Breakaway for a relaxing stay in this gorgeous pool home that exudes elegance. Brand new construction and the Owner has thought of everything to make your vacation comfortable and relaxing. Your time primarily will be spent outdoors floating away in the pool, sunning on the deck, preparing meals in the outdoor kitchen or casting a line in the backyard canal. The Rotonda community is surrounded by 4 golf courses and just a short drive to the gorgeous beaches of Manasota Key.

The home has a lockbox for entry. The lockbox code will be sent via text on the morning of the reservation. The Welcome Guide in the home will include the information about the home, wifi, trash day, etc. in addition to information about the local area. A contact number is in the book to reach me when needed.

Do not forget to pack your golf clubs because the community is surrounded by 4 golf courses catering to the novice and professional alike. Hiking trails, biking paths, tennis courts and waterways will keep you busy year round. Take out the bicycles and explore the area. Nature abounds, so do not forget the camera. Rotonda is a deed restricted community that has become a popular vacation destination. Hop in the car and head to the beautiful waters of Manasota Key. Unobstructed views and uncrowded beaches make the area our secret treasure. Multiple waterfront dining options.

Rotonda West Deed Restriction Regulations

cidSection 12. PETS -ANIMALS:
Pets must be carried, leashed or otherwise restrained at all times when not on a Lot or outside of a Residence. No pets shall be permitted to roam freely. Each homeowner shall immediately remove their pets feces from Lots and Common Areas.


Section 15. CLOTHES DRYING:
Outdoor clothes drying shall be in a sight-screened area so as to not be readily visible. No clothes drying shall be allowed in the front of a house or the sides of a house that face the street. This amendment is deemed a clarification of the existing restriction and is retroactive to the original date of recording the amendment to the Deed Restrictions
Section 18. BOATS:
No boat is permitted to be placed or stored in Rotonda West unless same is fully enclosed in a garage, or placed on the bank of the waterways.
2.(b) All boats or other water craft using the waterways shall observe the "NO WAKE" restriction Section 21 VEHICLES & PARKING:
1.(a) Vehicles are defined as, but not limited to, automobiles, pick-up trucks, vans, sport utility vehicles (SUV), trucks, tractor-trailer rigs, motor homes, trailer homes, campers, trailers, boats, motorcycles, all terrain vehicles (ATV), golf carts, recreational vehicles or other types of transportation dev ices that may be defined as vehicles at the sole discretion of the Association and without regard to any other definition established by any government authority or the manufacturer.
2.(b) All vehicles, other than automobiles, pick-up trucks, SUV's, vans, motorcycles, privately owned commercial vehicles less than 3/4 ton or other vehicles as may be approved from time to time at the sole discretion of the Grantor:/Developer or Association must be parked in a fully enclosed garage.
1.(c) No vehicle may be parked on any lawn, road right of way, easement or vacant lot, except:
2.(i) On a temporary basis, not to exceed 12 hours, and only for the necessary construction, repair or maintenance of an improved or vacant lot.
3.(d) Any vehicle not required to park in a garage must park on a driveway. A driveway is defined as a concrete surface that provides continuous access to a garage except for expanded driveways as herein provided.
4.(i) Existing single lane driveways leading to an existing one car garage in a single family residence may be expanded with a stone, shell or concrete driveway with the written approval of the RMC. All other driveways must be constructed of concrete.

5.(ii) At those home sites where a single car garage and a non-expanded single lane driveway co-exist, additional vehicles may only be parked in tandem, in a single lane wide strip on the front lawn immediately adjacent and parallel to the existing driveway.


(iii) At home sites with a two (2) car garage and/or two (2) car wide driveways, parking off the driveway is prohibited.
1. (iv) Un-licensed and inoperable vehicles must be stored in a garage.
2.(v) Any vehicle repair and maintenance exceeding 3 hours in length must take place in a garage.
3. (iv) No vehicle may be used as a domicile or residence even on a temporary basis.


Section 22. THREE (3) DAY VEHICLE PASS:
In order to alleviate any hardship upon any property owner, or occupant of the property, a pass may be issued by the Association allowing a vehicle to be parked in a driveway overnight for the convenience of loading or unloading a boat, motor home, camper or camper trailer. The pass may not exceed three days. This pass must be obtained in advance before any of the above is parked or placed on the property. A pass will be issued only to the occupant living in the property. Repeated violations or abuses may result in the suspension of the right to obtain any pass for a person, address or vehicle. No more than two passes in a thirty day period will be issued.


Section 31. DEED RESTRICTION ENFORCEMENT:
All owners shall be responsible for any and all violations of these Restrictions by their tenants, guests and by guests of the tenants. Failure of a Member, or a member's guest, or a tenant's guest to comply with any Covenants and/or Deed Restrictions shall be grounds for immediate action. Such action will
include without limitation an action to recover sums due for fines, damages, injunctive relief, or any combination thereof and for recovery of reasonable attorney's fees, including lien filing and other appellate fees and costs as provided by Florida Statute 720.305.

Located in the deed restricted community of Rotonda, this home is just a short drive to retail, grocery and dining. As you arrive you will be taken by the sophisticated aesthetic and pristine maintenance of the property. The stately, glass plated doors allow the home to fill with natural light. Rest and rejuvenate the spirit for a two week jaunt or stay with us for an extended length. Tasteful and thoughtful finishes provide an environment where you will feel right at home. The modernly styled kitchen is equipped with everything you may need to prepare a 7 course meal (but don't, you should be relaxing)! Equipped to comfortably accommodate six guests. Dine inside looking out to the pool or throw open the sliders and expand your living space outdoors. This lanai is amazing. Blow up the rafts and float your days away listening to the sounds of Mother Nature coming from the canal behind. Great opportunity to cast a line. These waters are fertile. Plenty of space poolside or along the sandbar to soak in the Vitamin D. For those who prefer shade, plenty of overhead cover as well. Fire up the propane grill in the outdoor kitchen let the BBQ master take over. The convenience of a full pool bath on the lanai. The master suite is split away from the guest bedrooms and provides a peaceful retreat at the end of the day. Slumber comfortably in the King sized accommodations. Three shower heads in the expansive shower to massage your cares away. Each guest bedroom has queen sized bedding that is equally comfortable. Wake up well rested and ready to tackle the adventures of the day. Strong Wi-Fi signal for those working remotely. Smart tv's in both the living room and master bedroom with a cable package. Many unique shopping and dining experiences close at hand. Grab the beach towels and sunblock and it is just a short drive to the gorgeous Manasota Key beaches. Great swimming, shelling and shark tooth hunting opportunities about. Kayak rentals, boat rentals, parasailing can all be found along Beach Rd. Live music and waterfront dining as well. You are certain to want to book your next stay before departing. Pool can be heated the cooler months of the year. The pool heat fee is $20 per day.POOL HEAT MUST BE REQUESTED AT LEAST 48 HOURS PRIOR TO YOUR DESIRED START TIME.

A private vehicle is needed. Uber or Lyft is great for an evening out.
