Summary:
Maria Breeze is a stunning 5-bedroom, 5.5-bath villa located in St. John, US Virgin Islands, equipped with a whole house generator. Ideal for large families and groups, the property is perched atop Maria Bluff, offering sensational 180-degree ocean and mountain views with beautiful breezes. This expansive home is perfectly positioned just minutes from Cruz Bay, boat charters, and the National Park.

The Space:
Maria Breeze features three separate living areas on the main level, connected by covered decks and stairways. The decor reflects traditional island living with stone masonry, pitched ceilings, white-washed walls, and breezy colors, combined with modern appliances.
All five bedrooms are air-conditioned, each with a private bath and ceiling fan. The main level includes three king bedrooms, while the lower level has two king bedrooms, all with full baths. There is also a separate half bath on the main level.
Outdoors, the villa boasts an expansive horseshoe-shaped deck with a roof for all-weather enjoyment, generous outdoor furniture, a BBQ, and a large dining table. Below the deck, a sun-drenched pool offers a perfect spot for sunbathing and cooling off.

Guest Access:
BookVI will arrange for a greeter to meet you at the villa for check-in, provide a tour, and address any questions about the property, as well as offer insights about the island. Arrangements will be tailored to your party size, arrival time, and familiarity with the area. Alternatively, BookVI offers a virtual check-in via FaceTime to review the villa and answer any questions.

The Neighborhood:
Chocolate Hole, located on the south shore of St. John near the Westin, in a well-established neighborhood ideal for walking or running. You have access the beach, boat charters, and snorkeling. Its close proximity to Cruz Bay makes it convenient for trips to town or the National Park yet quiet for nights of relaxing.

Getting Around:
BOOKVI highly recommends renting a 4-wheel drive vehicle for navigating St. John's terrain. We can provide a list of trusted local rental companies and have a few villa vehicles available.

Other Things to Note:
You will receive a contract to finalize your booking. Once your flight is booked, please provide us with your flight information to help plan your arrival. We can assist with arranging private transportation from the airport to the villa, private water service, taxi service, boat charters, private chefs, and massages. Beautiful Home with Stunning Views

This home was perfect. Clean, comfortable for seven adults and two children. The five king bedrooms with baths allowed everyone to have their space. The common areas (living room, dining, pool and decks) were equally spacious and appointed with all we needed for a relaxing getaway. The host was very attentive to our requests, some at the last minute. I highly recommend this home.

Great house in a great location...

This is a magnificent house in a great part of the island. The views and breeze are some of the best we have seen in our many times to St. John. Can't recommend this place enough and the entire staff for the property make it very seemless.

Amazing views and property

We had an amazing vacation staying at Maria Breeze! The views were breathtaking and the house was a perfect place to relax and everyone had ample space to spread out. Spectacular!

Maria Breeze and Book VI were fantastic! The house is perfect, and the service was above and beyond. St. John was awesome (not cheap!!!), but unforgettable. The house is great for couples. Would stay there again in a second!

Lovely home

Well thought out design. Bedrooms are spread out and entered from outside. All with private baths and AC. Amazing views. Pool is gorgeous with beautiful plants. Main building has well-stocked kitchen and living room. No AC in main butting which was quite hot on a few days in mid-June. Good parking spaces; nice laundry set up; outdoor freezer for ice bags. Management company was highly professional. Definitely recommend this home.

Amazing house for 5 couples!

We celebrated my husband's 60th birthday with 4 other couples and I had a hard time finding a place that we all could have our own suite that wasn't outrageously expensive-Maria Breeze is amazing for this reason. We booked the house for a week and we initially thought maybe the kitchen was small but it worked out perfectly for our 3 nights in for dinner because we were all able to sit at the large table that it outside on the patio. We spent our mornings overlooking beautiful great Cruz Bay on the large patio that easily accomodated our party of 10. At night we had cocktails outside and had fun watching the night snorkelers in the bay. The beds are all kings and very comfortable with bedding and towels that were plush. The management team was very responsive when one of the locks on the doors broke and they had maintenance come out that day to fix it. Everything was amazing at this wonderful house and we have rented many. We plan on coming back and staying here again!

The property is located in a very nice neighborhood atop a tall hill with excellent views. The house was well appointed with modern appliances and refreshed updating. Each bedroom had it's own outside entrance so privacy was not a problem. Brendan and his team at BookVI were great and very quick to return a call or come over if there was an issue. Our only one suggestion is that the pool was freezing, as it was in the shade most of the day, we jumped in but quickly got out. Overall it was a wonderful villa and we would definitely rent again. Maria Breeze and Mark Shekleton are the Best!

