be. Please step carefully on all outdoor surfaces. Please remove shoes upon entering the home as wet or icy soles can cause slippery conditions on tile or wood floors inside the home. 23. NO ILLEGAL ACTS: Renter will comply with all statutes, ordinances, and requirements of all municipal, state and federal authorities regarding the use of the property.The rental property shall be treated with respect and consideration 24. LEGAL: This Agreement shall be governed by and in accordance with the laws of the State of Utah. In any action or proceeding involving a dispute between owner and renter arising from this agreement, the prevailing party will be entitled to reasonable attorney fees and costs incurred. 25. ENTIRE AGREEMENT: The foregoing constitutes the entire agreement between the parties and may be modified only in writing and signed by all parties. If there is more than one renter, all renters are jointly and severally liable under this rental agreement. By placing a reservation, ALL terms and conditions of this agreement are deemed accepted.

Lovely Brigham City Getaway!
My children and I stayed here for several days for Thanksgiving to see family in the area and it was wonderful! The home was super clean, decorated beautifully, and just as described. The beds were big and comfy. I loved how stocked the kitchen was with spices and pans for cooking. The basement was a cozy, great place for us to hang out during the snow storm with a TV, Netflix, blankets and games. The house is located in a great spot, close to Main Street and Smiths. We enjoyed our stay so much and can’t wait to come back again. Thanks so much Marie!
