A house for carefree gatherings of family and friends.
Surveying the village and marina of Finikas and the azure waters of the Aegean Sea, Laeticia offers space galore, extensive terraces in which to while away the hours, a super infinity pool, and accommodation that has been designed to be easy on the eye, practical and adaptable. And with tavernas and bars within easy walking distance, it definitely has something for everyone.
Inside: accommodation at Laeticia is laid out over a main house, a guesthouse and four externally accessed guest bedrooms, one of which is a suite.
The main house
Impressive, venerable wooden doors open in to a voluminous, bright and well-defined open-concept space with lofty, whitewashed wood-beamed ceilings, sandy tiled floors and pale peach-coloured walls.
Much of this space is given over to a large living area furnished with a generous collection of sofas and armchairs, some of which are gathered around a decorative fireplace. French doors open outside onto a wonderful sweep of terrace, which runs along the front of and between the main house and the guesthouse.
Via a wide arch, the living area flows into the luminous, sea-view dining area, which is served by a long, well-equipped kitchen with range cooker, a pantry, and doors opening out onto the shady central part of the terrace and the pool area.
Immediately to the left of the main houseâs front door is a guest WC and then the principal bedroom, a generously sized double with sea views, an en-suite shower room, and a private terrace looking out over the bay, marina and village of Finikas.
The guesthouse
The guesthouse is situated a few metres across the terrace from the main house. Its stable door opens into an open-plan space with a kitchen corner and, through another wide arch, a living area furnished with a chaise-longue and a scattering of chairs. A pair of French doors open out onto the terrace and welcome in the views out to sea.
A corridor runs from the living space to the sleeping quarters, which comprise:
âą a pastel blue childrenâs bedroom with a living area, stairs leading up to a mezzanine level hosting a pair of mattresses, sea views and French doors opening out onto the terrace. Its shower room is on the opposite side of the corridor.

The independent guest bedrooms
Flights of steps descend from either end of the main terrace down to the garden level.
On one side is a generously proportioned suite with high ceilings, a four-posted bed, a sitting area, a kitchenette and an en-suite shower room.
On the other, accessed from a zigzagging terrace, is:
âą a double bedroom with an open shower room behind a semi-partition wall, a separate en-suite WC and a shady area of terrace with a cushioned, built-in sitting area
âą a double-twin bedroom with a sofa and an en-suite shower room
âą a double-twin bedroom with a feature stone wall, an en-suite shower room
Outside: there's plenty of al fresco space at Laeticia for everyone to come together or find a quiet spot in which to read, snooze or simply gaze at the views.
A wide expanse of sea-view terrace runs in front of and between the main house and the guesthouse, and it is here where most al fresco activities take place. There are a variety of well-furnished sitting areas dotted around and a large section of shade hosts a sociable dining area served by the kitchen in the main house and a built-in wood-burning barbecue-oven. Secluded by a wall of local stone, this is a wonderfully private spot for lazy lunches and long dinners.
A couple of steps down from this terrace is a sweep of decking, which wraps around the fabulous infinity pool on two sides. Built-in, well-cushioned seating and a mix of mattresses, bean bags and sunloungers offer plenty of comfort for all. The views from the pool itself are a joy to behold, whether you're swimming lengths of simply cooling off.
Steps lead down from either end of the main terrace to the gardens and the guest bedrooms. Two of these (one on either side) have their own al fresco sitting areas, while the other three share an area of terrace, furnished with easy chairs.
A path through the extensive gardens, which are laid to lawn and planted with a wide variety of mature Mediterranean flora, link the guest bedrooms on either side.
When the ferry connections timetable is not yet published for your travel dates, we recommend choosing a flight arriving in Athens or Mykonos by midday or, alternatively, adding a night in Athens or Mykonos the day before and/or after your time in Syros.
Laeticia features a fantastic infinity pool, offering swimmers stunning views while in the pool. There is a drop off the infinity side so we recommend children are supervised at all times. Please refer to our general safety page if you would like more information about infinity pools.
This property is surrounded by countryside, some of which is unfenced and may include drops or steep slopes. We therefore recommend that younger children are supervised by an adult when exploring the grounds.
Some areas of this property may be overlooked.
Leaticia sits on the southwest coast of Syros just a 10-to-15-minute walk from the little marina and village of Finikas, which has a good selection of cafés, bars, tavernas and a couple of minimarkets. Also within walking distance - about 10 minutes - is the beach of Kokkina. Please note that the route back is quite steep so maybe not ideal for those with reduced mobility.
Beautiful Cycladic Syros was once an important commercial hub, a stepping stone between Asia Minor and the western Mediterranean. Its capital, the busy port of Hermoupolis, was founded in the 1820s during the Greek War of Independence and named after Hermes, the Greek god of commerce.
Hermoupolis prospered as its stature as a vibrant entrepot for trade and shipping grew. Merchants and entrepreneurs transformed the town into a highly desirable place to live and do business. Well-off traders and the upper classes built graceful homes and impressive neo-classical civic buildings, many of which survive today, such as the town hall on the main square and the Apollo Municipal Theatre, a mini replica of La Scala di Milano. Crowding around the harbour, houses rise up two hills, each one topped with an impressive church - one catholic, Agios Giorgios, and one Greek Orthodox, the Resurrection of Christ. It's a very pleasant, historic town with an important industrial heritage, plenty of things to see and do, and a good selection of cafés, bars, restaurants and shops.
Today, Syros is considered the capital of the Cyclades and it's a popular destination for families and those looking for a laid-back vibe without mass tourism. There are numerous lovely beaches scattered around the coast, particularly in the south close to Fidelya. Apart from Megas Gialos and Varis (mentioned at the beginning), these include Komito, Posidonia and Agathopes in the southwest, Galissa on the west coast, and Azolimnos and Fokiotripes in the southeast. All are within a 15-minute drive.
