Overstepping “Owner”

The property was difficult to find (no actual address), however the property manager was responsive over the phone and explained how to get to the property. The property was clean and was overall nice. We had two people listed to stay at the property for a week. We really had no issues with our stay until the last day. The whole purpose for our stay was to attend a wedding for our best friends. While the bride and groom stayed at Peter bay, a small group of us would meet at the property and either carpool to Peter bay, or take a taxi (pretty normal thing to do, no issues right?…wrong). On our last day, we decided to have friends of ours meet at the house and carpool of over to salt pond. While driving to salt pond

Great place!

This is our 2nd stay at Casa Vitae. We stayed there for a month and it felt like home. Would highly recommend. Only thing missing is a view but we’d definitely stay there again!

Another great stay

A great home in an easy to access location. Very private yet you can walk to restaurants and grocery store. The property was well cared for and equipped with everything we needed and we cooked most nights. Pool, deck, porch and great room are all terrific. Thanks Again!

Love Coral Bay

Excellent location and gorgeous property. We enjoyed the private pool and grounds. It was like living in our own secluded home! Has everything you need!! Enjoyed walking to get groceries and meals at the variety of restaurants! Can’t wait to go back!!

Charming and historic with nice upgrades

This house worked so well for us. We used the second bedroom to hold all our clothes and travel stuff. We loved not having to drive up a crazy road or steep driveway several times a day. We loved the proximity to groceries and restaurants. We loved the porches and the beautiful plants all around the house. We loved having a pool and beach chairs and coolers and towels. The kitchen was very well equipped and the open layout of the first floor enabled a constant breeze and so much light. James, the host, was super helpful and interesting. I could go on and on. You’ll love staying on this property.

Repeat Coral Bay Visitor

I absolutely love this property and the host. I’ve stayed in many homes in this same area, and this is an absolute favorite. The location makes it easy to walk to the market or to grab a pizza or hang out at the bars. The lush yard also makes it feel secluded even though you’re right there. The property is beautiful, and the pool is nice and refreshing. AC in the bedrooms at night and even in the den area is a luxury. However, there are so many doors that can be opened to benefit from the breeze and the overhead fans that you likely won’t need the den. I highly recommend this property for a stay in Coral Bay.

Honeymoon getaway

This property is absolutely beautiful!! It’s in a wonderful location (a lot quieter than Cruz Bay) and has 2 grocery stores 100ft away, as well as 2 bars and a restaurant. The pool is also a great add on especially after a beach day! We would definitely stay at James’ house instead of a hotel any day!

Great location, beautiful property

Beautiful location in Coral Bay on St. John. Home is as described and very convenient to local dining and groceries (easy walking distance.) While some reviewers noted concerns over neighborhood noise, we were not overly disturbed at any time during our nine days. The pool is convenient and highly enjoyable, especially in late afternoon when shade is available. We took advantage of the kitchen and its many accessories to cook several meals during our stay. Nature is abundant on St. John. On theproperty we enjoyed watching everything from a treetop iguana to the neighborhood herd of goats. We will look to stay here again!

Convenient Tropical Paradise

Wonderful place to stay. Powerful A/C that works quickly. Great pool we used a lot. Nice large screened in porch. Driveway begins at parking lot for restaurants, gift shops, etc, so very convenient. Nice flat easy parking.

All around excellent!

Not only does James have the perfect location, but the entire house is perfectly stocked. The directions given to us in advance were easy to follow and we had no trouble finding the property. Located up a driveway/parking lot, but still hidden. Honestly the house doesn’t look wildly impressive upon first glance. But once you walk in the wrap around screened-in porch (nothing short of amazing!) you are in a beautiful house that is tastefully and wonderfully furnished. Very comfy daybeds/couches, plenty of dining seating, and a wel stocked kitchen. Even the knives were good quality!! The laundry room is a combo bathroom and stoage area. Here you will find all your beach supplies: chairs, towels, umbrell, bag, etc. literally every has been provided. Bedrooms with very comfortable beds, extra bedding if you get chilly, and a bathroom with everything you’ll need. Within walking distance, just down the driveway, to great local restaurants and a little grocery. Within 10-30 minutes of every beach, restaurant, shop you could even think of going to. And James will even give you great recommendations. Our favorite thing to do was hang out on the screened-in porch; we ate breakfast there, spent our afternoons napping there, and evenings playing cards there. If you prefer to stay inside, every door opens up to the porch to bring the outdoors to you. Literal perfection. We will never book anywhere else on St John! Thank you, James!

Wonderful Holiday in Coral Bay!

My husband, son age 14, daughter age 11 and myself spent Christmas in the Estate Carolina property. It was a wonderful trip! James was very easy to reach but also gave us space and privacy. The house was just as pictured, nicely decorated, very clean and well stocked with kitchen and beach equipment. This property is just behind 2 restaurants/ bars and several shops in Coral Bay yet is hidden away behind a gate and lots of foliage. The plus side is that you can easily walk right to the bars and bay instead of driving down a very steep hill. The down side is that in the evenings, you can hear the noise of the establishments. That didn't bother us but if you want to be super isolated, it may bother you. I personally appreciated being closer to the shops, etc because the winding roads of St John can easily make simple trips fairly long. The pool and surrounding patio were beautiful and the wrap around screened porch was fantastic. We had the 2nd bedroom made up with 2 twin beds but it can also be a king. Thank you James for sharing your property!

