Villa Aqualis is a striking cliffside residence set high above a secluded natural bay in the Choulakia area of Mykonos, offering uninterrupted panoramic views across the Aegean Sea, exceptional privacy, and convenient access to Mykonos Town, the Old and New Ports, and the island’s most iconic beaches. Completed in 2021, the villa is a contemporary architectural masterpiece that blends refined modern design with the raw beauty of its surroundings, creating a setting that feels both luxurious and deeply connected to the landscape.



Spanning approximately 850 square metres of interior living space within 4,000 square metres of landscaped outdoor grounds, the villa is designed for expansive, light-filled living. Open-plan interiors are framed by floor-to-ceiling windows that draw the sea into every space, while multiple indoor and outdoor lounge areas invite guests to relax throughout the day. A distinctive cave-style lounge provides a dramatic and atmospheric retreat, particularly memorable at sunset.



Nine elegant en-suite bedrooms all enjoy sea views, ensuring a high level of comfort and privacy for every guest. Wellness and leisure are central to the experience, with a fully equipped gym, a dedicated yoga deck, and a spa area featuring a sauna and steam room. Entertainment continues with a private media room, while outdoor living is elevated by a heated infinity pool, a plunge pool, two sea-view outdoor jacuzzis, and a fire pit area ideal for intimate evening gatherings. Culinary spaces include a professional-grade kitchen, an indoor bar, and an outdoor barbecue area, ideal for private dining and catered experiences.



Rates are accommodation-only and include daily housekeeping for approximately three to four hours, along with linen and towel changes as per the housekeeping schedule, pool and garden maintenance, water, electricity, and Wi-Fi. Beach and pool towels are provided, though villa linens must not be removed from the property. Breakfast, lunch or dinner with a private chef, transportation, concierge arrangements, grocery provisioning, childcare, massage treatments, chauffeur services, waiter service, laundry, dry cleaning, and any other bespoke services are available upon request and at an additional charge. Pets may be allowed strictly upon prior approval and in accordance with the pet addendum; guests are asked to contact us in advance for further details.



Please note that the management reserves the right to amend rates in the event of a Value Added Tax adjustment or changes to local taxes regulated by the Greek Government. In addition, a Government Climate Resilient Tax of €15 per day is required by Greek law, is excluded from the rental rates, and is payable directly upon check-in.



A refundable security deposit is required upon arrival, payable by cash or credit card. The amount varies by property and starts from €1,000, as specified in the rental contract. The deposit is refunded upon check-out provided no deductions are required for damages, excessive cleaning, or any costs incurred due to the guest’s stay. The villa is to be returned in a tidy condition, and excessive mess may result in an additional cleaning charge deducted from the deposit.



For non-refundable rates, full prepayment is required at the time of booking and the reservation is 100% non-refundable under any circumstances. For standard rates, a 40% down payment is required upon confirmation, with the remaining 60% balance due 30 days prior to arrival. In the event of cancellation up to 31 days before arrival, the down payment is retained as cancellation fees. Cancellations made 30 days or less prior to arrival are charged at 100% of the total reservation value. All cancellations must be submitted in writing. Guests are strongly encouraged to purchase comprehensive travel insurance.



Villa Aqualis is intended strictly for residential use by the registered guests only. Parties and events are not permitted, quiet hours must be respected, and smoking is allowed outdoors only. The property management and supporting staff may access the villa at pre-agreed times for housekeeping, maintenance, or inspections with reasonable notice. By confirming a booking, guests agree to abide by the full Rental Rules and Appendices, which form an integral part of the rental agreement.