We have been coming to St. John since 1995 and have stayed at many different villas with many different villa management companies, including Seaview Homes. But after this year, I think Maria Breeze and Mark are our favorites. I had been looking at Maria Breeze and when I read that the villa had been updated, I booked it. All of the bedrooms and baths have been refreshed and the exterior decks and fencing has been updated. But the best thing about the villa is its location, views, and never ending breezes. My husband and I stayed for almost 3 weeks, the first half with another couple who we travel with and the last 10 nights with my daughter, her husband, and their two adorable kids, 5 and 2. The home is perfect for couples and families and we really can't wait to come back! I can't end this review with a shout out to Mark Shekleton. He is a rock star when it comes to villa management and the very few issues that we had were solved instantly with no muss, no fuss. Mark, you were tops!

Paradise found

A beautiful home with stunning views. Layout of the home allowed for together time by the pool & dining area but private space in your own separate/detached rooms. Home was up to date, clean, safe and a lovely place to relax. Quiet spot but close drive to Cruz bay for dining, shopping, etc. A great trip had by all!!

Beautiful view!!!

Overall we very much enjoyed our stay at Maria Breeze. We spent most of our time out on the great porch enjoying the breeze and beautiful view. The house overall was very clean but the kitchen drawers and cabinets could use a little cleaning. Some dishes and silverware were put away dirty and inside the drawers and cabinets were dirty.

Perfect week!

We had the best time staying at Maria Breeze and will certainly be back soon. The villa was very clean and in a great location, minutes from town and beaches. Communication with the property manager and check in were seamless.

Even better than expected!

We had a fabulous week at Villa Maria Breeze! The location and house exceeded our expectations! Plenty of space for a large party of friends/family. Beautifully appointed rooms, all the amenities needed for a comfortable stay (including high-end bed linens and large, fluffy bath and beach towels), and a view to die for! There were plenty of beach chairs and two coolers for use at the beach. Lots of games for evening fun! The property manager was super helpful and on-call when needed, and brought us snacks and beverages for our arrival. Terrific hospitality all around! Many thanks for a wonderful vacation!

Great set up for big group

We stayed at Maria Breeze for a week with two 50 somethings and 6 young adults. The house is as beautiful as the pictures Sunsets were spectacular from the deck. The pool and all deck space were comfortable and great for relaxing after beach time. We will be back!

Wonderful

Very clean, very privat,e very safe, we never felt the need to lock the doors. Great and constant communication with the host. We got delayed a day due to a tropical storm and he gave us an extra night for free. This property is absolutely beautiful and perfect. If the main room had a window unit, it would have been perfect. Even with the tradewinds, it was sweltering in the living room, dining room and kitchen family areas. We'll definitely be back, but not in July.

Maria Breeze - Updated & Spectacular Views!!

The property has been updated since the hurricanes and is in great condition. Views are magnificent from the patio and the pool deck area. Plenty of room and a great layout for a family or group of couples. This is a very nice house and if I return to St John I will be booking this property again. Mark (the property manager) was very helpful in meeting us and showing us how everything at the house worked and also giving us a great overview of the island and potential activities.

WOW, WOW, and WOWWW

Where to even start with this review.... My fiance and I found Villa Maria Breeze after a 3 month long search for a place to stay for the week of our wedding. We had 3 other couples, Us and 1 other person stay for the week. The views of this Villa are out of this world, not to mention the beautiful breezes you get all day long. Even at night your surroundings are breathtaking, you can see all of St.John and St.Thomas lit up like nothing you can imagine. The set up of the home is absolutely brilliant each bedroom has a well working AC unit. Sooo spacious, each room has a private bathroom and they're all very well layed out and cozy. The main living area is actually disconnected from the bedrooms (except for the 2 that are underneath, yet you have to walk outside down steps to get to them). The balcony was a forever hang out spot, not to mention dipping in the pool which was also takin advantage of the entire stay. You will not be disappointed with this Villa. Everything was absolutely spectacular... If you're looking for perfection, look no further. Villa Maria Breeze aka Perfection. A paradise on it's own.

Sunny breezes with a killer view!

Maria Breeze was the absolute most perfect villa for my group's summer escape to St. John. With 5 wonderful bedrooms, each couple had their own private bath and everyone was comfortable. The main unit's fabulous veranda was our hangout spot from breakfast til sunset and on into the evenings. I never even watched TV the entire time we were there and never missed it. To us, the show was outside, and we didn't want to miss a minute of it. The trade winds were fabulous and the pool was awesome! We didn't want to leave and can't wait to go back! Everyone wants to stay 10 days instead of a week next trip ~ yay! Special shout out to Mark for checking on us and making sure that we had everything that we needed. You rocked it, and we totally appreciated your assistance!