Great as usual!

Yet again Jame’s property was nothing but a great stay! This was our 2nd time staying at one of his rentals and will definitely stay again whenever in St John! The property is clean, nicely decorated and well situated in Coral Bay.

Frequent visitor to Coral Bay

This home was a wonderful rental. I have stayed in many houses (6+) in Coral Bay over the years, and this one is my favorite to date. The house is beautiful and well-kept. The yard, too! It had everything that we needed for a comfortable vacation. The owner was very responsive and helpful. The location is an ideal one for a stay in Coral Bay, with an easy driveway. The pool was nice and refreshing. We did not need to run the downstairs AC, as the breezes and fans were enough. Having AC in the bedrooms to run at night was a perk, and we did use those. There were plenty of nice towels and beach chairs for the beach. The house is situated lower than others, but it’s a short walk just outside the house to watch the sunrise over the water. I highly recommend this house and the owner.

Perfect week

We loved this property and was exactly described. Very clean, kitchen had all we needed and more, AC was good in bedroom, and 0 issues with any noise from local business as was mentioned in few other reviews. Made the trip back and forth from coral to cruz everyday and no big deal. We'd stay again in a second when we travel back to St John. Thanks!

Relaxing Get Away

The home and location were perfect for relaxation. Coral Bay is a much quieter bay as compared to Cruz. It was very nice to be able to return from being out all day exploring the island to a quiet home with a private pool. We also liked the restaurants and grocery being within walking distance. We definitely would stay here again!

Great house, fun location

We absolutely loved staying here. The house is amazing and the pool is such a bonus after a day of exploring all St. John had to offer. We enjoyed being able to walk down to a couple restaurants located right near us after a couple cocktails on the enclosed porch. James was prompt to respond with any questions and without a doubt we would stay here again. Thank you so much James!

Beautiful house in not so great location

The house was lovely! Unfortunately, it was directly behind a number of local restaurants and bars so was pretty noisy in the evenings. We liked Coral Bay and the general location of the house but we didn't like the nighttime atmosphere because of how closely situated the house was to the bars.

25th Anniversary Trip

We stayed here with another couple for our 25th Anniversary. What a beautiful, comfortable place! It was very clean and homey. We loved that we had very private sleeping quarters! It was hot so we had the air conditioning going at night. This was a life saver! One night I heard the chickens, but the other nights I did not. I think the air conditioner drowned them out. Very nice location to a few bars and grocery store. We loved the inclusion of a washer/dryer, beach towels, coolers and beach chairs. James answered my questions in a timely manner. Yes, we would stay here again!

Another wonderful property

This is the third time renting with The Phillips Group. They do a fantastic job of providing amenities you did not realize you needed. The house itself was beautifully decorated, very open, and with the doors open, catches the ever present breeze throughout the home so much so, that you do not need to run the air conditioner. The pool is a very nice touch. I enjoyed my morning coffee on the deck while watching the birds feeding on the flowers. I also enjoyed the pool at the end of the day with a few cocktails. I really enjoyed the seclusion of the property courtesy of the landscaping. Working with James to reserve this house was very easy, do to some constraints on our part. Basically, not knowing how many people and when could we pay. But, that turned out to not be a problem. He was very responsive via text when necessary, i.e, when arriving in St. Thomas and inquiring about access to the property and letting him know that we were leaving and where we left the keys. I hope to rent from then again.

Great House in a Convenient Location

We were very happy with this house. The breezes coming through the house are wonderful, so along with the many ceiling fans, we did not need the air conditioner on the main level. The breezes come into the master bedroom upstairs but at night we used the air conditioning primarily to avoid hearing the roosters at all hours. The kitchen has absolutely everything you could need, including Tupperware, which is not very common. The appliances are all top notch and the linens are soft and plentiful. We loved the pool at the end of the day and just wished there was more than one floatie noodle so we didn’t have to share. There were three coolers, four beach chairs, a safe, yoga mat and lots of beach towels. We were not bothered at all by the proximity or noise of the restaurants in the area. It was very convenient having the restaurants right there for happy hour & dinner options at the end of a long snorkeling day. James was very responsive, accommodating and wonderful to work with. We met his father while on island and enjoyed talking to him. Thank you for sharing your wonderful house!

Excellent Property

Excellent and very clean house. Large living area with a fantastic wraparound screened porch. Just open all of the French doors to the porch and let the breeze in. No need to use the air conditioners. The house has a well equipped kitchen and top quality beach furniture and coolers. The master bedroom was comfortable and we slept well. James Philips was very helpful and provided detailed and accurate recommendations . We spent our 12 days on St. John exploring the beaches, snorkeling and hiking. At the end of each day it was a pleasure to return to this house and kickback and relax. We will be returning!

Beautiful house

We really loved this house. It had everything we needed. Beach towels and chairs were such a plus. Plenty of space for a large family or several couples to be comfortable. The only reason we didn’t give it five star is the location of the home is not ideal. There are no scenic views and it is located behind a restaurant and there can be a lot of noise, especially at night. But we would definitely stay again and recommend it to others.
