About this space

This newly built, 180 sqm villa is set on a private hilltop in northern Crete, surrounded by 4,000 sqm of olive groves. Designed to comfortably host up to 11 guests, it features five en-suite bedrooms and unobstructed views of the sea and the White Mountains. With a 60 sqm infinity pool, a multi-sports court, and outdoor dining facilities, it provides a seamless blend of activity and absolute privacy, located just 1 km from the golden sands of Episkopi Beach.



The Space



Ground Floor

2 Twin Bedrooms: Beds can be joined into doubles. Both feature en-suite bathrooms, A/C, smart TVs, and olive grove views. One offers direct garden access.



Living Area: Open-plan layout with two sofas, smart TV, PS4, and direct access to the pool terrace.



Kitchen & Dining: Fully equipped with high-end appliances and a 10-seater indoor dining table. Opens directly to the outdoor BBQ area.



Additional: Guest WC integrated under the staircase.



First Floor



Master Bedroom: King-size bed, en-suite bathroom, and a private balcony with panoramic sea views.



Family Room: One double and one single bed (ideal for a couple with a child), en-suite bathroom, and a sea-view balcony.



Twin Bedroom: Two single beds, en-suite bathroom, and sea views.

(All bedrooms feature high-quality mattresses, premium linen, A/C, and blackout shutters).



Outdoor Area



Swimming Pool: 60 sqm infinity pool featuring a separate kids' section (1x1m, 0.50m depth) and an unheated hot tub corner.



Dining & BBQ: Shaded pergola with a gas BBQ, prep counter, and a 10-person al fresco dining table.



Sports & Play: Private multi-sports court (basketball and pickleball with professional markings), ping pong table, and a children’s playground visible from the main terrace.



Lounge: Premium loungers, umbrellas, and a sea-facing gazebo.



Guest Access

Guests have exclusive access to the entire 180 sqm house and the 4,000 sqm private grounds. No areas or facilities are shared.



Other things to note

Episkopi village is a short drive away, offering mini-markets, bakeries, and tavernas (many offering direct delivery to the villa). The highway is easily accessible, bringing Rethymno town within a 20-minute drive.
